The Space:

Step inside and discover spacious living across 6 bedrooms. The property's secluded ambiance provides the perfect backdrop for creating your private oasis. Dive into the refreshing pool, tucked away amidst lush greenery, or unwind in the shade of the boathouse, savoring the gentle sounds of lapping water. This property also boasts a second-story apartment.



Sleeps 20. Full kitchen (fridge w/freezer, microwave, dishes, silverware, and coffee maker), towels, sheets, etc. Wifi is included with a flat screen TV. Some of the amenities we have include:

* We are event friendly with consent and a signed damage waiver before booking. Please ask about our custom event fees. If guests are found to have had a party without host permission which results in additional cleaning or maintenance required, guests will be responsible for additional cleaning charges. In the unfortunate event that neighbors are disturbed, GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY.

Health & Safety: We prioritize the health, safety, and comfort of our guests. Each stay is followed by a thorough cleaning to maintain a welcoming environment.



Late Check-Outs & Early Arrivals



1-2 hours: $100

2-3 hours: $200



Note: Early arrivals and late check-outs are not guaranteed due to our tight cleaning schedule. Please request approval in advance.



Refund Policy



A 3.9% processing fee on refunds is non-refundable. Refunds will be the amount paid minus this fee, per Stripe's policy. This applies to direct booking and bookings made through select booking channels.



General Guidelines



●NO PETS ALLOWED

●Age Requirement: Primary guest must be 21+, with an adult over 21 present during the stay.

Food & Drink: No food or drink in bedrooms (closed water bottles allowed); extra cleaning fees for stains.

●No Smoking: Smoking of any kind is prohibited; $200 fine for violations. Additional charges will incur to cover repair or cleaning costs.

●Trash: Dispose of all trash in outside bins before departure.

●Damages: Report any damages within 24 hours of occurrence or immediately upon arrival. Failure to report damages could result in liability for repair or replacement costs.

●Dishes: Wash all dishes and run the dishwasher (if applicable) before leaving.

●Windows: Keep windows closed for security.

●Laundry: Avoid overloading machines; do not wash sandy items, and clean the dryer lint trap.

●Storage Closet: Keep this area closed and locked.

●Consumables: Leftover items are at your discretion; freshness is not guaranteed.

●Furniture: Do not rearrange.

●Parties & Events: Unauthorized parties are not allowed; violations will result in additional charges and immediate eviction.

●Only registered guests are permitted to stay at the property. If you would like to add extra guests beyond the number initially registered, please request approval before finalizing your booking. Any additional guests that exceed the maximum allowed at the property will incur an additional charge of $100 per person. This requires approval from us prior to booking.

●Illegal Activities: Will result in immediate eviction.

●Quiet Hours: 10pm to 7am. Please be respectful of neighbors.



PICKLEBALL COURT RULES:



● Use court at your own risk.

● No food, glass, or alcoholic beverages on the court.

● No pets.

● No bikes, roller blades, or skate boards.

● Proper footwear required.

● Children under 12 must be accompanied by an adult.

● Court Hours: 8:00AM-7:30PM

● Do not abuse net or other equipment.



DOCK RULES:



● Use at your own risk. Please be cautious when walking on the dock, especially at night or when wet.

● No running or horseplay on or near the dock.

● Children must be supervised by an adult at all times.

● No diving or jumping from the dock.

● Swimming is not permitted​.

● No fishing gear, coolers, or personal items may be left on the dock unattended.

● No glass containers on the dock.

● Quiet hours apply—please keep noise to a minimum, especially in the evening.

● Report any damage or safety concerns immediately.



POOL & HOT TUB RULES



●Use at Your Own Risk: By using the hot tub and/or pool, guests acknowledge and agree that they are using these or any amenities at their own risk.

●Supervision: For safety reasons, children under the age of 16 must be supervised at all times while using the hot tub or pool.

●Health & Safety: Guests should not use the hot tub or pool if they are under the influence of alcohol or drugs. Please shower before entering the hot tub or pool to maintain cleanliness.

●Cleanliness: Please ensure that no oils, lotions, or soaps are brought into the hot tub or pool. This helps maintain the quality of the water for all guests.

●Proper Use: For your safety, please follow all posted guidelines and do not engage in risky behavior in the pool or hot tub (e.g., diving, rough play).

●Damage: Any damage to the pool or hot tub caused by misuse will be charged to the guest.
