This deluxe townhome defines quiet luxury and lives like a 4 bedroom with 3 bedrooms plus a fourth office/bedroom flex space. Free neighborhood ski shuttle picks up at end of driveway. Features an open floor plan, mountain views, large kitchen, gas fireplace, four ensuite bathrooms, private hot tub, gas grill, two car heated garage, two decks and a flat/grassy yard. Easy access to Highway 9 and central to all winter and summer activities. Across from the golf course.
The space:
• New modern and comfortable living room and dining room furniture have been installed fall 2024.
• Western facing, allowing ample natural light all year.
Main Level:
• Spacious living area with cozy sofas, a gas fireplace and mountain views
• Deck with a new outdoor dining table and seating for 6, massive views of the Tenmile Range, an umbrella and new Weber gas grill
• Fully equipped kitchen with granite countertops and a bar with seating for 4
• Dining table with seating for 8
• Master suite: king bed, private bathroom with large soaking tub, walk-in tile shower and two sinks, flat-screen TV (sleeps 2). Located off the kitchen
• Den (located off the dining area): The couch is a queen sleeper sofa with comfortable air mattress. There is also a dedicated workspace, TV and connecting full bathroom. This room has pocket doors and can be fully closed off (sleeps 2)
Lower Level:
• Suite 2: queen bed, twin bunk beds, private bathroom with tub/shower, flat-screen TV. (sleeps 4)
• Bedroom 3: queen bed, private door to hall bathroom, flat-screen TV, door to back patio. (sleeps 2)

• The kitchen is fully stocked with all essentials. We also provide complimentary salt and pepper, coffee and tea, paper towels, trash bags, dish soap, hand soap, dishwasher detergent, kitchen towels, and a sponge.
• The bathroom is fully stocked with necessities as well as hairdryers and full size conditioner/shampoo/body wash. Laundry detergent is supplied for the washer and dryer.
• There is a Pack N Play travel crib located at this property. Please bring your own Pack N Play crib sheets.

Other things to note:
» The minimum age of the primary renter must be 25.
» Guests are responsible for being aware of the Breckenridge Ski Area lift and terrain statuses, opening and closing dates.
» There is the potential to snow October-May so cars with proper snow tires and 4WD/AWD are required during this time.
» This house is located at an elevation of approximately 9,600ft which is considered high altitude. We recommend visiting the CDC website for more information on traveling to high altitudes.
» There is no air conditioning and most properties in the area do not have it due to the mild summer weather and the fact that it cools down significantly at night.
» While we accept dogs, please be a respectful dog owner. It is expected that dog owners will clean up after their dogs, inside and outside. Fees may be incurred if extra cleaning is necessary. The only pets we allow are dogs and unfortunately cannot allow any other pets of any kind.
» The private hot tub requires weekly service so stays longer than 4 nights may have a hot tub contractor stop by.
» The house has an occupancy limit of 10. The garage is a two car garage for guest use. Any additional cars will need to be parked outside.
» This property is part of a duplex.
» Summit County has strict Short Term Rental rules and regulations that must be followed. Please refer to the Good Neighbor Guidelines posted in the unit on what is required from renters.
