Apartment E35 is a Privately owned One Bedroom with a Loft Condominium within the Sandcastles Property in the heart of Ocho Rios, St.Ann.

The property is located within walking distance to numerous Restaurants, Supermarkets, Mobile Phone Providers, Commercial Banks, Shopping Outlets. The complex is manned by Security on a 24 hour basis and access is Restricted to Lawful Visitors/Guests only.

The property has access to a private beach that is free for guests at Sandcastles and also a swimming pool.

The Facilities in the Condo are as follows:

1. Bedroom has a King Size Serta Pillow Top Mattress with first quality Hotel Linen. The loft has Two Twin Sized Beds.

2. Juliette Balcony with a table and 2 chairs, it is small and can accommodate 2 persons

3. Fully Air-Conditioned (including the loft area.)

4. Kitchenette is outfitted with Brand New Appliances that include Microwave Oven, 4 Burner Electric Stove with Oven, 10 cuft. Refrigerator, 4 Slice Toaster Oven, Coffee Maker and Electric Kettle, Iron and Ironing Board, Utensils for Cooking, Dining and Baking.

5. Cable Service.

6. 32' LCD Flat Screen Television.

7. Personal Housekeeper for Apartment.

8. Room Vault and Lock Up Cupboard for Valuables such as Laptops, Cameras, Cellphones etc.

9. Bath has Spa Shower with Extra Large Shower Head and Hot Water is available in all taps.

10. Bath linen, Toiletries and Kitchen Towels are Provided.

Wonderful stay

The place was nice clean neat and the host along with her cleaning lady Shelly was on point! You are staying in the heart of Ochi which I love everyone from the staff on the property were very friendly and helpful. I will stay at this property again

We had a great stay! Shelly was friendly and helpful with anything we needed! The pool area was great to have but spent most of our time on the Beach! Love the area we were situated in! Would definitely recommend to friends and I am looking forward to another visit!!

Great value in a good spot

Great location in Ocho Rios, pretty much everything was in walking distance or a 5-10 minute ride, right next to the beach and has a few bars on site along with a restaurant.

Great location

We really enjoyed our stay here. Everything was in walking distance and the condo was in a secure location. We didn’t really have to drive anywhere. The restaurant and pool serve delicious food.

10 day stay with friends

The apartment was clean and neat and loved the proximity to the beach. Close to strip with lots of activities and nightclub!!! The locals were welcoming, I enjoyed interacting with them daily. I will be booking again in the near future.

The entire space needs a complete renovation. Old rusty stove was scared to turn it on.All appliances need upgrading. Bathroom had worn out tiles, rust stained toilet and sink. Living area had wires hanging out of wall. Soace is dark and hloomy. Insufficient lighting throughout. Unable to even apply makeup in bathroom. One light bulb out. No CNN, MSNBC, NO cable. Space should be advertised as ONE bedroom and LOFT .Should not be placed on VRBO UNTIL FULL RENO IS DPNE. THEN IT WILL HE A COZY PLACE TO STAY.

Perfect location

This property is in the heart of Ochi with so much within walking distance. The unit was equipped with everything I needed for my stay. Wifi worked good, bed was comfy, upstairs loft was an added bonus. Chenessa is an excellent host and Shelly the housekeeper was amazing also...she kept the place sparkling and smelling fresh.

Excellent stay

This property was lovely and within walking distance of supermarkets, shops, the jerk chicken stand, Ocho Rios Jerk, taxi stations - including route taxis were easy to get to (walk) and within a 15 minute drive from the Knutsford (Drax Hall). The cleaning person was easy to reach and personable (Shelly). The property was not waterview (it didn’t say it was) but access to the pool was so easy and access to the beach was easy as well - walk downstairs to the gate and enter. It was also very easy to work with the owner and we greatly enjoyed our stay.

Best stay ever

Upon check in we had a few issues however, our property manager Shelly was on top of it! It didn’t seem like an issue at all due to her professionalism and how quickly she resolved the issues, she didn’t just resolve them but improved upon them, she treated us like family. As a Jamaican traveling to Jamaica as a guest it’s one of the few stays we’ve had where we were treated like a true guest by a Jamaican. So I would say if we could give ten stars that what you would have. Thank you Shelly for an excellent, memorable vacation.

Perfect!!!!

This was the perfect villa for me and my little family! The owner communicated with me for months rescheduling due to the pandemic. Ms. Shelley was such a great help and everyone checked on us during our stay. The home is very clean, kitchen has all you need and bathroom is adorable. Thank you again for your hospitality. I will be back soon.

Small but nice and clean in a great location.

