Welcome to Peaceful Waters Retreat, located just 1 hour from Austin and 2 hours from Houston. Featuring: Lake, cute farm animals, game room, pool, sauna & gym, fishing, hiking & biking, and more!

This newly renovated ranch house has everything you need to host up to 14 people for an unforgettable stay!

Pool is closed during winter months (Nov-March).

Pet friendly, $100 for up to 2 dogs per visit. Please add your pet before booking.

OUTSIDE:
- 8 person hot tub overlooking the pond
- Lake with rowboat, SUPS, and lots of fish (catch and release fishing allowed)!
- Above-ground pool with pool toys & floaties (closed Nov-April)

INSIDE:
- 3 bedrooms, 2 with ensuite bathrooms
- 4.5 total bathrooms
- Lots of additional sleeping space: The 4 couches in the house are ALL pull-outs
- Game room featuring air hockey, Pac-Man 10-in-1 arcade game, ping-pong, arcade style basketball, poker table, tons of board games
- Gym featuring dry sauna & steam room, treadmill, weights, TRX, yoga equipment, and more

WHERE YOU'LL SLEEP:
- Master Bedroom: 1 King bed and ensuite bathroom
- Bedroom 2: 1 queen bed, 1 bunk bed, ensuite bathroom
- Bedoom 3: 2 double beds, bath w shower/tub combo across the hall
- Living room 1: 2 sofa beds near hall bath
- Game room: 1 sofa bed: 1/2 bath
- Excercise room: Spacious 3/4 bath

PRIVACY:
You’ll have the ranch house and its amenities all to your self.

Outdoor activities like the lake, hiking, etc. may be shared with other guests staying at the retreat center.

Please note, our property includes a 1/4 acre farm and a retreat center. They are a couple hundred yards from your ranch house, with no line of sight between.

The garage at the end of the home is used as a workshop, and the barn with some equipment is across the driveway. The deck, pool, fire pit, and other amenities are mostly out of sight and quite private. While we occasionally access the workshop and barn, we will respect your privacy.

WILDLIFE:
Our home is on a 53 acre ranch in rural Texas. We share the countryside with an abundance of plants and creatures. Many of them are beautiful, some of them require caution. Any countryside stay like ours requires good sense and some basic wildlife knowledge. If needed, more information is available upon booking.

Quiet time is 10PM to 8AM.

Check in is after 4PM day of arrival, and check out is before 11AM day of departure. We're happy to accommodate early check in or late check out for a fee, if there is space on the calendar.

No parties without pre-approval.

We regularly treat and maintain our buildings to minimize intrusion of bugs and other pests. However, when you're in the TX countryside pests are not 100% preventable. We cannot offer refunds due to bugs or other pests.

This property requires a signed rental agreement - you will receive the link to sign after booking.

Please remember to communicate these “Ranch Rules” to your guests:
- Hot tub: Cover & buckle after use (or it gets gross)
- Doors & A/C: Keep doors closed when running A/C to avoid breaking it
- Pool: No glass in pool area
- No driving on the grass, it can damage irrigation & septic
- Garbage bags go in bins! (or critters get into them)
- Respect the property: Please treat the place like it’s your own
