Cancellation Policy

We recognize that travel plans may change. Please note that once a reservation is confirmed, certain operational costs are incurred. Our cancellation structure is as follows:
Non-Refundable Fee: All cancellations are subject to a 10% non-refundable fee. This covers administrative processing time, merchant transaction costs, and non-recoverable platform fees.
Refund Window Compliance (e.g., 14+ days prior to check-in): Guests will receive a refund of the booking cost minus the mandatory 10% fee.
Outside Refund Window: The standard cancellation policy selected at the time of booking will be strictly applied.
Recommendation: We strongly encourage the purchase of comprehensive travel insurance to safeguard your investment against unforeseen circumstances.

Guest Verification & Damage Waiver: Required

For the safety and security of all guests and the property, a mandatory guest verification process is required via the Pre-arrival form..

Verification Process: Guests must submit a photograph of their driver’s license along with a current selfie and must be over 25 years of age.

Damage Waiver Fee: A non-refundable $50 per-stay damage waiver is required. This fee provides coverage for minor accidental property damage, ensuring a worry-free stay for all occupants.

Pet Policy

We are a dog-friendly property.
Eligible Pets: Well-behaved dogs are welcome. Please pick up after your pet and dispose properly in trash cans. Please note that additional fees may apply for multiple dogs.

Parking & Entry Instructions
For easy access, please enter the building through the back door, located behind the property. Simply pull into the driveway and park in your designated garage spot, which corresponds to the unit you rented—this will be your parking space for the duration of your stay.

🚗 Bringing a second vehicle? Please do not park in another guest's garage spot. Instead, use the street parking along the front of the building.

As part of a quiet building with 6 units, you’ll enjoy peace and privacy while being conveniently located on a main road with easy access to everything the area has to offer.

Your comfort and safety are our top priorities—this space is thoroughly cleaned and disinfected between guests, and all linens and towels are freshly laundered for your arrival.

Stay comfortable year-round with central heat and a wall unit A/C for those warmer days. Plus, for added convenience, coin-operated laundry machines are available in the common area for your personal use.

As the owners of the entire building, we take pride in maintaining a clean, safe, and thoughtfully decorated space—one we would happily stay in ourselves.

Prime Location
The apartment is located in a well-maintained residential neighborhood just 1.5 blocks from The Greene Towne Center, offering more than 125 restaurants, bars, upscale shopping, and entertainment options. You are also minutes from I-675, downtown Dayton, and Wright-Patterson Air Force Base, making this an excellent choice for both short and extended stays.

Modern Comforts
The space has been recently updated with new flooring, a renovated bathroom, stylish décor, and a fully equipped kitchen for preparing home-cooked meals.

Guest Verification & Fees
This is a simple process that includes uploading a photo and valid driver’s license. A $50 damage waiver applies per stay.

Pet Policy
One dog is permitted per stay for an additional fee. Additional pets may incur extra charges. Cats are not permitted due to severe owner allergies.

Same-Day Bookings
Reservations made between 4:00 PM and 6:00 PM may require a refundable $200 security deposit, returned within 7 days after checkout if no damage occurs. We do our best to accommodate last-minute reservations whenever possible.

Convenient to Oakwood, Kettering, and The Greene shopping area

The apartment was very clean. Green couches and both beds were comfortable. There is no central air conditioning, so it was a very hot weekend (90's), and only one of the bedrooms has a window AC unit as does the living area. Both bedrooms have ceiling fans, but despite keeping bedroom doors open, the bedroom without AC was still very warm. Also, the one bathroom had no plugs in the bathroom (that we could find!) and no other room had a plug near a mirror, so we had to blowdry our hair without a mirror.
