Located in Aventuras Akumal, 2.7 miles south from Akumal Bay, U-Nah-Kin (sun's house in Mayan) is a 4 condo building placed just in front of one of the most beautiful beaches in Akumal's area. This white sandy beach is also one of the most visited by the turtles in the nesting season.

Our unit is located on the second floor. It offers a cozy veranda from where one can enjoy the beautiful sea view - sunsets are included! It also has a convenient spiral staircase which leads you directly to the sand on the beach.

With 2 bedrooms and one futon in the living area, this condo can accommodate from 1 to 5 guests. Both bedrooms have windows towards the ocean side, so you will be able to enjoy the breeze in every corner of the condo. The condo is fully equipped: Air conditioned bedrooms, Internet connection and satellite TV included, Kayak, Hammock, BBQ grill, and parking lot.

The garden view suite (the second bedroom) opens directly from the entrance lobby, giving you full privacy, but you may access it just crossing from the side bedroom as well.

Beautiful beach setting with all amenities!

Fernando, our stay was fabulous! Being at the beach front and able to swim, snorkel, kayak, walk on the long sandy beach and enjoy the outdoor areas was wonderful. Well equipped kitchen, bedrooms, washrooms very clean and having beach towels was a bonus. The personnel were friendly and helpful, I wish we could have stayed longer! Muchas gracias!

Great location, great accommodation!

We just spent four weeks in # 3 at U-Nah-Kinn in Advenuras Akumal. It is between 1 and 1 1/2 hours from the Can Cun airport. We were very happy with the condo, which is right on the beach so offers a spectacular view. Swimming, snorkelling and kayaking can all happen right in your front yard! We did not rent a car, as some have suggested, but found the taxis very reasonable and the collectivos accessible. We spent much less using these than we would have to rent a car. The staff: Ishamel who maintained the property to be immaculate; Karina, who cleaned the condo 3 times a week; and Fernando who was available to help solve any problems, were all wonderful. We appreciated Ishmael's advice on the area for shopping, beaches, and snorkeling. He also called taxis for us so he explained in Spanish what we wanted to do. We had no security concerns at all, as the locks in place were of high quality, and there was a beach security person on duty all night. There are 2 restaurants which both serve great Mexican food - the Beached Bikini Bar & Grill and the rooftop restaurant in the small resort - both only two doors down the beach. There were days when seaweed drifted in, but it was quickly managed by Ishmael, and is a fact of nature that can't be helped. We are returning next year and recommend this spot highly!

Location parfaite

La maison est parfaitement située, loin du tourisme de masse, au calme, avec des tortues qui sortent pondre chaques nuits. Les lits sont confortables et tout l'équipement est très bien. Si je reviens dans la région, c'est là que je louerai.

Our family 2 adults and 2 school aged children recently stayed at the upper level condo at U Na Kin in Akumal. We arrived late in the evening and did not have problems finding the location. We stayed in codo number 2 upper level with the spiral staircase . This condo needs a little work. The wall paint is coming off in some areas, the kitchen lacks a microwave and the toaster oven does not have the setting markings legible. The lighting flickers at times and the TV/Internet had issues with connection. Unfortunately we were also robbed in our condo while I was sleeping with my children! We left the back door mistakenly unlocked & someone came in early in the am and stole our camera. The codo directions do emphasize the need to lock all doors! Thank goodness we used the safe provided and that no one in our family was harmed. The owner Wilma and associate Fernando were helpful in this matter. However, we do feel the locks need to be updated and it was a bit of a burden to try and lock the back sliding door when we went to the beach. The back sliding door is challenging to lock and unlock with the key provided. The condo is not as well kept as the other 3 in this development as we made friends and viewed the other condo/rooms. I am referring to updated paint, lighting, furniture, and decor. On the positive note, the location/views were gorgeous, snorkeling right in the shore, and having a kitchen was very good for a family. We did enjoy the property for the most part, the housekeeper was good, and the garden keeper was very good as well. I do need to add, I have traveled to Mexico various times, and I speak Spanish. We did not have a safe trip overall, the PEMEX gas station tries to scam people, not just us, but other guests in the codo development shared with us similar situations. And stay near your location, do not go to a lagoon nearby as we had a very negative experience as well.

