Guest Access:

Parking:

• Up to 4 vehicles can park in the driveway. Guest can also park to the clubhouse, overnight parking is allowed for up to 2 vehicles.



Property Access:

• Guests will enter the community through the security gate where they will be greeted by a guard. All guests gain full access to Bella Vida Resort and all of the amenities they offer. Bella Vida resort does not allow trailers of any kind (ie. boats, RV's, campers, commercial vehicle U-Hauls, etc).



Resort Access:

• You’re provided with complimentary access to Bella Vida Resort



The Neighborhood:

Just 11.6 miles (approx 20 mins) away from Disney’s Magic Kingdom, Bella Vida Resort is ideally located with many shops, Walmart & Aldi supermarkets, and an abundance of restaurants (catering for all tastes and price brackets) nearby. This gated community is within minutes of all the major attractions Orlando has to offer and located just off the US192 in Kissimmee.



The Clubhouse is packed with everything you could need. There’s a huge heated pool with a shallow entry, an outdoor jacuzzi hot tub, a fitness center for a quick workout, and a lounge area to unwind with coffee or tea. From sand volleyball and basketball courts to a playground for the little ones, there’s no shortage of activities to keep everyone entertained. Plus, as our guest, you get full access to it all!



Getting Around:

Located at the Bella Vida Resort, just 5 miles form Walt Disney World, off US192 in Kissimmee.



Theme parks and water parks are a short drive away, and you’ll be close to golf courses, restaurants and shopping.

• Please be aware that spa heating is currently unavailable for use. However, pool heating is fully operational and available for your enjoyment. We apologize for any inconvenience this may cause and appreciate your understanding. If you have any questions or need further assistance during your stay, please do not hesitate to reach out to us.



Additional Services:

• (Heating services are currently unavailable) Pool and hot tub heating are available upon request and are not included in the booking price. The fee is $45/night per service or $79/night for both, with a 2-night minimum. At least 24 hours’ notice is required if you would like to add this service.

• Planning a BBQ? A propane tank is available for a one-time $69 charge. Let us know in advance, and we’ll make sure you’re all set to grill and enjoy!

House Rules:

1. Parties, events and smoking/vaping of any kind are prohibited in or around our property and risk a fine of $150 and/or your full deposit will be forfeited.

2. Please check-out on time. Late departures will result in a fine of $150 for each additional hour the property cannot be accessed for turnover.

3. Large messes will result in an additional cleaning fee. Please clean up after yourselves.

4. Outside of service animals, pets are not permitted at this property. Any evidence of pets will result in a fine and/or forfeiture of your full deposit.

5.Firearms and weapons are strictly prohibited on the property.

• If any of these house rules are broken, you and your group may be subject to additional charges or be requested to vacate the property immediately without refund.



Notice: Bellavida – Community Updates. Recreational vehicles such as ATVs, dirt bikes, UTVs, and side‑by‑sides are strictly prohibited, and any damage to common areas will be the full financial responsibility of the owner or guest, so please inform all visitors.



Update from the Bellavida Community:

The parking lot near La Fuentes is strictly closed due to ongoing stormwater repairs near the lake and Stella. Vehicles found in the restricted area will be towed and relocated to the adjacent lot. Guests are reminded not to move cones marking hazardous work zones and to always check signage before parking to avoid relocation.
