Enjoy the best location in Breck! Located at the end of a cul-de-sac and directly on a ski run, just minutes from world class shopping and dining on Main Street. Step out from your private locker room to the ski run, the hot tub or the dry sauna or relax by one of the indoor gas fireplaces. Easy ski out to Beaver Run base area on peak 9 and moderate ski in via the Grand Timber ski back between peaks 8 and 9. Features five adult bedrooms, two bunk rooms and three living rooms over three levels.
The space Main Level: • Fully stocked chef's kitchen with everything you need to cook and serve a meal. Large island for gathering and plenty of pantry space. • Open living room with vaulted ceilings, stone fireplace and views of Baldy Mountain • Dining area open to the kitchen and living room • Deck off the living room/dining room featuring a large grill and propane fire table • Wall of south facing windows with forest and mountain views. • South facing deck with views of Baldy Mountain and overlooking ski run • Heated two car garage plus heated private driveway • Laundry room with washer/dryer • Half bathroom
Bedrooms on Main Level: • Bedroom #1 with king bed and ensuite bathroom, featuring a soaking tub and separate steam shower. Gas fireplace and deck access • Bedroom #2 with king bed and ensuite bathroom
Upper Level: • Bedroom #3 with queen bed and ensuite bathroom • Lofted living room with twin daybeds • Two desks with chairs
Lower Level: • Bedroom #4 with king bed and ensuite bathroom (shared bathroom with large bunk room) • Bedroom (bunk room) #5 with multiple bunk beds and ensuite bathroom (shared bathroom with bedroom #4) • Bedroom #6 with king bed and ensuite bathroom • Bonus bunk room with twin over twin bunk located off the bar • Large living room with gas fireplace • Large bar area • Locker room with dry sauna and full bathroom • Second laundry room with boot warmers • Access to the private hot tub • Access to ski run
House General Features: • Three gas fireplaces (one in the main level living room, one in the lower living room and one in the master bedroom off the main level living room) • Three living areas • Toto toilets in each bathroom • Portable fans and humidifiers throughout • Two laundry rooms • Two dishwashers • Two full-size refrigerators, one in the kitchen and one in the downstairs bar area
Maximum Occupancy Limit: 16 guests Parking Limit: 6 cars - *All cars must fit between the two car garage and the driveway*. Cars are not permitted to park in the road. Additional or oversized vehicles that cannot fit must park at and overnight pay lot in Breckenridge. More information can be found at BreckPark.
Ski out access*: Ski out from the patio directly onto the ski run, taking a right. Be aware this part of the run is 2 directions and you may encounter people skiing the opposite direction (you will return to the house this way). Ski 25 yards and take a left through a few wide trees and you end up directly at the Beaver Run lift/base area.
Ski in access*: Ski towards Beaver Run from the C-Chair on Peak 9 on Lower Sawmill Run. The run will flatten out. Just past the Snowflake Run (DO NOT TAKE THE SNOWFLAKE RUN) there will be another run on your left marked as "ski back to Grand Timber" This run will bring you right back to the locker room at the house.
*Ski in/out access is dependent on snowpack and mountain conditions. Peak 9 may be closed early and/or late season and are subject to snowpack and mountain conditions. It is the guest's responsibility to be aware of mountain terrain statuses and operations.
Please note that this property sits on a ski run. There may be skiers passing by near the house.
Provided Items: • The kitchen is fully stocked with all essentials. We also provide complimentary salt and pepper, coffee and tea, paper towels, trash bags, dish soap, hand soap, dishwasher detergent, kitchen towels, and a sponge. • The bathroom is fully stocked with necessities as well as hairdryers and full size hand soap/conditioner/shampoo/body wash. Laundry detergent is supplied for the washer and dryer. • There is a pack n play crib available in this property. Pack n play sheets are not provided. • Hot tub towels are provided.

Our housekeepers will take care of everything. Loading and starting the dishwasher is helpful, but not required. • Well-stocked properties with quality items.
Other things to note » The minimum age to rent is 25. » There is a $25 fee to return lost and found items, in addition to any shipping charges. » There is the potential to snow October-May so cars with proper snow tires and 4WD/AWD are required during this time. » Property mountain access details and ski in/ski out designations are dependent on open lifts and runs. Guests are responsible for being aware of the Breckenridge Ski Area lift and terrain statuses. » This condo is located at an elevation of approximately 9,600ft and is considered high altitude. We recommend visiting the CDC website for more information on visiting high altitudes. » There is no air conditioning and most properties in the area do not have it due to the mild summer weather and the fact that it cools down significantly at night. » The private hot tub requires weekly service so stays longer than 4 nights may have a hot tub contractor stop by. » Breckenridge has strict Short Term Rental rules and regulations that must be followed. Please refer to the Good Neighbor Guidelines posted in the unit on what is required from renters. » The maximum occupancy (16) is not to be exceeded at any time. » Pets are strictly prohibited. » Weather in the mountains can be unpredictable, and travel disruptions may occur. We strongly recommend purchasing travel insurance, as we are unable to offer refunds for cancellations or interruptions due to circumstances beyond our control.

This house is in a great location and if there was enough snow, it would’ve been easy to ski in and ski out. The lodge accommodated our 16 person trip very well and we had a great time. There were a number of things that could use some repair but other than that we had a great experience.

The house is beautiful and well kept. The host was very helpful. Is it a great location close to the lift and a short drive to snowboard lessons for my little one. The kitchen has everything you need to have meals with large groups. Beds are comfy and rooms even include fans and humidifiers if needed. Thanks for a great stay!

Great house for a large ski in / ski out group. A little bit of a walk to downtown, especially with snow, so we ended up driving. Overall a great house.

Family wedding adventure
The home is absolutely stunning! It fit our group of 15 perfectly. We loved the trails around the house that led to a beautiful lake with amazing mountain views. It was conveniently located to everything in Breckenridge. Our only feed back is we could have used more towels.

Fantastic House
We love this property! It’s beautiful, private and easily accommodated our large group! The kitchen has everything you would need to cook for large groups, including two refrigerator/freezers. It’s a quick drive to town or you can walk also! Jesse, the house manager quickly responded to any questions we had. Thank you!

Great home
House and amenities were amazing and clean. Lots of space, hot tub and sauna were great!
Only con was not truly ski in and out, especially for younger beginner skiers. You hae to travel a narrow path to get to the lifts and On the way back really no way to get there without hitting some blue runs. If that works for the skiers in your group then this place is fantastic.

Thanks for sharing your perspective! This home is true ski-in/ski-out since it sits directly on a green ski run but we understand that you came very early season when conditions may not be 100% favorable for beginner skiers so it is a good point for others traveling in November. We are always happy to discuss the best timing for ski conditions!

Great house with direct access to trails and ski runs in Breck. We hosted a small mens retreat here and loved the sauna, hot tub and large living space. We also enjoyed being able to walk into town (15 min from Main street).
