PEOPLE COUNT
Indicated on the VRBO Inquiry or booking Form, both Adult and Children, represents the entire group, both overnight guests (adult and children) and visiting guests.

Sometimes folks think count only refers to those that sleep the night. ThIs amazing home, the amenities provided, The investment in this home, to make it a small private resort, is barely tied up in bedding. Other vacation homes, will restrict visitors by their size, parking, condo security, etc. At this house, we require full disclosure of all guests to this house and to be fairly compensated, per guest, over the count the rate is based on.

PET
Pet fee is paid, Per Pet, and the Pet Policy is adhered to. Dogs under 20 lbs. are approved, any other Pet will need to be approved and not all are, please get your Pet approval in Advance.

There are less than .005% of all Vacation Homes that sleep over 26 people. That is only based on sleeping people count. Add to it all the amenities this house has to offer and .... You've basically found the "Unicorn" of Vacation Rentals. Here's just some of what this amazing House has to offer:

AFFORDABLE:
Think about It . . . When a couple plans a getaway, in a one bedroom condo, they may pay $100 per person, per night, to stay... For a tiny place, where they hear the neighbors, share a pool. ... A local casino, possibly $150 a person, per night.

The above is mentioned to point out the house is in everyone's budget, if you've got the people count. If your people count is less, it may not be the most economical option. -6 Full (configured as 3 bunk beds - full over full - in 2 bedrooms)
-5 Queen (2 - located in private bedrooms /3 in Sleeper loft)
-2 Twin size folding beds (not cot size)
-4 twin beds (2 Daybeds / 2 trundles) in Sleeper Loft

The above will allow up to 18 people to sleep solo
or
27 people with 9 couples sleeping together (in King, 5 queens, and 3 bottom full bunks) & 9 people sleeping solo (3 full top bunks, day beds, trundles, and folding beds)

The beds are also not placed awkwardly close to each other. The entire house, including the sleeping areas, has a spacious feel.

BATHROOMS:
The 4 full baths are well distributed. Even a toilet closet on the covered outside deck, convenient to The Hot Tub. The loft has a full bath with a lg. 5 ft shower. The 6 full-size beds (3 full over full bunk beds) are in 2 adjacent (nested) bedrooms with a full bath. Bathroom has a lg garden tub/shower. Perfect for soaking, bathing the wee-one, or for a quick shower with lots of elbow room. The 2 bedrooms off the hall, (with queen beds) share the hall full bath. Even the master bedroom's bath, which has a private entrance from the master bedroom, offers a 2nd entrance to its bathroom. Offering more bathing options for lg groups. The Master bathroom has a garden tub, double vanity & separate 5 ft shower.

Past guests are always sharing their surprise at how many different places there are to gather. Not just what you'll see in the floor plan, but river dock, under the house, fire pit, and more!

This is 4500 sq ft of luxury accommodations! This means everyone is comfortably under the same roof. Staying in separate hotels or condo's is like herding cats. All described above & more, right on Gulfport's Biloxi River. It is 'The Great Escape River House!'

NEED MORE ROOM?
This House & My 2nd Vac. Rental #406326 Combined SLEEP UP TO 43 PEOPLE! The River Lookout grounds, the fishing dock between the houses (not included with either house's individual rental) & path, that is used by folks who book both homes to easily go from one house's property to the next, when near the river. PDF floor plan available.

Both Homes are very popular with & best suited for:

-Multi-day business meetings
...... & like gatherings.

Events such as weddings, receptions, etc. are not eligible for the posted rates.

VISITORS:
Rates are based TOTAL guest count (visitors & overnighters) Please provide details for an accurate quote.

KID FRIENDLY?
Yes! Ideally, a good proportionate # of kids to adults, especially when teenagers are in the kid count. For little ones, we have some safety gates; no kid supplies such as high chairs, cribs, or changing tables. The pool has a locking gate; parents still need to be diligent, the River is behind the house.

PETS?
The pet fee is generally proportionate to other pet fees. A 700 sq ft condo may charge a $95 Pet Fee, as you should imagine, a 4500 sq ft house's pet fee will be more. Pets are approved on a case by case basis, your fee may be more than what is posted, & the Refundable Damage Deposit increased.
