Summary:
A country gravel driveway leads you well off the road to over three acres of lakefront property. More than enough room for your kids to run and play in this peaceful setting so you can relax with family and friends. Sip coffee as you swing on the spacious front porch overlooking the hummingbirds and butterflies in the perennial garden. Even the lake bottom is like the beach with sand underfoot, no mucky lake bottom here. Fish, swim, kayak, paddle board or simply float on the water mat. Relax!!

The Space:

Get ready for the ultimate family trip when you book this Lakeside home with full access to beautiful Lake Sinclair! Situated on a 3 acre plus lot this lovely home has 3 bedrooms, 500sq ft loft, sunroom, 2.5 bathrooms, full kitchen and large open floorplan living room! Sleeps 12 in beds. This lakeside paradise has ample outdoor living space with a huge covered back porch with electric fireplace. This is the perfect property to bring the whole family for a lakeside getaway!

Spend the afternoon enjoying a book or a nap under the umbrella on the natural beach. The water depth at the dock ranges from 4-6 ft. As the home is located near the end of a secluded cove, it’s safe for your younger ones to be in the water and out of boat and jet ski traffic.

Early evening, be delighted by the visiting does and their young fawns hoping for a supper of corn, which we’ll leave for you. You’ll be amazed how tame they are if you’re quiet and still.

Hope you have a cook with you to enjoy the chef’s kitchen with a six burner gas stove and huge granite island for meal prep. Have dinner and cocktails on the expansive back porch. Turn on the outdoor tv or watch the sunset as you take in the beautiful 180 degree lake views.

After dark, set up around the fire pit to enjoy the stars or head down to enjoy the fun party dock. Underwater fish lights will attract another hungry crowd. Don’t worry, we’ll leave you food for them, too!

After a full day of fun, head on up to the open concept living room with 30 ft vaulted ceilings and send the kids up the spiral staircase to the 500 square foot loft. Up in the playroom, they have over fifty family friendly DVDs to watch or can game, play or “just dance” with the Xbox Kinect set up for them. For your younger children , we have a toy kitchen set up with all the accessories in the sunroom on the main level.

THE LAYOUT:
Master Bedroom #1: (w/attached bathroom)
1 king bed w/ ceiling fan. The private sunroom off the master has a daybed with trundle. The trundle can be used a single bed or a king.

Master Bathroom #1: His and her sinks & gorgeous walk in tiled shower. Extra large closet with tons of storage, a dresser and drawer space.

Bedroom#2: Queen bed with 2 nightstands w/lamps. Closet, drawer space and ceiling fan. Private entryway to the outdoor patio.

Bedroom#3: Queen bed with two nightstands w/lamps. Closet, drawer space and ceiling fan

Bathroom#2: Jack & Jill bathroom between bedroom 2 & 3. Shower tub combo w/vanity and mirror.

Bedroom#4: Up the spiral staircase in the loft area are two Queen-size beds. There is a reading nook that could be used as additional sleeping. Kids enjoy this area as it is stocked with a TV/DVD player, tons of kid friendly DVD's, board games and an XBOX game system.

Kitchen: The kitchen is fully equipped with everything you would possibly need to prepare a great meal! You will feel right at home.

Amenities include:
Covered dock, mini fridge and tv on dock, rod holders on dock, 3 kayaks w/paddles, a paddle board with paddle, several life vests for your use, private beach area with chairs & umbrella (easy access in and out of water) plenty of dining for multiple people throughout the house as well as outside. Up in the playroom/loft area there is a ton of room for kids to play with games and toys. All the essentials for the comfort and enjoyment of the entire family.

General Info:
Guests may tie off boats & jet skis but cannot use lift. No Events, No parties. There is a boat ramp located in the neighborhood available upon request. There is a charcoal grill for guests use (bring your own charcoal). We are 20 minutes from downtown Sparta where you can find groceries and a gas station. The college town of Milledgeville is a must-see with many more options for dining and shopping. Check out our Guidebook!

Guest Access:
Guest will be able to access the entire upper level including the loft with the exception of the garage area. The basement is unfinished , off limits and locked off for safety. We do have future plans of finishing the basement area! There is also a locked closet and a few locked cabinets at the property we use for storing supplies.

The Neighborhood:
Peaceful , quiet community with an abundance of wildlife in a secluded natural setting . We’re so happy to share this beautiful area with you and please drive cautiously during your stay, mindful of watching for turkeys and deer.

Also , please be aware there is a No Wake Zone in our cove .

Getting Around:
There is plenty of parking for vehicles and your boat trailers. We do have a 5 vehicle max.

Other Things to Note:
Occasionally, it may be necessary to attend to the garden and the grounds during your stay .
However, we are always mindful of your privacy and will give you as much notice as possible.

Interaction with Guests:
We like to give our guest space. We are available to come on-site in case of a real emergency. Otherwise guests can call or text our hosts with any questions or needs they may have.
