This property is a private mountain home in downtown Winter Park a few blocks walking distance to town. Just a few blocks from summer festivities in the park. 1 block from the ski shuttle route in the winter with a 5-10 minute ride to the slopes. The house backs onto a large open meadow with great views of the mountain trees and sky, which gives privacy and a feel of the mountains right in the middle of town. Easy to find with only 2 turns from the main street of Winter Park.

There are two living areas. The great room in the front includes the kitchen and the living room with TV above fireplace. A big, comfortable sectional couch sits in front of a Gas fireplace and flat screen TV with incredible picture.

The kitchen has all appliances (including a dishwasher), and is stocked with dishes, utensils, cookware, coffee maker, a crock pot, a panini maker, a waffle maker, an electric griddle, and more. There is a large kitchen table that can seat 8-10 (and extra folding table and chairs as needed).

The den is located in the back and has a second TV, a Murphy bed with very comfortable queen bed, a double futon couch and great views of the backyard and meadow. A cabinet with games, puzzles and various novels for additional entertainment are provided. A ping pong table is in the garage.

There is free WIFI throughout the house - great signal for working from home.

There are 3 bedrooms. Upstairs is bedroom #1 with a king size bed (sleeps 2) and bedroom #2 with a queen bed with twin bunk above, and then a small "bear den" bunk room closet attached with 1 set of twin bunks. The closet doors can be open for 1 big room, or closed for another small bedroom space. Sink/vanity in bedroom 2.

Downstairs is bedroom #3 with a full bed and a set of twin bunk beds (sleeps 4). The futon in the den also folds out to a double (sleeps 2), and some fold-out chairs for little ones.

There are 2 full bathrooms - 1 downstairs with tub and one upstairs with a shower. Both newly renovated.

Linens and towels are provided, with extras in the linen closet if needed along with extra blankets and comforters. There is a washer/dryer in the house.

The backyard has a private outdoor hot tub with great jets and starry night views. There is a new outdoor sauna perfect after a long day on the slopes (or while everyone else is skiing). There is a gas BBQ with grilling utensils. Lawn furniture and picnic tables in the summer. A large grassy front yard as well with Aspen trees. Covered patios in the front and back. Great front porch swing for enjoying a cup of coffee in the morning or a cocktail in the evenings.

There is an attached 2 car garage (only 1 space available for parking). 220 outlet available for EVs! Automatic snow removal when there is 4 or more inches of snow. There are 4 additional parking spaces in the large driveway.

Many outdoor mountain activities nearby, including hiking, fishing, skiing/snowboarding, cross country skiing, snowmobiling, rafting, and many, many more. There is a big grocery store less than 10 minutes drive.

Hideaway Park is 4-5 blocks away, and is the site of many summer festivals (jazz festival, beer festival), free Thursday night concerts in the summer, a sledding hill with many sleds that is great for the kids in the winter, a great playground, and a large skatepark. Cooper Square is just around the corner with many shops, restaurants, a brewery, ski rental, free Friday night concerns, and sometimes free horsedrawn carriage/sleigh rides for the kids.

This is a great property for groups of friends and for families with kids, as the layout provides a nice separation of 'upstairs/downstairs' and the back living area is perfect for kids or as a separate recreation room area or playing cards / games.

Baby/toddler amenities available upon request including a pack-and-play, portable baby chair, and access to toys/books. Please ask owners about these so we can leave you access if needed. Just out the backyard is a little trail to a wooded hill with a tree house for exploring.

Hiking, bike trails, rivers, parks, trailheads and the Winter Park ski area all within 5-10 minutes drive. 35 minutes to Rocky Mountain National Park and Grand Lake. 90 minutes to Denver.

Coffee, Tea, and popcorn provided, sometimes other goodies too.

There is a packet of menus to local restaurants and information about other local attractions and activities.
