Special rates for January and February.We have all the amenities for the entire family. Ideal for vacation, family reunions and large families. We are central in Ruidoso on the road to the Inn of the Mountain Gods.

Close to shopping. One of the few properties in Ruidoso that has easy year round access.

Separate quarters perfect as a master suite, with its own kitchenette, living area, and full bath. Also opens up to the serene river setting in the back yard. The gazebo sets next to the river and accommodates seating for everyone. A sitting area creek side for a quiet evening with a glass of wine.

Bring the whole family or just enjoy it as your own private retreat.

Everything worked out great for our family. This is a great venue for families. Lots of comfortable space. A room for the kids to play and a really nice out door space. Ruidoso is 90% uneffected by the floods so go and enjoy.

This was a great house. It was clean and well appointed with a great location. My family enjoyed plenty of private sleeping spaces along with great common areas. The house backs up to the creek which was beautiful and fun to fish in and the amusement park is literally next door so my kids could walk back and forth. It was the best of both worlds for a fun family vacation. The host was great and we will definitely be back.

Family Fun

We love staying at this property. It is perfect for family reunions. There is space for game night, a picnic table outdoors that accommodates the entire family, and is in walking distance of the go-cart, mini-golf and arcade next door. We will be back!

Third visit

This was our third stay at this property. There’s plenty of room for the whole family to spread out and relax. The kids love the playroom, and the backyard is perfect for unwinding and spending quality time together.

Thanksgiving getaway

We had an amazing time with family! The house was well equipped and large enough for our group. The game room was a huge hit and so was the firepit/outdoor area.

Great Family Getaway

Great place. Lots of rooms. We planned this trip to stay over the anniversay of my son-in-law's passing just as a get-together. It was a wonderful retreat.

Perfect Spot for a Long Weekend

The house was very clean and comfortable, and the kitchen is very well equipped for cooking. There are many entertainment options at the house (games, movies, TVs, fire pit) and it is located close to town and the casino. We would definitely stay again.

Home away from home

This was our second time staying here, we love it! Nice just to relax with the family. The river is amazing. We love the decor and the house is centrally located. Everything we needed was 5-8 minutes away. We will be back again 😁

After not able to check in 30 minutes early because owner stated large place takes time to clean, which it is but trash in trash can , coffee filter full of coffee grounds, the back patio could have been at least blowed out full of dirt and tables all full of dirt, and the back could use some lights around patio would be nice ,!!!!

Unique, good mountain home

It’s a very unique house that worked great for my family of 6 and a family of 4. The kids loved the creek and the game room. The parents loved how close everything was to the house and how big the house was. It’s a great mountain escape house and the owner was very responsive and helpful with our couple of questions.

River House

Very beautiful home, very clean, spacious, great for a family getaway. Close to stores in case you forget something. We loved the creek in the back yard and roasting marshmallows near the creek. Great house. Host was very attentive when we had a question. I would rent this one again.

French Country Home by The River

My family and I spent three glorious days in Ruidoso in a French country home by the river. The house is centrally located which made it easy to get around Ruidoso. We enjoyed waking up and walking to the backyard to relax by the flowing river in a peaceful setting. Even though the house is located on a busier street, it is still very quiet. The check-in and check-out system is easy and convenient using the code given to us in the welcome letter when we arrived in Ruidoso. Our only complaints are that the room upstairs, game room, and throughout the house there is a muggy and distinct smell. I turned on two wallflowers from Bath & Body Works to alleviate the odor and made the house smell clean and less muggy. The furniture in the family room also needs to be cleaned. There are several stains on the big couch. Thank you for listening and allowing us to provide this feedback.

North meets Southwest

I flew from Alaska to meet up with family in Ruidoso. We chose this property for the open spaces (living room, dining, game room) to reconnect. In this regard, it was a great fit. Additionally, we liked the peaceful backyard with the incredible babbling brook! There were a couple of issues upon arrival regarding housekeeping and another before leaving, but management was courteous and timely in response. The most important point for me was quality time with family. Overall, we had a good visit!

Lovely, quirky, spacious rental

My family and I stayed here for a week while visiting family. The house is spacious, with two kitchen areas and three living/game areas. My kids had a blast in the gameroom - the ping pong and foosball tables were both a big hit. We walked to Funtrackers for bumper boats, go-karts, etc. and the kids loved spending time by the river in the back yard. Be aware that there are two bedrooms upstairs, which wasn't a problem for us, but could be for some. The house is well-appointed, but David is super responsive if needs arise. We would absolutely rent this unit again.

Pleasantly Surprised

Great choice for larger groups. As the saying goes, Don’t judge a book by it’s cover... Inside is decorated perfectly! Joanna Gaines has to have been here!!! Ample room for All, Very convenient location and charming. Creek behind the house is fun. Game room was great! An abundance of TVs. Kitchen was well stocked. Fire pit was great for Grandkids and S’mores! If planning outdoor activities check the hours of Go Cart track which is directly behind the property. Can be Pretty noisey.

My name is Arlene Edwards. My parents built the house the year I was born in 1959. My father Alfred and mother Cidelia raised 8 children in this house, with 1 bathroom --just imagine.
I purchased the house after my mother died in 1985. She was 46 years old. I bought the house and finished raising my 5 younger brothers and 2 daughters in this same home. This house holds lots of wonderful memories and brought lots of joy to our family. We still celebrate our Christmas together in this home, with as many as 5 christmas trees, more food than can be eaten and sometimes as many as 100 people. No, we don't have a sit down dinner but we do play lots of musical chairs thoughout the night. If you get up you basically loose your seat. We totally enjoy our time together as we watch the younger children attack Santa when he comes in the door. So we continue to make special memories year after year. We hope that you, your families and your friends enjoy this house as much as we have through the years. We also hope that you find peace and relaxation and hurry back to spend time at Rio Del Oso our special home in beautiful Ruidoso NM.
