- The home can get a bit warm in the summer months and the house does not offer air conditioning, however fans are provided to help with the heat.

Complimentary WiFi, Disney+, coffee and tea. The kitchen comes fully loaded with brand new stainless steel appliances such as a microwave, fridge, stove and dishwasher along with glasses, mugs, dishes and cutlery.

Once you stay with us, you'll feel like you're simply staying at a home you own!

You'll have full access to the entire property including a double car garage during your stay with us! Feel free to stay in and cuddle up on the couch and enjoy complimentary Disney+ or head out and enjoy the many activities Edmonton has to offer.

Interaction with guests is important to us. While we do not live at the property, we are readily available to help and assist our guests to ensure they have a comfortable and enjoyable stay.

We are always happy to provide recommendations for things to do and see in the area, and we are available to answer any questions or address any concerns that may arise during your stay.

Our home is conveniently located only minutes away from Rogers Place, Commonwealth Stadium, Royal Alexandra Hospital, NAIT and shopping centers including Edmonton City Center and Kingsway Mall. We have included many activities in our guidebook!

The Yellowhead Freeway is also nearby, making it easy for you to get around the city and see all it has to offer. Whether you're in town for business or pleasure, come stay with us and experience the beauty and charm of Edmonton for yourself!

Getting around from our home in downtown Edmonton is a breeze! With LRT stations just minutes away, you'll have quick and easy access to all the best destinations in and around Edmonton. Whether you're headed to the office, exploring the city's attractions, or just running errands, you'll find it simple and convenient to get where you need to go.

Additionally, there are plenty of public transportation options available from Edmonton Transit Service (ETS), Taxis, Uber and if you’re feeling adventurous try an electric scooter from Lime or Bird.

So no matter how you choose to get around, our location downtown makes it effortless to see and do all that Edmonton has to offer!

Additional guest fees apply after 8 guests.

A security deposit of $500 CAD will be collected 24 hours prior to check-in. The refundable security deposit is simply a pre-authorization and will be automatically released within 7 days after check-out (granted that there are no missing items, damages etc. to our home after your stay). We also require a separate short term rental agreement to be signed directly with us prior to your stay.

There are exterior cameras at the front, side & back of the house that record to the cloud 24/7 for your safety and security purposes.

Our home is equipped with a noise monitor that measures the decibel levels inside the house. Please note that the monitor does not record any conversations or sounds. Its sole purpose is to ensure a peaceful environment for everyone in the property. We kindly ask our guests to respect the noise levels and keep any loud activities to a minimum. In the event that the monitor is tampered with, turned off, or removed, we reserve the right to terminate the guest's stay immediately without refund. We appreciate your cooperation in maintaining a peaceful and enjoyable stay for all guests.

There is a keyless entry to the home in which you will be provided a unique code to access the property during your stay.

Please remember that you're staying in our home, not a hotel. Please treat the place with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living on site 24/7.

Please note that profiles with a lower review rating than 4 stars will not be allowed to book our property on an instant book basis and if for whatever reason the reservation confirms through the system, the reservation may be cancelled. For guests with new profiles without reviews, these requests will be reviewed manually and will be subject to screening and questioning before a reservation may be confirmed.
- Quiet time hours between 10 PM and 7 AM as per City of Edmonton Bylaws.
- No pets allowed in the home.
- This is a NON-PARTY home. If we discover an unauthorized party / event
happening at the property the booking will be immediately cancelled and no
refunds shall be given.
- Our home is equipped with exterior cameras that record to the cloud 24/7. If
they are tampered with in any way during your reservation your booking may
be immediately cancelled with no refund given on the booking amount or the
security deposit.
- Guest accounts must have a verified direct phone number on their profile
which will be checked prior to reservation. If we cannot directly contact
guests on the phone number listed on their profile, we reserve the right to
cancel the reservation prior to its beginning.
- No smoking of any kind (cigarette, marijuana or vaping) - a $250 fee will be
charged if the property smells of smoke, or any evidence is found that
smoking occurred inside the property.
- Please return the garage door opener - a $150 fee will be charged if needed
to be replaced.
- The maximum occupancy on this property is 12 people. Any additional guests
that arrive without permission will be vacated off the property for
trespassing. All guests must be declared on the reservation. Any
unregistered guests will be charged a $40 additional guest fee per person.
- Additional cleaning fees may be applied if the house is left messy and
unorderly. Please follow check out procedures prior to departure.
- Late check-out fee of $50 will be applied if you have not vacated the
property 30 minutes after 11 AM check out unless prior permission is granted
from the host. If check out is more than 2 hours late, you will be charged for
an additional day and will be charged at our base nightly rate of $299, but this
does not award you to stay for the additional day as this could impact other
reservations.
- Any violation of the house rules could be grounds for immediate termination
and removal from the property without a refund from Benaiah Security Ltd.

Fantastic Rental!
Highly recommend this property! It is a new build and the inside is absolutely gorgeous! All the finishes are beautiful and modern. When we arrived it was super clean and furnished with everything that was listed. The listing is very accurate as to what you see when you walk in! The area seemed safe to us and we were comfortable walking around and parking our vehicles outside, but there’s a garage that can be used as well! The owners were absolutely wonderful and very quick to return messages! We needed some extra fans and they gave us more than needed just to be sure. It was such a great experience! We had 11 people staying and with the two floors and large beds it was more than enough for everyone to have a comfortable place to sleep! You won’t be disappointed!
