- Main Level:
- Bedroom 2: Relax in this room with a comfortable queen bed and its own ensuite bathroom.

- 2nd Level:
- Bedroom 3 (Master Bedroom): Enjoy the luxury of 2 queen beds, a baby bed, a spacious closet, an ensuite bathroom with a bathtub for two, and access to a shared balcony.
- Bedroom 4: Find comfort in a queen bed, ensuite bathroom, closet, and access to a shared balcony.
- Bedroom 5: Rest well in a queen bed, with an ensuite bathroom, closet, and access to a shared balcony.
- Bedroom 6: Experience comfort in a queen bed, an ensuite bathroom with a tub, a closet, and your own outdoor patio.

There are 2 foldable single beds that you can place anywhere you want.

Guest access
Guests will have full access to amenities but the small balcony left side is closed.
This property is in a quiet and safe residential neighborhood.

Other things to note
Parking: You'll find ample space for up to 6 cars on the property – 2 cars in the garage and 4 cars outside the garage within the gated area.

Family-Friendly Amenities: We offer Pack 'n' Play and high chairs for infants upon request; kindly inform us in advance if you require these items.

Entertainment and Connectivity: Each room is equipped with a Smart TV, and we provide high-speed 5G 300Mbps Wi-Fi to ensure smooth Zoom meetings.

Fully Stocked Kitchen: Our kitchen is well-equipped with cooking utensils, a coffee machine, blenders, toasters, a kettle, and everything you need for up to 16 people.

Safety and Neighborhood: Our gates are intended to remain open at all times, and we are located in a secure neighborhood.

Outdoor Grilling: Enjoy outdoor cooking with our BBQ grill, complete with complimentary propane gas.

Security Measures: For added security, we have four operational CCTV cameras located as follows:
1. Outside the garage
2. Outside the main door
3. Outside the main bedroom balcony
4. Outside the garden
Please be aware that although there is an elevator on the property, it is currently out of service. If you have any questions or require further information, feel free to reach out to us. Your comfort and safety are our top priorities.

The pool and Jacuzzi are heated, ensuring your utmost comfort throughout your stay. While weather conditions may occasionally cause minor temperature fluctuations, please be assured that our dedicated team is committed to maintaining these amenities in peak working conditions.

In the spirit of a comfortable and respectful atmosphere for all, we have established the following house rules with your well-being and the comfort of fellow guests and neighbors in mind:

Identification Requirement:
For the safety and security of all our guests, we request that guests provide us with a copy of their ID upon booking.

Check-in and Check-out Hours:
Our check-in and check-out hours are essential for our cleaning team's preparations. If you require an earlier check-in or late check-out, please notify us with 1-2 days' notice, subject to availability. Unauthorized extensions may result in a $200/hour fee.

Parking:
We request that you park only in the designated areas listed in our check-in instructions. Strictly, no street parking is permitted.

Shoes Off, Please:
We ask that guests refrain from wearing shoes or slippers inside the house. This tradition helps preserve the cleanliness of our shared spaces.

Pool Area:
For the comfort and enjoyment of all guests, we request that food and drinks not be brought to the pool or hot tub area. Additionally, we recommend refraining from using tanning lotion when enjoying the pool or hot tub. Taking a quick shower before entering the pool helps maintain water quality and ensures a pleasant experience for everyone.

Bathtub Plug:
For your safety and property protection, we have chosen not to provide bathtub plugs. This measure reduces the risk of accidental overflows and ensures a safer bathing experience during your stay.

Toilet Use:
We request that you only flush human waste and toilet paper down the toilet. For all other items, please use the bins provided for proper disposal. This will help prevent any plumbing issues and ensure a trouble-free stay for everyone.

Gate Protocol:
Our gates are designed to remain open and inviting throughout your stay, as our secure neighborhood ensures your safety and peace of mind.

