The game room downstairs comes with modern couches facing a 75 inch flatscreen TV with an Xbox console, where you can log in to your Xbox account and plan a fun game night. The game room also features pool and foosball tables for the ultimate night of fun, and a bar completes it all.
The screened-in porch overlooking the backyard has an up-to-date hot tub that seats six, mood lighting, and a spectacular sound system where you can really let loose. A lounger and rack of pool towels ensure that you don`t have to go back inside until you are dry.

The freshly updated kitchen includes state-of-the-art stainless steel appliances, making meal prep easy. You can bring the food right over to the large table with enough seating for six. A high chair is available for your use as well. You can also enjoy your meals on the patio and make use of the BBQ grill, available seasonally.

Suffern, NY is a beautiful scenic neighborhood rich in history. It is the gateway to the Hudson River Valley National Heritage Area and famously hosted General George Washington and other important military leaders during the Revolutionary War. Take a drive around to see famous landmarks, such as Suffern’s Tavern, a base for George Washington and Aaron Burr; and Lafayette Theatre, a 1920’s Art Deco movie theater.
There are also many charming family-owned shops and restaurants in town, serving up all kinds of delicious cuisine from Mexican to sushi.

Suffern will give you the true great outdoors experience with an incredible network of hiking trails in Harriman State Park and Bear Mountain State Park, including the challenging 21-mile Suffern-Bear Mountain Trail. Kakiat Park is a much-loved local park that is just a short drive away and boasts a lake and hiking trails ranging from easy to moderate with beautiful views. Nature-lovers will also enjoy beautiful lakes, rivers, and ponds that Suffern boasts. You won`t be bored with the entertainment options available. Golf courses and equestrian centers are abundant in the surrounding areas. You can also hop over to Torne Valley Vineyards for wine tasting. Bear Mountain and several other ski resorts are all within a short drive.

Security Deposit: A deposit equal to 10% of the reservation total will be charged and held securely. It will be fully refunded 48 hours after checkout if the property is left in good condition and all house rules are followed.

All outdoor amenities are available seasonally, from around May 15 through October 1st; grill included.

Kosher amenities available upon request.

We do provide basic amenities such as toiletries, paper towels, and essentials to get you started. However, if you’re planning an extended weekend stay or visiting with a larger group, we recommend picking up some extra supplies to ensure you have everything you need throughout your stay.

HOUSE RULES: Guest agrees to maintain the Property in good condition and comply with all applicable laws. Guest is responsible for the actions of all occupants and visitors. The following rules apply:

NO PARTIES OR EVENTS: Parties, events, or loud music are strictly prohibited. Violations will result in a $500 fee and immediate eviction without refund.

QUIET HOURS: Quiet hours are from 9:00 PM to 9:00 AM. Excessive noise at any time may result in a $500 fee and eviction.

NO SMOKING: Smoking is not permitted inside the Property or in any enclosed areas. Violations will result in a $500 cleaning fee.

POOL/HOT TUB USE (IF APPLICABLE): Use of the pool or hot tub is at Guest’s own risk. No diving is permitted. Use is limited to registered guests only. Children must be supervised by a responsible adult at all times. Grill is available from mid May to September 1.

CARE OF PROPERTY: Guest agrees to promptly report any maintenance or safety issues. Do not tamper with unauthorized equipment. Furniture, décor, and equipment must not be moved or rearranged without prior written approval. Unauthorized movement of furniture will result in a $250 fee.

CLEANING: Basic cleaning is included. Excessive cleaning beyond normal use will be charged to the security deposit. Additional mid-stay cleaning is available upon request for a fee.

AMENITIES: A starter supply of toiletries, paper products, and detergents is provided to help you settle in comfortably. If you`re traveling with a larger group or staying for an extended period, you may wish to pick up a few extra essentials during your stay. We’re also happy to restock items for you—just let us know in advance and we can arrange it for a fee.

LOST KEYS: Lost keys or access devices will incur a $300 replacement fee.

PHOTOGRAPHY/COMMERCIAL USE: The Property is for residential vacation use only. No commercial photography, filming, or events without written approval.

CHECK-OUT PROCEDURES: Departure is required by 10:00 AM. Return furniture to original positions, empty trash, remove food from refrigerator and cabinets, load and start dishwasher, and place used linens and towels in the laundry area.

MAINTENANCE AND REPAIRS: The Management Company will address reported issues promptly but does not guarantee all equipment will function perfectly at all times. No refunds or adjustments will be made for appliance or equipment failures.

FORCE MAJEURE: The Management Company is not responsible for events beyond its control (e.g., weather, utility outages, construction, or pandemics). No refunds will be issued for such interruptions.
