If you are looking for a peaceful, "getaway from it all" vacation or a vacation where you stay in a secluded area, but are just minutes away from awesome dining, great shopping, casinos, golf courses, Gulf of Mexico Beaches, and entertainment, this is the place for you and your group. HOUSE FLOOR PLAN:
With every quote, a House Floor Plan is sent. This Floor plan is very detailed and the measurements are quite accurate. In addition, the floor plan depicts the surrounding grounds, the house's placement to the pool, river, etc. It's an amazing place.... But not every place, is perfect for every guest. Viewing this Floor Plan, checking out the amenities, looking at the photos, will ensure there are no unpleasant surprises.

LUGGAGE / GROCERY LIFT
River Lookout has a luggage lift, but is NOT handicap accessible and this Lift is NOT for passengers. Guests will need to climb a set of stairs, the house is elevated. The stairs are the same as you would find in a 2 story house with 8 foot ceilings and a 2nd story. At the top of the stairs is the house (all on one level). .

If you've got someone mobility challenged in your group, my other house, the Great Escape River House, #351070 on VRBO, sleeping up to 27 people, with a Passenger Elevator, may suit your group better.... it has many of the same amenities you'll find in the River Lookout, except on a larger scale.

💥Optional Hot tub, $125 (plus Taxes) for any stay up to 7 nights. This option needs to be added after booking and MUST be invoiced for and on the calendar at least 2 week prior to arrival. If included, prior to your arrival, the water is completely drained, the tub is cleaned, rinsed, drained (again), filled, treated, and heated. Time released tablets keep the hot tub clean throughout your stay. The tablets are not magic tablets. Guests must enter tub tub clean to maintain good water quality throughout their stay.

....meaning your enjoyment of Gulfport isn't contingent on what you do or what you see in Biloxi/Gulfport. Between the River, house's amenities, river views, you can have a very relaxing stay away from it all. It is not like leaving your suburb home and going to another suburb home.

BEACH & PAVILION
A brief walk away from the house, down some stairs & a concrete path will lead you to the Beach and Pavilion area. Offering access to, depending on River Levels, a small beach at high tide; a nice sandbar at low tide. There is also a covered Pavilion with a couple of picnic tables, benches, & charcoal grill, right next to the river.

The full over full bunk beds are well suited for grown men

These are NOT flimsy bunk beds, but sturdy, plenty of headroom bunks designed for adult use, while safe for children)

The Great Escape River House with its unique amenities (including an elevator), can sleep up to 27 people in 4500 Square feet. If interested, please request a copy of this Vacation Rental's Floor plan. If very interested, go to its listing on this site and put in an inquiry since it is impossible to give a quote for the larger house on an inquiry for the smaller one.

HIDDEN ESCAPE
Is my 3rd and newest Vacation Home, #3378157 on VRBO and will sleep up to 22 people. Its also less than 8 miles from the Gulf of Mexico, in the city limits of Gulfport. Less than 5 miles from the River Lookout and the Great Escape, combined these 3 properties will sleep up to 65 people.

RATES:
This listing site's Rate Structure does not work well for my larger houses'. It works fine for smaller rentals, but doesn't take into account the unique challenges of the larger vacation homes. The posted rates will work for the majority of bookings, but not for every booking. So inquiring Potential guests are not surprised by their quote, its important to note:

Posted Rates are based on:
- Stays, over a weekend, being 4 or more nights
- No check-in or out on a Saturday
- The Guest count entered when booking includes all (overnighters and any visitors / all children and adults)
- If a dog is accompanying any member of your group, this is noted on the inquiry and Pet Fee paid
- Compliance with the Rental Agreement
- Hot Tub is optional ($125 plus taxes) and must be paid for in advance at least 2 weeks prior to arrival (this is done through VRBO).
- Unless declared in advance, there will be no visitors

That said, quotes for stays that don't meet the above criteria will be given, but they may be at a slightly higher rate.

RATES based on GUEST COUNT
To keep the house rented and since 16 people rarely travel together, rates are based on less than the house can sleep.... Usually 10 people or less; above 10, there is a per person per night booked fee. This allows us to be competitively priced for smaller groups, but priced right for larger groups.
