• Black Butte Ranch Registration: All guests must stop at the BBR Welcome Center upon arrival to receive resort passes and community access.
• Easy Smart Lock Entry: You’ll receive a personalized door code 48 to 72 hours before check-in for secure, keyless access.

Important Notes (Fees & House Rules)
Fees

• Black Butte Ranch Recreation Fee: A 13.5% resort fee is required for access to community amenities including pools, fitness centers, and tennis courts. This fee was collected as part of your reservation and will be submitted to BBR on your behalf.
• Hot Tub Maintenance Fee (listed as “Community Fee”): Covers professional cleaning and water balancing of your private hot tub before each arrival so it’s fresh and ready for your stay.

House Rules
To keep this home enjoyable for everyone and respectful of our neighbors:
• No Smoking: Smoking is not permitted anywhere on the property.
• Quiet Hours: 10 PM to 8 AM. Please keep outdoor noise low during these times.
• No Parties or Events: Exceeding the guest limit or creating disruptive noise may result in penalties or immediate cancellation.
• Smoking is not allowed on the property at any time.
• Please use all furnishings and appliances for their intended use.
• Pets are allowed at the house. Mandatory pet fee will apply.
• Pet rules: no pets on furniture, pick up waste, no unattended pets unless crated, keep on leash outdoors, report accidents immediately, guest liable for damage.
• Renters must display parking pass at all times. Failure to display may result in ticket or towing of vehicle at vehicle owner`s expense.
• No children under the age of 12 permitted in the hot tub without adult supervision.
•Never stand on hot tub cover. Renter will be responsible for any damage due to misuse.
• All guests and vehicles must register at the Welcome Center upon arrival to Black Butte Ranch.