Very nice

Wir haben drei Nächte hier verbracht, die Lage am Strand ist top. Ausstattung der Zimmer und Wohnung ist okay. Im Schlafzimmer stinkt die Klimaanlage ein wenig, wir konnten mit Ventilator und offenen Fenster schlafen. Der Duschkopf in der Dusche ist so verkalkt, dass man nicht richtig duschen kann. Mit wenigen Mitteln könnte man das Condo aufwerten. Yeni und Ismael, Putzfrau und Gärtner sind sehr nett und hilfsbereit und haben auch unsere Wäsche einmal gewaschen. Da wir mit Kind gereist sind, hat Wilma die Vermieterin uns auch ein Babybett zur Verfügung gestellt. Zur Begrüßung gab es frische Früchte wie Ananas, Bananen und Äpfel. Der Strand ist sehr schön und es gibt Kayak, Schnorchelausrüstung und Schwimmwesten. Kommen sehr gerne wieder.

Be careful booking!

Entrance to location had no lights so very hard to find at night.Posting said two bed two bath, got there late in evening and discovered only one of each. Finally the property manager came over and said if you say you have two people coming they give you one bed because two can fit in the bed. Soooooo after much discussion we paid an extra 20.dollars to have the second room unlocked - the next day ! Condos value for the price was appropriate, and grounds keeper was very helpful with luggage when leaving.

Comfortable, Great beach house, perfect for family or couples

For starters, Fernando, my contact person was available for any comment or concern I had prior to leaving home. I had a lot of questions and he put my mind at ease. The house was exactly as described even better really. The trip from the airport ( we rented a car, a must in my opinion) was about an hour. Not a bad drive. Route 307 south. The drive was easy. You must drive defensively. The house is in the middle of everything you want to see. Tulum to the south, we did Tulum and Coba ruins in one day. Playa, to the north, we rented a dune buggy tour for the most amazing Cenote tour you could imagine. Out of this world. Akumal is 5 minutes north that is probably what is considered "going in town" there's shops and a market with an ATM that have both pesos and USD. the restaurants there were excellent. Breakfast with beach views. That is also where you want to snorkel to see turtles. We saw a bunch ( without paying for a "tour") get a life jacket and you can go out to the reef. So over all the house is exactly as described the beach is spectacular and morning walks and sunrises are the reason you rent this house. My family of 5, older teenagers and a 22 Y/o had the time off their lives I know it's something they will never forget. Of course you'll have to spend a night or 2 at the beached bikini bar only about 80 yards from your back door. Carlos the bartender gave us good advice and we enjoyed spending time with the staff there. The people of the Maya area were always smiling and really nice people. You won't get a better time on vacation anywhere than you will here.

Comfortable and Affordable Condo on a Gorgeous Beach

Travelled to Aventuras Akumal with friends and family for a stay at U-Nah-Kin. Just a perfect stay! The beach is fantastic, the condo is relaxed and comfortable and comes equipped with everything you will need for your stay. We're already looking forward to our next visit!

Great location and view

If you are looking for a quiet location right on a lovely, white sand beach, you should definitely consider the condo in Aventuras Akumal. The property is not fancy but it's very clean, functional and well stocked. The beds are very comfortable, the view from the deck and living area is beautiful. There are nice lounges on the beach that you will enjoy under the palm trees or in the sun. The condo is probably best suited for a couple or a family, as it is necessary to go through the first bedroom to get to the second- although it is possible to get to the far bedroom by going out the front door and entering through a side door. I was concerned that it would be difficult to locate the condo at night. However, the directions provided were excellent and by going slowly the last 500 meters, we easily found the gravel road. The condo is about 1:15 from the airport. We found the drive to be easy and never encountered any problems driving in the area. There is a little bar/restaurant just a few houses down the beach but it was just ok. In the actual town of Akumal, about 3 miles north, we ate at La Lunita, a fantastic and reasonably priced restaurant on the bay. Try it! There is a super market in Piuerto Abenruras, about 15 minutes north. It was adequate with some excellent fresh fish. Larger super markets are available in Playa Del Carmen, but there was too much commotion around there and we just drove on to the serene beach of Aventuras Akumal. During our stay we toured the ruins at Talum and Coba and thoroughly enjoyed our swim in one of the many cenotes in the area. We snorkeled in the lagoon at Akumal, but were a bit disappointed by the crowds and mediocre visibility in the water. There were many other activities we could have done, but we were very content right on the beach in front of the condo.

