Regarding the hot tub and pool: as clearly outlined in the listing and house rules prior to booking, pool and spa heating are optional add-on services due to the significant energy and maintenance costs involved, especially for a home of this size. Many guests choose to add this feature, while others prefer not to, which is why it is offered separately rather than included as a standard amenity. Regarding the temperature: as clearly stated in our house rules, the thermostat is capped at 70°F to protect the HVAC system in a large, high-occupancy home. With a group of 25 guests, interior temperatures can rise quickly if doors—especially patio and exterior doors—are opened or left ajar. Unfortunately, during this stay the house rules requiring all doors to remain closed were not consistently followed, which significantly impacts cooling performance. The system was functioning properly throughout your stay. Box fans are also provided as an additional comfort option, which many large groups find helpful. As for communication, we strive to respond as quickly as possible and apologize if any response felt slower than expected. We do our best to balance prompt support with managing a very active property. We appreciate your stay and wish you the best in your future travels.

To clarify, towels are provided based on the documented sleeping spaces listed for the home, not on unregistered or additional guests. This property is stocked with an appropriate number of towel sets to match the number of beds and sleeping arrangements shown in the listing. When additional guests are brought beyond the stated reservation details, we may not be aware and therefore cannot automatically stock beyond the listed capacity. The home is newly built (approximately 5 years old) and features two independent HVAC systems, both operating properly. During the past summer, the region experienced an extended extreme heat wave with temperatures reaching up to 110°F, which placed unusual strain on all residential cooling systems. In large, multi-level homes with high occupancy, frequent opening of exterior and patio doors can significantly impact cooling performance, especially on upper floors. Two washer and dryer sets are provided, and many large groups choose to refresh towels mid-stay as needed.
