Guest access
You’ll have full and exclusive access to the condo during your stay—no shared spaces within the unit. Everything pictured, including the gas fireplace, private balcony, in-suite laundry, and fully stocked kitchen, is yours to enjoy.

The suite is located inside a secure condo building, and building access requires key pickup from an off-site location. As such, check-ins must be completed before 9:00 p.m.—no exceptions. Please plan your arrival accordingly to ensure smooth access.

Parking Details:

One underground secured parking stall is included with your stay (max clearance 6’6”, no propane vehicles permitted).

Visitor parking is available for one additional vehicle—just make sure to register your vehicle at the front lobby kiosk to avoid any fines or towing.

Whether you’re in town for a game, concert, or a quick business trip, everything you need for a comfortable stay is at your fingertips.

Our homes are fully stocked with the essentials you’ll need for a comfortable stay. Supplies are set up to last approximately 7 days. For extended stays beyond this, guests will need to purchase and maintain any additional items they require.

- For Winter Weather: During the winter season, snow is removed within 24 hours "after" the snowfall has ended.

Pet Fees
We’re happy to welcome your furry family members! Pet fees are charged separately after booking and are as follows:

$30/night per pet
$150/week per pet
$300/month per pet

Please note: Pet fees are not included in the nightly rate and will be collected after your reservation is confirmed.

Additional Guest Fees:
Our base rate includes up to 2 guests. A fee applies for each additional guest beyond this. This helps us cover the extra wear and tear, utilities, laundry, and cleaning that come with additional occupancy—ensuring every guest enjoys the same high-quality experience.

All additional fees are subject to 9% tax (5% GST + 4% Alberta Tourism Levy).

✦ Pre-Arrival Requirements ✦
To ensure a smooth and secure stay, all guests must complete the following steps after confirming their reservation:

1) Sign our short-term rental agreement
Outlines house rules and stay terms. Delivered automatically after booking and signed digitally in a few clicks.

2) Complete ID verification
A one-time step via our secure platform to ensure the safety of all guests and properties.

3) Choose your damage protection option

Option 1: $50 CAD non-refundable damage waiver (covers accidental damage up to $700 CAD)

Option 2: $700 CAD refundable security deposit (pre-authorized hold, released 5 days after checkout if no damage or violations)

Please note: A 2% processing fee is retained on deposit refunds ($686 returned). If your reservation is canceled before the hold is placed, no fees apply.

These steps must be completed prior to receiving your check-in instructions and access code.

Please remember this is our home—not a hotel. We ask that all guests treat the space with care and respect. We’ll do our best to assist promptly if any issues arise, though there is no one living on site 24/7.

Our stay was perfectly perfect

Stunning décor, very warm and homey, good parking spot, we especially liked the short walk to 24hr convivence store. Very quiet area and central so it was easy to get around. It felt like a home away from home.

Great Location, Great Value Check in Info Missing

A great location, well stocked suite and very comfortable beds and furniture. The check in information code was missing from the initial check in email, and the owners were delayed in answering our calls. If you are renting, be sure to have the key code provided in your check in email the day you check in. It is not the door code, it is a separate confirmation code to give to the key pick up location.

Downtown Gem

This is a great little gem near the Alberta Legislature! Super clean, great layout, with lots of amenities. Check in turned out great, but different than the house check in/out manual. Having easy access to a digital manual is AWESOME. I will be back!!

Great stay downtown

The place looks just like the photos, and felt bigger than expected in person. The check in process is a little frustrating and a big confusing. There's a virtual fob, but that can't get you in the building, so you still need the physical fob. But the way it's written that wasn't entirely clear. So we ended up outside after a dinner at 11pm and were told we'd just have to wait for someone else

Check in disaster

Stayed at the Breakfast Club Suite downtown Edmonton. Check in was a disaster as we had no code to access the fob, so that took 30 mins standing next to the bus depot in downtown Edmonton. Then the toilet plugged first time we used it and they charged us $63 for the service call. Best to walk around and check everything works upon arrival or they will do the same to you. We extended our stay so I asked if the code would change for the extra day and was told our current code would stay active, it didn't. Again we were stuck outside waiting to hear back with a new code. The place was ok, king bed was old and hard, rug in hallway was filthy and being on the 2nd floor, at 6am all the garbage trucks and construction started so couldn't sleep. Almost nothing of interest on tv only art and nostalgia channels. All in all, I would stay somewhere else next time. Do NOT recommend. And the $63 charge for toilet is just the icing on top. NOPE!

- This property is centrally located in downtown Edmonton, as such the City noises tend to be a noisier here due to the hustle and bustle!

This condo comfortably sleeps 6 with one king size bed in the master bedroom with attached ensure, a queen size bed in the second bedroom and a sofa bed. All beds complete with fresh sheets changed after every single guest. Our suite also has two full sized washroom that is sparkling clean with shower/ tub combination, sink and toilet so everyone can get ready for their day quickly!

Complimentary Wi-Fi, Netflix, tea and coffee. Your kitchen comes fully loaded with brand new appliances such as a microwave, fridge, electric stove and dishwasher, other small appliances and wine glasses, mugs, dishes and cutlery.
