LIVING ROOM
The living room features two large comfortable couches accompanied with two oversized plush chairs. This truly is the perfect place to finish your day off with a movie night, game night or a book! Open the French doors to completely immerse yourself in the sounds of the desert all within the comforts of the indoors.
Primary Bedroom: King Bed
The sunny primary room has mountain views and a separate alcove that allows for a spacious work area with a full-sized desk. The opulent en-suite bathroom is designed with natural stone accents and features dual sinks, a separate water closet, and a combination shower/soaking bath with jets. There is a his/her walk-in closet as well as a 40-inch LCD HD TV.
Guest Bedroom 2 (Mountain View): California King Bed
Positioned between Bedroom 3 and the Primary, this room opens onto its own private patio with a table and two chairs facing the mountains. The room is equipped with a 40-inch LCD HD TV. The designated bathroom for this room is merely steps down the hallway and features a sink positioned on natural stone accents with a combination walk in bathtub/shower.
Guest Bedroom 3 (Pool View): Queen Bed
With views of the pool, this room is appareled with an antique four-post bed, black out curtains and a large desk with chair. The en-suite bathroom features a natural stone combination open shower. The room is also equipped with a 40-inch LCD HD TV situated inside the Armoire.
Casita Bedroom: King Bed
Exit the house to this private casita only accessible from the outside. The en-suite offers a walk-in shower and single sink. There is also a large his/her walk-in closet. Mounted on the wall is a 55-inch LCD HD TV and a DVD player. In the morning nothing is more peaceful than opening the French doors to enjoy the tranquil water feature in its own private courtyard!
5th Bathroom also known as the Pool Bath
The pool bath is situated down the stairs from the pool next to the Casita. It offers a single sink, toilet and a walk-in shower. Convenient for you and your guests to access while spending the day at the pool.
HISTORY:
Palm Springs Italian Chef, Carlo Paoli, once owned the property and dubbed it Villa Toscana, after his inspiration from Villa San Michele in Capri. The luscious grape arbor was hand built by him with accompanying concrete pillars, and numerous grape vines cascading from the wooden trellis. In 2015, well-known local hotelier, Frank Tysen purchased the property and renovated the interior of the home by upgrading all the bathrooms, kitchen, adding new windows and new doors.
THINGS TO NOTE:
1. Palm Springs City ID # 067634
2. You must be at least 30 years of age to rent this property!
3. Your reservation will NOT be accepted or confirmed without providing a valid government issued photo ID and a signed rental agreement within 24 hours of this reservation request to 213 Villa Toscana LLC, Owners of this property. The guest that is making the reservation MUST also be the same person that checks-in. NO EXCEPTIONS
4. OCCUPANCY ‐ Please abide by the occupancy limits. Day Time Occupancy is between 10:00am and 10:00pm. Strictly NO parties, Filming or Events permitted.
5. MUSIC ‐ All music is prohibited outside at a Vacation Rental property at all times of the day. No music is to be played outdoors or indoors if it is audible at the neighboring property line. Playing music on iPad, iPhone, Bluetooth speaker, TV, radio, etc. that can be heard outside, puts you in violation.
6. POOL ‐ Being in the pool is fun. Please keep voices and pool activities to a reasonable level as to not impact neighbors when occupying the Vacation Rental.
7. CONDUCT ‐ Creating any unlawful disturbance, engaging in disorderly conduct at the Vacation Rental property is prohibited.
8. NIGHT TIME ‐ At your discretion please consider moving indoors after 10pm to help preserve the quiet neighborhoods. If you choose to be outside, please be considerate of the neighbors and use indoor voices and do not exceed the established allowed levels. Our neighborhoods are very quiet at night. The City may issue a citation if the noise level is recorded above allowed levels.
9. PARKING ‐ Please utilize the driveway when parking your vehicle(s) before using street parking. There is a limitation on parking. Only one (1) vehicle per bedroom is allowed at any given time.
10. TRASH ‐ Please place all trash into the trash bins. Trash containers should not be left at the curb and may not be visible from the street view. Walk‐up service is provided by the trash company. The trash company will come on the property and place the trash bins at the curb, the same will occur when trash is picked up. The bins will be placed back on the property. Trash pick-up is scheduled for Thursday mornings.
11. POOL HEATING - If you wish to have the pool heated during your stay, we require at least a 72 hour notice, to ensure the temperature is reached prior to your arrival. Please see price breakdown based on temperature:
April - October
86 degrees - $75/day
90 degrees - $100/day
November - March
86 degrees - $120/day
90 degrees - $140/day
If you wish to heat ONLY the spa, the cost is $50/day. This can be turned on/off, using the pool remote. It can take up to 30 minutes to reach 100+ degrees (Depending on both the ambient air temperature as well as the water temperature).
RULES AND THINGS TO NOTE:
**Palm Springs has strict noise, occupancy, and parking rules, including that NO MUSIC IS ALLOWED OUTSIDE AT ANY TIME. Violation of these rules will result in a $1,000 fine and immediate eviction from the house with no refund.
**On rentals of 28-nights or more, the renter is responsible for the entire gas and electric bill from check-in to check-out based on meter reads. A $2,500 utility deposit will be collected after booking and will be applied to these bills. Any remaining balance will be refunded to you.
**The City of Palm Springs requires each guest to acknowledge and sign the Rules and Regulations agreement. Failure to sign the Rules and Regulations agreement with result in immediate forfeiture of your stay.
