Hurricane Season Advisory for Rockport, Texas (June 1 – November 30)
Enjoy our inviting Rockport, Texas, property, perfectly located on the Gulf Coast! Be aware that the Atlantic hurricane season (June 1 to November 30) brings the risk of hurricanes or tropical storms to Rockport, potentially leading to storm surges, flooding, mandatory evacuations, or power outages. To ensure a worry-free vacation, we strongly recommend purchasing trip cancellation insurance from a reputable provider (e.g., Generali Global Assistance or Travelex) at AT TIME OF BOOKING AND BEFORE a storm is named. This insurance can reimburse non-refundable costs for cancellations or interruptions not covered by our Relaxed cancellation policy, which offers full refunds for cancellations made at least 7 days before check-in and partial refunds (50%) for cancellations within 7 days.

Cancellations due to hurricanes or tropical storms follow this policy unless a qualifying event—like a mandatory evacuation or significant property damage—activates Vrbo’s Extenuating Circumstances Policy, which may provide refunds. We advise following Aransas County Office of Emergency Management (www.aransascounty.org/emergency) for updates. We want our guests to relax and have a good time but please note this is a quiet community. We have full time owners next door and respect for their privacy and our community is very important to us.

HOUSE RULES:
**Minimum age to rent of 25 (adults cannot rent property on behalf of underage guests, no exception).
**Maximum number of guests is 6, no exception. Who will be required to send us the names of every guest in your party.
**No parties or gatherings more than the people in your own group/approved guests.
**Use of pool is only for approved guests of 1701 Bayhouse. No other outside guests are permitted.
**No animals
**No smoking
**Noise monitor in place only to detect elevated sound.
**If you plan to use the boat slip for your boat/jet skis, additional information will be required before a confirmed booking.

When you click "Check Availability" or "Request to Book", you agree to the house rules. If you do not agree to the house rules within 24 hours, VRBO will cancel your booking request. Any violation of the house rules will result in cancellation without refund.

This is a 3 bedroom/2.5 bath (Primary bedroom has full ensuite bathroom with shower/tub. Upstairs, each bedroom has a private toilet and sink with a shared "Jack & Jill" shower/tub. Locked doors providing privacy.

Bedroom 1: The primary bedroom is conveniently located downstairs along with living/dining/kitchen/patio. The bedroom has a king bed, closet with luggage rack, chest of drawers and a large screen TV.

Bedroom 2: The secondary bedroom (upstairs) has a waterfront view, a king bed, and a 6' sliding glass door overlooking the canal and balcony. The room also has a closet and TV.

Bedroom 3: 2 twin beds, large closet and chest of drawers. Dedicated work space.

Kitchen and living room overlook the water and patio. The kitchen has an oversized Soapstone island large enough to seat six people (2 extra bar stools located in primary bedroom closet). We provide everything you would need to cook up a gourmet meal.
Provided: Keurig coffee pods (No decaf), sweetener, trash bags, dish soap, dishwasher soap pods, sponge and paper towels.

Laundry closet - located at the top of the stairs and we provide a starter supply of detergent for your use. Iron and ironing board located in the downstairs master bedroom closet.

Bathrooms - feature Soapstone counters and wood flooring. Bath towels, hand towels and washcloths (DO NOT REMOVE WHITE BATH TOWELS FROM THE CONDO) are provided along with shampoo, conditioner, shower gel & toilet paper. Hair dryers are available.

Cable/Wifi is provided however being on the coast, we do experience outages from time to time.

Stand up paddle boards (use of Stand up paddle boards is at your own risk.), beach towels (you may take to the beach and pool) beach chairs and umbrella provided.

The Bayhouse condominium complex is equipped with 3 pools (one right next door), tennis/pickelball courts (we do not provide rackets/balls, please bring your own) and a private 26' boat slip and trailer parking.
