We LIVE here in this home and leave when guests stay. We like to know who is staying in our home, in our kids space.

Don't worry, we leave the premises, but will be close by (less than 1 hour typically) if you need anything.

Lovely Country Cozy Family Home (1500 Sq ft/without garage) 3 Bdrms/ 2 Bath. Large, Open Floor Plan. We have a deck with seating for 16. 1/2 acre, tons of trees. Beautiful San Marcos River within walking distance. Guests say that our home is like staying with fun friends or family and felt cozy and relaxed.

Check-In Details sent the morning of check-in. Please feel free to ask any questions before hand. Yes, we have 3 grills. Yes, you can use all of them if you are careful. Yes, you can use the entire backyard. Yes, we allow small parties (if approved beforehand). No, we do not provide tubes (too many were popped or lost)

Float, Kayak, Canoe, Paddle board, Fish! River access is through Texas State Tubes (back of neighborhood and a 5 minute walk) and Don's Fish Camp (1 street over, 15 minute walk). You can walk to Texas State Tubes where you can take the bus to the start of the float and then walk home when you are finished with your float!!! Very convenient, no drinking and driving involved!!

Racetrack, Weddings, Concerts, Small Town, Graduation, Small Parties of 20 or less (must be given permission before hand)

Please keep in mind that this is our FAMILY home.

6-8 guests TOTAL. Come RELAX and ENJOY! Pets are $25 fee per pet, up to 2 medium dogs total. Please message us first if bringing pets. Fenced in yard.
The space
Lovely 3 bedroom 2 bath home. Hardwood floors, granite, comfy furniture, amazing backyard with grills and River access through Texas State Tubes. We provide coffee, a full working kitchen and wifi, as well as linens. There are 3 beds to fit 6 people and a blow up bed to fit 2 extra people or 2 kids if previously agreed upon. WE CHARGE $25/PER PERSON/NIGHT FOR OVER 6 PEOPLE. 8 MAX (2 KIDS UNDER 12). Please note that there is a $25 convenience fee + the cost of shipping to ship items left behind. If it is left during peak shipping season (Christmas) there will be a $50 convenience fee + shipping. Please remember to triple check you haven't left anything behind.

Guest access:
Entire house including garage. We will NOT be here when you are here. Please keep in mind that we DO live here and we rent this out to supplement my income while I'm in school at TXSTU getting my masters. We have children as well that need a place to live after renting out. We have wonderful neighbors who help keep watch of our home and we are either staying in the neighborhood or within 1 hour of it and check on it often. Our neighbors have cameras that show the outside property, fyi.

Other things to note:

We no longer have a cowboy pool but are working on getting a sauna, hot tub, above ground pool before the summer of 2025. Please ask.

We have small dogs that we take with us when people rent out our home and we clean very thoroughly, however, it is possible that there will be some dog hair in case you are highly allergic.

We have a clothes steamer in the laundry room. We DO NOT have an iron.

We prefer families and older, responsible adults are welcome..