Beautiful beachfront location!

Unlike most other condos in the area, this one has coconut trees for shade in the front, and lots of sand. The condo is cleaned outside and in daily, well equipped, we needed for nothing. Would definitely recommend!

Emplacement idéal!

Petite maison très confortable avec tout le nécessaire pour passer un très agréable séjour dans un emplacement parfait! La plage est très belle et très propre. Nous avons eu la chance de voir les bébés tortues se rendre à la mer, nous avons fait de la plongée tuba et de kayak, le tout à partir de la maison, c'était génial! Merci beaucoup!

good condo on a great location

The condo was a great location for our vacation. It was first time for us in Mexico so I can only talk from this point of view. We loved the most the position - right on the beach. There are beach chairs and shadow from the coconut trees in front of the building. It’s a great place to relax, read a book, and go for a refreshing swim. Because of the winds, for the period of our stay, the waves were relatively strong. So we needed to be very careful with our child (8 years old), we went only together in water since the currents felt strong. But at the same time it is fun with waves. The property is in good shape, the condos have nice layouts since all 4 condos have ocean view, but you have to go through one bedroom to reach the main bedroom (it wasn't a problem for us). It is well maintained, the gardener and the cleaning lady come every day with the exception of Sundays. The owners were quick in responding our needs. We emailed them a few times for different reasons and got the necessary help. We had a car rental, bought some food at Walmart in Playa del Carmen in our way from airport and ate out for lunch every day in different places (one of the next buildings has a little restaurant on the beach if you don’t feel like driving one day). We visited the village of Akumal where we did some snorkeling (with the help of the life jackets from the condo) and saw turtles, Xcacel and the cenote there and the ruins from Coba. We would definitely come back.

Wonderful vacation place

My family with 2 kids (10 and 13) spent 8 days in this lovely condo. The condo was on a very beautiful beach and the terrace view is priceless. The condo is kept very clean and there are plenty of dishes, utensils, etc. There is no oven, but who wants to bake on vacation. The toaster oven, BBQ, stove tops and microwaves is plenty. There is hammock you can hang in any of the rooms or the terrace. There are beach towels, and life vests for 4. Deysi, the housekeeper and Ismael (?) the gardener do a fantastic job. Every day they clean inside and out, change towels, replenish the drinking water, paper towels, etc. This was better than our experience in other places. Also,I mentioned to Wilma that the shower was not draining properly and she immediately got someone to fix it. One thing to note - to get to the master bedroom you have to go either through the second bedroom or go out of the condo and enter directly in the master bedroom. Also, you cannot lock the master bedroom from the inside, so privacy may be an issue. This was not a big issue for us, but maybe important to others. The road from the main road to the condo is quite bumpy, so you have to drive slow and careful. We were with a regular car (not a jeep), and we were ok. Internet was very good inside, but unfortunately none on the terrace. We really enjoyed the location - just a few minutes to snorkeling with turtles in Akumal, or the fish in Yal Ku or Half Moon bay, also close to Tulum, Xel Ha and many cenotes. We would rent here again and recommend it highly. Thank you very much, Wilma!

The condo was lovely and just as described.

