Welcome to the Home where you can have relaxation and an adventure. Have fun with the whole family at this stylish place. Beautiful and well-appointed for adults with lots of action for kids.
This professionally decorated home has a main floor with 4 bedrooms and 2 baths, a large open living, dining, and kitchen area and full laundry. The basement also has 4 bedrooms and 2 baths with a big comfortable couch, 85” tv. One of the downstairs bedroom is a bunk room with 5 bunks for children (only) plus a toy area for the younger kids. The windows have blackout shades for a good night's sleep. All other rooms have king or queen mattresses (please review bed count to ensure comfort for all, 4-king, 4 queen and bunks for children). A two-car garage with epoxy coated floors is yours to either park in or use with tables and chairs for a place to hang out. Included features are an extra fridge, ice machine, and several folding tables and chairs. An extremely well-appointed kitchen will make you feel at home and extras like a gas grill/smoker, highchairs, and kid's dishes make it over the top. Then there's the saltwater hot tub to soak every care away! But the BEST PART of the house is an unbelievable 3400 sf "fun factory" with games, basketball, pickleball, ping pong, racetrack, forts, and nerf arsenal. Too many games to list; your kids will beg to stay!
This is a quiet, upscale neighborhood with amazing views of the valley. Trails are steps away and wildlife lurking nearby. The night sky views are incredible, and sunrise/sunsets are picturesque.
Skiing at Cherry Peak is 20 minutes away
Beaver Mountain Ski Resort is 45 minutes
Hyrum Reservoir 25 minutes
USU Campus 7 minutes
Bear Lake 60 minutes

You have access to the entire main home, including 2 car garage, and the main floor of the fun factory building. Outdoor spaces are also available with respect for the neighbors and quiet hours starting at 10pm. Everything is accessible by door codes so you won't have to keep track of keys.

Managers live on site, in back, on the second level of the Fun Factory and have access to a single garage bay of the house, all completely separate from the guest garage.

No street parking allowed, but there is plenty of off-street spaces (no commercial or recreational vehicles without prior permission.)

Some monitoring of the property: driveway and doorbell cameras, plus sound device to ensure noise levels stay at local regulations.

We ask for the purchase of accidental damage coverage for just $35 (protecting up to $500 of damage) via a third-party provider SuperHog. This in lieu of $119 damage protection that VRBO would normally require. They will automatically contact you via email and text, to complete identification verification and payment.

Welcome to a place of fun and great memories! This is important information, and we ask you to review before booking. Our goal is always to ensure a safe and enjoyable stay for guests. Most appreciate the extra care we take to protect everyone while having fun. Our priorities are comfort and safety, and these rules help ensure this. Also, our home is in a quiet neighborhood, so we must follow specific guidelines.

Quiet Hours: Strict 10 PM quiet time for outdoor areas, the Fun Factory, and the Hot Tub (per operating license regulations).

No Events or Parties: This is not a licensed event center— so no parties or receptions are allowed. Guest count must match reservation. If you expect visitors, please inform us and ensure they follow house rules, including parking.

Sleeping Arrangements: Review bed count and sizes carefully—some are child-only. Number of guests must not exceed limits. Bunk Beds: Top bunks are for children 6+ only—no adults. Beds are not for play—inspect before use. Using any item implies acceptance of its condition.

On-Site Management: Managers live in a separate unit above the Fun Factory and have access to one garage bay.

Outdoor Activities: Sledding is encouraged if there is enough snow! However, slip-and-slides or activities that could damage the lawn/sprinklers require approval. Be mindful of slippery ice in winter.

Hot Tub:
Regularly set to 104°F. Let us know if you want it cooler. Use at your own risk.

Fun Factory Rules:
Open daily from 8 AM–10 PM.
Supervision required for all minors.
Shoes required at all times.
No sleeping, food, or rough play.
Do not touch electrical panels, garage doors, or piping. Stays mild year-round with heaters in winter and fans in summer.

Booking guest is responsible for ensuring all members of the group are aware of and follow all rules.

Well behaved pets only allowed with prior approval, maximum of 2 dogs, for an additional $50 per pet, per night.

Pet Rules:
• All pets require prior approval.
• Pet fee is an additional charge of $50 per pet, per night.
• Guests assume full responsibility for any damage caused by pets, including cleaning, repairs and/or replacement costs due to chewing, accidents, or other issues.
• Pets must be well-behaved.
• No excessive barking or disruptive behavior.
• Maximum of two dogs per reservation.
• Dogs must be crated at night and when left alone in the home.
• No pets on furniture or beds—bring your own pet bedding or crate. Damage caused by pets will result in an immediately $250 additional charge.
• Dogs must be leashed when outside and are not allowed to roam unattended, including in the backyard.
• Waste must be cleaned up immediately and disposed of properly.
