THE NEIGHBORHOOD
You’re on top of the world in this gorgeous Hilltop Vineyard Home with endless 360-degree views of vineyards, mountains, sunrises and sunsets. Enjoy this private home situated on 10 acres of vines, a 100% beautifully updated Farmhouse Home to accommodate up to 8 people. Located on the Union Road Wine Trail, you’re a short distance to some of the area’s top wineries: Steinbeck Vineyards, Pear Valley, Barr Estate, Bianchi, and even Tobin James. With plenty of entertainment areas, all with incredible views, a hot tub and a pool, it’s the perfect spot for a family reunion, an “old friends” wine-tasting get together or a Bride and her bridesmaids.
SLEEPING ACCOMMODATIONS
The master en suite, dons a Queen bed and rustic wooden headboard and ceiling fan. It has access to a large patio with gorgeous views to the north, east and west. The master has its own master en suite with dual sinks and a walk-in shower. (The fireplace is non-operational.)
Bedroom two & three both feature queen beds. One bedroom faces East the other faces West. Both rooms have ceilings fans and share a spacious bath with dual sinks and large walk-in shower.
The downstairs den offers fourth are of sleeping in a comfortable queen sofa bed. The full bath on the first floor can be used for this room.
LIVING & ENTERTAINING (Interior)
Walk through the front door and be immediately charmed by original built-in Adelaida stone fireplace in the bright and spacious, wood-beamed living room with 2 side chairs and a beautiful sofa. A game table along with plenty of games are available for hours of enjoyment.
Off the living room is the den/sunroom area complete with a rustic barnwood bar and 3 barstools. A sofa and two side chairs are the perfect area for some great conversation or watching your favorite shows on the 36” SmartTV. The picture window faces west and is a great spot for enjoying a glorious wine country sunset.
A third sitting room on the first floor is equipped with a lounger sofa, a working desk area and a 55” SmartTV. A plush side chair with a reading lamp is a great spot for reading. Oh…and don’t forget your Prime or Netflix account numbers so you can stream your favorite movies. The picture window in this room faces east and is great for seeing the beautiful sunrise (that is if you’re up early enough). This room also has direct access to the patio in the front of the house where you can enjoy the amazing views of acres of vines and dine al fresco in the gazebo.
Adjacent to this room is the beautifully remodeled kitchen, complete with stainless steel appliances (LG French door fridge with freezer below, GE Café electric stove top with 5 burners, LG Microwave and Kitchenaid dishwasher), beautiful black soap stone countertops and a deep stainless steel sink. It’s stocked with all the cooking utensils, small appliances (wafflemaker, blender, Crock pot and mini pizzamaker) and staple spices. And, of course, 2 coffeemakers, a regular 12-cup drip and a single cup Keurig.
Next to the kitchen is a great dining room with a huge farm table that comfortably seats 12. The dining room also has 3 stools that belly up the kitchen area. Perfect to sit and entertain the cooks. The dining room also has access to the front patio BBQ area and gazebo. The picture window faces west and displays the most beautiful sunsets over the rolling, vine-covered hills. This is the perfect spot to break bread with your most cherished family and friends.
LIVING & ENTERTAINING (Exterior)
Off the kitchen and dining area is the front patio and BBQ area. The patio has 4 Adirondack chairs that are the perfect spot to sip on some Paso wine and enjoy the views while tending to the BBQ. When the food is ready you can dine al fresco at a table for 6 under the cover and outdoor string lights of the Gazebo. The views from there are breathtaking.
On the east side of the house is a great conversation area with 4 Adirondack chairs surrounding the firepit. It’s the perfect spot to enjoy a glass of wine or after dinner drink.
But, of course, the views from just about anywhere on this property are breathtaking. Ready for a dip? Take a refreshing dip in the small, heated pool facing east on the built-out deck. The pool also has a few jetted seats to help relax your stressed-out muscles. Or just bask in the sun on the chaise lounges. Wine, pool, sunshine. Life doesn’t get any better.
The final crème de la crème is the Grotto dining area. Situated outside the working wine cellar is the grotto patio with tables for dining al fresco. This area faces east and can be a cool respite during the hotter summer months.

We provide personal amenities including soap, shampoo, conditioner and body lotion, paper products, kitchen necessities such as dish soap and trash bags. There are plenty of linens and bath towels. Laundry facilities and detergent are in both laundry areas. The kitchen is also stocked with the essential stapes: olive oil, vinegar, salt, pepper and spices. There is dinner service for 12 as well as plenty of cooking, baking and serving necessities.
THE IMMEDIATE AREA
You are in the heart of Paso Wine Country on Union Road Wine Trail. This home is just 5-7 minutes from the town square where there are dozens of wine-tasting rooms, restaurants, shopping and a farmer's market every Saturday morning. Downtown there are over 12 wine tasting rooms, along with a distillery and local craft breweries. The downtown City Park offers free summer concerts from June through August every Thursday night. Pack a picnic basket, a bottle of wine or two, your beach chairs and enjoy local musicians belting out everything from Jazz to Rock and Blues.
PROVISIONS
Smart & Final is the nearest grocer, located a block away on Spring Street. In addition, Savage Spirits & Deli - located right across the street - has an impressive deli (tri-tip grilled on the weekends for sandwiches) along with a great collection of spirits and beer. Another favorite located just a few blocks away is DK's Donuts (open 24 hours per day). A few miles from town there is an Albertson's on Niblick and Trader Joe's is just down the road a bit on Vineyard Drive in Templeton. While at the Trader Joe's you can pick up some fresh caught fish at Pier 46 Fish Market or head on over to the butcher, Sinton & Sons, for some grass-fed local meats and game. Back up in Paso you can find a few quality cheese shops, Vivant Fine Cheese Shop, along with some cigar shops, Boyd's and Third Base Market & Spirits.

Some of our favorites in Paso Robles include BL Brasserie, The Hatch, Thomas Hill Organics, Buena Tavola, Fish Gaucho, Street Side Ale House, The Alchemist, Andrea's on Pine and Jeffry's Wine Country BBQ. Just a bit to the south, in Templeton, offers a few more options including McPhee's where you can find some of the best wood-fired steaks in town.

There is a second unit above the garage that is available to rent and may be occupied. They have access to the stand alone hot tub on the premises. This is also available to be rented along with the main home for extra sleeping arrangements.
