Slip into something slower. Mornings here belong to you - coffee in hand, bare feet on warm stone, the desert light already stretching long across the patio. By afternoon you`re drifting between the pool and the hot tub, and by night the fire pit draws everyone in close under a sky that feels impossibly wide.

Set within the gated Signature at PGA West community in La Quinta, this brand-new villa is built around easy indoor-outdoor living. Stackable doors open the living area directly onto a fully fenced private backyard, where a pool, private hot tub, fire pit, outdoor dining area, BBQ grill, and sun loungers are all waiting. A shared gym and community pool are also accessible nearby.

Sleeping arrangements
The home sleeps up to 8 guests across three bedrooms. The primary suite has a king bed, an en-suite bathroom with dual sinks and a walk-in shower, and direct access to the pool. Bedroom 2 offers a queen bed. Bedroom 3 is a detached casita with its own queen bed - a great option for guests who want a little extra privacy. An additional queen air mattress is available in the casita closet, and the living room provides generous additional seating.

Living spaces
The open-concept interior is designed for gathering. The dining table seats 8, with counter seating for 5 at the kitchen island. Smart TVs are available throughout the home, and there`s dedicated workspace and Wifi for anyone who needs to stay connected. The layout is single level with no stairs.

Kitchen & dining
The fully equipped kitchen features a large island, refrigerator, freezer, oven, microwave, dishwasher, drip coffee maker, hot water kettle, blender, cooking basics, dishes and silverware, wine glasses, baking sheet, and barbecue utensils. A dining table and outdoor dining area give you options for every meal.

Bathroom
The home has 3.5 bathrooms stocked with shampoo, conditioner, body soap, shower gel, and hair dryer. A bathtub is also available.

Outdoor living
The fully fenced private backyard is the heart of the home. Spend your days lounging by the pool, soaking in the private hot tub, or firing up the BBQ grill. As the sun sets, gather around the fire pit with the outdoor dining area close by. The private patio and sun loungers give you plenty of space to spread out.

Essentials & safety
The home includes a washer and free dryer in unit, air conditioning, central heating, ceiling fans, iron, clothing storage, extra pillows and blankets, and a crib and Pack `n play/travel crib available upon request. Safety features include exterior security cameras on property with a front door Ring camera, smoke alarm, carbon monoxide alarm, fire extinguisher, and first aid kit. Self check-in is via keypad, with free parking on premises and free street parking available.

Location
The Empire Polo Fields - home to Coachella and Stagecoach - are less than 4 miles away. The Indian Wells Tennis Garden, Old Town La Quinta, and multiple golf courses are all close by. Highway 111 is about 5 miles away for shopping and dining, and I-10 connects you to Palm Springs, casinos, and the wider Coachella Valley.

Check-in is after 4PM local time and check-out is at 11AM. Early check-in and late check-out may be available - there is no extra fee if we can accommodate your request. The home uses keyless entry; a unique door code is issued for each reservation. Cleaning is performed at end of stay; a mid-stay clean can be arranged for an additional fee. Hot tub heat is complimentary. Pool heating is $50 per day to reach 88°F and is only needed October - May; during summer months the pool naturally sits between 85 - 95°F. The home has HOA noise limit requirements - we recommend bringing your own Bluetooth speaker to enjoy. We do not recommend shipping packages directly to the home as we cannot be responsible for deliveries. Certain non-shedding hypoallergenic dogs are welcome for a nominal fee.
We highly recommend travel insurance for any unforeseen circumstances. Our cancellation policies are firm.

Please carefully review all PGA Signature Community Rules, all tickets will come out of the deposit.

PARKING- All vehicles must be parked in the garage/driveway (Can`t be hanging into the street or the HOA will ticket) additionally 2 vehicles are allowed on the street.

VEHICLE SIZE- SPRINTER VANS are not allowed in PGA Signature. No commercial size vehicles.

VEHICLE PASSES- All passes must be displayed on the windshield or patrol will ticket.

NOISE ORDINANCE:
Quiet enjoyment hours are from 10:00PM-7AM. Outside use is limited to quiet conversation only. No music or amplified devices from cell phones to Bluetooth devices are allowed. Citations will come out of the renters deposit, PGA West is a zero tolerance community, if security is called a fine will be imposed.

Loud noise isn`t permissible anytime of the day, per city (max 70 decibels from 7am-10pm) and is considered disrupting the peace of permanent residents, noise violations incur a $1000 fine (taken out of deposit) and possible eviction. Thank you for respecting our local residents!

PETS- If you plan on bringing your certified service animal or emotional support dog we would appreciate communication and documentation prior to check in to supply to the home owners:).

POOL/HOT TUB (RELEASE & WAIVER OF LIABILITY AND INDEMNIFICATION AGREEMENT)

You understand that you accept full responsibility for any bodily injury arising from swimming and all accidents that may happen on the property and hold the owner harmless. You understand there are potential dangers with swimming and may present a danger to adults who consume medication, alcohol, or drugs and children who are not carefully supervised. You agree to be fully and solely responsible for any accidents you may incur. You understand the risks discussed above and agree that you will assume all responsibility for yourself and the consequences of those in your party. You agree to waive any claim whatsoever against the owner for accidents or claims arising from swimming, exposure to any of our plants that can be poisonous if eaten, or any other activities on the property.

Renter shall indemnify, defend and hold harmless the property owner, its respective affiliates and partners from and against all demands, suits, judgments, settlements, claims, damages to persons and/or property, fines, liens, losses, and other liabilities, including attorneys` fees arising out of or in any way related to your stay in our property and its surrounding land including claims for loss or damage to any property or for death or injury to any individual. owners are not responsible for any accidents, injuries, or illnesses that occur while on the premises or facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to the property.