Elevator:
Please note that there is an elevator on the property; however, it is currently out of service. We apologize for any inconvenience this may cause.

Pool, tub and Water Heater:
We are pleased to offer a pool heater for your enjoyment; however, please be aware that its efficiency can be affected by colder winter weather. Kindly consider this when planning pool activities, prioritizing your safety and comfort.

Towels:
Our property is equipped with towels to accommodate the maximum number of guests allowed. To ensure that all guests have access to adequate resources, we request that you limit your towel usage to one per guest during your stay, helping maintain a comfortable environment for all.

Fob and Keys:
To help us maintain a seamless guest experience and avoid any inconvenience for future guests, we kindly request that you take a photo of the keys or fob when returning them. This simple step greatly assists us in ensuring the timely replacement of any lost keys or fobs, as the process can sometimes take an extended period.

Authorized Guest Count:
To ensure a cozy and safe stay, we request that only the guests listed in your reservation join us at the property. Please notify us promptly of any changes to your guest count. An extra guest fee of $50.00 per person per night applies.

Recycling:
We encourage guests to consider recycling during their stay to reduce our environmental footprint. Your participation in recycling is greatly appreciated and contributes to a more sustainable and eco-friendly experience for everyone.

Respecting Quiet Hours:
We highly value your comfort and the peaceful atmosphere of our property. Quiet hours, observed from 10:00 PM to 7:00 AM, ensure a serene experience for all guests and neighbors. Your understanding and cooperation in respecting these hours contribute to a harmonious stay for everyone.

A Smoke-Free Environment:
To maintain a comfortable environment for all, we strictly enforce a no-smoking policy indoors. We impose a fine of $1000.00 to cover extensive cleaning and odor removal, ensuring the comfort of all guests.

Cancellation Policy:
Before confirming your reservation, please review the provided cancellation policy. Once your reservation is confirmed, it will be assumed that you acknowledge and accept the terms of the cancellation policy. For added peace of mind, we strongly recommend considering the purchase of travel insurance to safeguard against potential losses resulting from unforeseen cancellations.

Maintenance and Care:
We request that you treat our home with the same care and respect as you would your own. Our dedicated team follows a checklist to ensure everything is in order for our guests. If, during your stay, any items are accidentally damaged or broken, please promptly inform us so that we can arrange for necessary repairs in consideration of our future guests.

We wish to emphasize that in the event any of the mentioned rules unintentionally face a breach, there may be a need to retain the full security deposit. Moreover, we hold the right to consider the immediate conclusion of your reservation if, regrettably, any of these house rules are not fully observed. Your gracious and responsible conduct as a guest holds immense value to us, as it significantly contributes to creating a harmonious and delightful experience for all our valued guests. Your cooperation is greatly appreciated.

Amenities non-functional and not as advertised
We have stayed at many up-scale VRBOs and this was by far the house in the worst condition. It is the homeowner’s responsibility to have the advertised amenities working starting on day 1, but it was not. We immediately contacted the host, and made them aware of the many issues listed below. We spent a whole day waiting for workers, and no one came. Then the ones that did come, weren’t able to fix the problems. So, after multiple days of trying to coordinate with technicians, greatly disrupting our vacation, we decided to simply leave a day earlier, and to not spend our last few days of vacation with more technicians in the house. Due to the significant inconveniences and amenities being non-functional, we requested a partial refund, and now the host is ignoring communication. We have pictures and videos documenting all of the following. The following were broken & non-functional: washing machine, hot-tub, oven-butler’s pantry, kitchen area fireplace. The following were partially non-functional: sauna, freezer, stove-butler’s pantry. There was significant mold growth by the downstairs window. Bedroom on main level does NOT have ensuite bathroom, it is falsely advertised. The home was not properly cleaned before arrival, and there was also wear and tear visible such as stained carpets. There were many more smaller issues, too many to list. The location & view is great, and this home has potential if the owner would properly fix-up the home.