It was good for our 1 night stay. Location was great. Walking distance to restaurants & nice pool area on the premises. The apartment complex/premises itself is outdated and needs some tender, love, and care however, the apartment itself was very nice and looked just like the pictures. It was very small, especially the balcony but was clean with nice decor. The housekeeper Shelly was really nice and assisted us with directions. She was very helpful. Because we were only staying for 1 night, we didn't get a chance to meet her in person. Overall, it was a nice stay.

GREAT location and property

Sand Castles is great. Ive always loved staying there. I will say that this unit could use a bit of upgrades. The pots and pans are in terrible shape and there was no serving wear other than a slotted spoon. No mixing bowls or platters. VERY limited silverware. It made it hard to cook in the room. The sheets on the twin beds in the loft were very thin and old with holes. The elastic was gone so they wouldnt even stay on the bed. Shelly, the property manager, was a sweetheart though...she was very responsive to our needs and requests. I wish the owner would put a few bucks into the place because I would LOVE to stay there again but for the nightly price I feel its a bit overpriced and shabby.

The location is great, the buildings are a little bit old and needs repair. The side I stayed on need cleaning attention. should be clean every day. The receptionist and the host needs to be on one accord. The Host is not really hosting and leaves the hosting up the housekeeper. The housekeeper may or maynot know the information of the renter. No one was there to meet or greet us..... the setup needs improvement and can be better.After making a call to the host, the housekeeper came (Shelly) she was pleasant and apologize for coming to settle us in after 8:00PM. If not for the call, she would not have showed up....Not Good......The front desk, PR needs a lot of improvement.

Nice location

The property manager was very nice and accomodating. I loved the location in close proximity to the shopping are we walked to do what we wanted to do. We rented a 2 bedroom but received a loft with 1 bedroom. The sheets on the beds in the loft were not clean. When we walked in the space I could smell stale bleach water as if the place was hurried wiped. The stairs on the walk to get to the space were never swept in the 4 days we were there. The same garbage we saw when we arrived were the same garbage we passed when we were leaving, 4 days later. The bedroom air conditioner never worked the 4 days we were there. We never received any cleaning or offer for cleaning for our entire stay. Our food was overtaken by ants on the countertop on our second day. We were charge one price and now I saw an increase in the cost on my credit card. This could have been a great stay if simple accomadations were in place.

Good location / cleanliness was lacking

Location is 10/10 but inside was 2/10 reason number 1. No mesh so bugs were croling in easy. #2.Dishes were all rusted and not useful at all we had to go out and buy our own. #3 pictures of the place were different than what we ended up up in. Carpet in the livingroom is pointless full of sand like it's outside and no vacuum 😒 just a broom so it's worst if you try to do something to clean it up. Communication was good but place is not kept in good condition at all. You come in and it's too late if you booked for 2 weeks like us. Was very disappointed. If she would invest a bit in that place and not just look to collect I would have been back and would recommend . Not again !

Not happy with service

I would give this location a three star because of how quick communication was with the owner with check in......but the overall experience was not good. I’ll start with the good. Really nice location, meaning the room was located in a great part of town. Directly by margarita ville and duns river. The building itself it really dated but it’s in the middle of everything so I understand. Quick check in. That’s really it for the good. The bad, the rooms were very dark, lighting needs updating. You can’t sit comfortably on the balcony, the chairs take up most the space. Kitchen decent, bathroom hot water didn’t work.....overall the place was ok but updates are needed. What ruined the experience for us was the housekeeper Shelby (or Shelly), I had to give her a cash deposit upon arrival, it was incase of any damages. We paid the deposit and was told we would get it back on departure day. Shelby was aware which day were leaving. She requested that if we wanted to stay more nights that we could pay her directly, I felt that was unprofessional. She then proceeded to tell me how the owners have broken up but still doing business together. I kept trying to get her to stop communication because I felt uncomfortable discussing there business. On the departure morning I called to get my deposit, the house keeper then stated that I should of reminded her, so she could of given it to us the night before. She then explained she doesn’t work on Sundays, she then told us to leave the keys on the counter and turn off everything and that she would get to it Monday! We thought it wasn’t a good idea to leave the door unlocked but she insisted...... so we told her we would be back in two days because we were heading to another place. She said she would have our deposit then. Two days later I called her (housekeeper) to let her know that we were on the property......She then hit us with....Have you spoken to the owners? We said No why, she explains that there were iron burn marks on the sofas......and that she couldn’t return the deposit!!My husband was livid!!! WE NEVER EVEN USED AN IRON!! We couldn’t believe it! I then made her show me the iron burn.... THERE WAS NO IRON BURN....on any of the sofas! Shelby point at a small dark spot that my husband wiped off by brushing it with his hand. We couldn’t believe this woman was trying to keep our deposit and once I said I was calling the owners she then proceeded to give us the deposit! Dont Recommend at all!

the property were not very clean the apartment very dated the rug in the living area was dirty and the owner did not communicate with the housekeeper about my arrival.