Just back from a 10 nights at Unakin. A delightful and well maintained condo in an uncrowded spot with lovely swimming and snorkelling directly offshore. We spent the first half of our holiday actively, looking around various sights; Coba, Chichin Itza and various beautiful cenotes around Tulum and Akumal. We had planned on spending the last 4 or 5 days taking it easy, reading and lazing on the loungers outside and having lazy lunches on our little balcony. However these hopes were dashed when the previous quiet and considerate tenants were replaced with a large family/extended family who took over 3 out of the 4 condo complex (and another nearby). The beach outside was overtaken by a multitude of children, teens, adults and beach paraphernalia and this seemed to be the central meeting point. There was little chance of continuing the peaceful and intimate family time we had enjoyed up to that point so we took ourselves off again in the mornings and took refuge on the quieter beach next door in the afternoons.

Amazing views in a place you can calll home

My husband, my kids (6 & 2), my parents and myself spent 4 nights at U Nah Kin condos and were delighted. The condo is beautiful, private and easy driving distance to Tulum, Playa del Carmen and main attractions such as Xcaret and Xel'Ha, there are also several cenotes nearby. We enjoyed being able to prepare almost all our meals. Everything you need to cook from a blender to a glass for wine you'll find it in the kitchen. Also, they have a small garden besides the parking area where there's a grill. You can drive to Chedraui supermarket at Puerto Aventuras (10 mile)to get everything you need for a good price. The best about this place were the beautiful views from the terrace and the atentive and very friendly staff. I specially want to aknowledge Deysi (her name is spelled this way) for caring about my baby because he wasn't feeling very well due to the heat ,and she made every effort helping me to make him feel better. Also, a thing that I found unique is that there are hammocks in each one of the two rooms and you can also hang one on the terrace. Even when this is my first experience renting a condo, I'm sure I will never rent a resort again. I really felt freedom in this place, I din't need to eat expensive disgusting food. I could get really close to nature (My kids could see from hermits, iguanas, a monkey and turtles hatching eggs) This place was everything I expected and more. I'm planning for our next trip God permits, next year.

The perfect beach spot!

The place is awesome! Fabulous beach, great appartment and lovely staff. We were looking for a quiet beach place, away from crowded spots on macro-resorts, and definitely, this is was the perfect choice. We saw sea turtles when snorkling near our front door. Later, in the night, one of them came out to the beach and buried its eggs in the sand. We'll never forget this amazing experience!!!

What a beautiful place! The beaches were wonderful and the condo located right on the beach. Plenty of beach for walking or jogging a long way. We were a family of four so we had plenty of room. U-nah-Kin: what a wonderful place!

This beautiful place exceeded by far all my expectations: a lovely condo in a perfect shape with all you might need to be more than just comfortable and feel at home, Wilma, being a perfect landlady taking best care of he guests, offering all kinds of amenities to them and treating them just ike good old friends. Supported by the excellent team of Daisy and Ismael she really made my vacations the best weeks of the year and I already recommended this place to some close friends as being A REAL INSIDER TIP.

Condo has its problems

The stovetop is rusted and takes forever to warm and never gets hot enough to cook with. The 2 cup coffee pot is rotted thru on the burner, having to save "used" toilet paper and put into trash can is unacceptable. The owner departed upon our arrival and we did not get to meet her as she was gone for the entire time we were there. Her letter on the door said if you have concerns contact the maid, so we eventually did and learned she speaks 1% English and is Mayan. We could not call right away as when we arrived the power was off due to maintenance and the cellphone was dead. We later learned that we had no iron/board and that the batteries were removed from the remotes or were dead and the TV service providor "SKY" was shutoff . So on arrival we had no power, no greeting from anyone speaking English. The beach was awsum, the area is great for relaxation; The maid did an excellent job as did the maintenance man, one works inside and the other outside.

on the most beautiful beach on earth

Stayed more than 3 times in this condo. Location is unique, directly on the on eof the most beautiful beaches on the planet. If this is the right season, you might be able to see turtles with the moonlight. Perfect for romantic stay or family. Main akumal village is 5 min. driving for restaurant, shopping or diving.

The place is awesome! Fabulous beach, great apartment and lovely staff. We were looking for a quiet beach place, away from crowded spots on macro-resorts, and definitely, this is was the perfect choice.

We saw sea turtles when snorkeling near our front door. Later, in the night, one of them came out to the beach and buried its eggs in the sand. We'll never forget this amazing experience!!!
