The Space:

BEDROOMS

- 1st Bedroom, Main Floor: King sized bed & twin bed + TV + closet + dedicated workspace + en-suite bathroom

- 2nd Bedroom Main Floor: King sized bed & full bed + TV + closet + en-suite bathroom

- Upstairs Bedroom: 2 queen sized beds & twin bunk bed + TV + closet + en-suite bathroom

- Mother-in-Law Suite (located in garage): Queen sized bed + private room with separate entrance

*An air mattress and Pack & Play crib are also available for guest use.

- The 3 full en-suite bathrooms all have walk-in showers, a single vanity, 3-in-1 shampoo, conditioner, body soap, hand soap, fluffy towels, and a hair dryer

- The home is on well water and septic system.

- Well water may taste or smell differently than you're used to, but it is safe.



Guest Access:

-Guests will have full access to the property, the 2000 sq ft garage, and its amenities.



-Pool: is NOT fenced. Please consider this when booking with children.



-All guests must sign a waiver upon arriving to the property.



The Neighborhood:

The home is located at the end of a quiet, secluded cul de sac in the countryside. Round Top, the closest town and just a short drive from the home, is where country chic meets arts and culture. Known for the prestigious Round Top Antiques Show, it offers the best of both worlds - incredible shopping mixed with unbeatable southern hospitality and fine dining paired with front-porch living. From antique shops and museums, to wineries and breweries, to art galleries and farms, you’re sure to have a splendid time in this special town!



Getting Around:

You'll need a vehicle to get from the home into Round Top and the surrounding area. Consider renting HOSTiE's chauffeured luxury sprinter van during your stay. Ride sharing apps, like Uber/Lyft, generally aren't available in this rural area.



Parking is available at the property.



Round Top - 7-10 minutes by car

Warrenton - 10 minutes

Burton - 17 minutes

Fayetteville - 22 minutes

La Grange - 25 minutes



Other Things to Note:

Pre-arrival form & rental agreement: we do ask for a copy of your ID as part of our guest screening process after the reservation is confirmed. You will also be asked to sign a rental agreement.



Must be over 25 to rent this home.



When you stay with HOSTÎE Vacation Rentals, you are covered for any accidents that might happen up to $5000 with the added fee of $79 in your total. Coverage details are spelled out in your rental agreement. This is applied to all bookings.



CANCELLATION POLICY : The initial deposit is fully refundable up to 30 days prior to your stay, less a 6% processing fee. No refunds for cancellations made within 30 days of check-in. For spring, fall, and winter antique show dates, no refunds for cancellations made within 60 days of check-in. The cancellation policy will be upheld with no exceptions. All guests are encouraged to purchase trip insurance.



OPTIONAL FEES - We offer additional services that may be available for an additional fee (must be pre-approved by the host, non-refundable):

IMPORTANT: For liability and security purposes, there are external cameras at the front facing the driveway. There are NO inside cameras. Hosts may monitor external cameras at any time via a smartphone app, and cameras are not to be tampered with or covered.



Our Pet Policy: We only allow dogs at the property, and 2 dogs MAXIMUM during a stay; 40 lb maximum weight limit. ALL pets must be verified with the property manager!



*Pet Fee: $100/pet for the entire stay.



**Pet Rules:

NO pets are allowed upstairs on carpet.

NO pets on the furniture.

NO pets to be left unattended.

NO using bowls from the kitchen for your pet.

Clean up after your pet. Inside and OUT!

Pets MUST be crated at night.

The property is not completely fenced and dogs are NOT free to roam to the neighboring properties.



***If an unreported pet is found to be staying in a property, you will be charged a fee of $400.00 and asked to leave without a refund.



POOL NOTES

- There is NO fencing around the pool! This is not ideal for younger children.

- The pool cannot be heated.

For ANTIQUE SHOW VENDORS: There is a 2000 sq ft secure garage. It has full RV hookups with cleanout and electricity. This is perfect for vendors that need to store merchandise and accommodate extra workers, etc. Additional RV fees will apply!



Please note that sightings of common insects or wildlife (such as skunks, snakes, scorpions, spiders, flies, wasps, mice, ants, etc.) do not qualify for refunds, as occasional encounters are possible in any rural environment.
