THE BACKYARD — Your Private Recreational Oasis

The 0.8-acre backyard is the heart of this home. Multiple guests have told us the photos don`t capture what it`s really like to stand out there and see it all come together. You`ll discover distinct zones: resort-style pool with optional heating, bubbling hot tub, fire pit lounge with seating and smart TV, covered dining pavilion with table seating for 6, lounge chairs overlooking the water, and a full recreational area. Sports lovers will find volleyball court, pickleball court, basketball court, ping pong table, horseshoe pit, cornhole, bocce ball, and a 4-hole putting green.

The nighttime experience is especially memorable. Thoughtful lighting around the pool and yard creates an inviting glow after dark, drawing groups outside to stargaze and enjoy the Arizona climate late into the evening. Whether you`re hosting a spring training trip, multi-generational family celebration, milestone birthday, or an epic friend getaway, there`s enough activity and seating that no one feels crowded—people naturally drift between spaces throughout the day.

Pool heating available at $80/day (3-day minimum). Without heating, November–February water temperatures typically range 40s–50s; with heating, mid-70s. Weather conditions may vary.

INTERIOR — Modern, Open, Built for Groups

The moment you step inside, the open-concept living space strikes you—natural light, clear sightline to the backyard, and a sense of space. The living room features stylish leather sofas with pillows, smart TV with HD sound system, granite coffee table, and board games. A comfortable reading nook with sofa chairs offers a quiet retreat if anyone needs downtime.

The kitchen is genuinely impressive—a fully equipped gourmet space with massive island (seating for 4) that naturally becomes the gathering hub. Quartz countertops, full suite of appliances (microwave, stove, oven, refrigerator/freezer, dishwasher), wine cooler, Keurig coffee maker, complete cookware and dishware, and everything you need for home-cooked meals. The adjacent dining table seats 8, so you can feed the whole group together.

BEDROOMS & BATHROOMS

The home sleeps up to 12 guests across four bedrooms:
- Master Suite 1: King bed plus sofa bed, ensuite bathroom
- Master Suite 2: Two queen beds, ensuite bathroom
- Bedroom 3: Queen bed
- Bedroom 4: Queen bed

Three spa-like bathrooms throughout—two ensuite, one centrally located. All include soaker tubs, showers, vanities, towels, hair dryers, and essential toiletries. A pack and play is available for infants at no additional cost (guests with babies consistently tell us how much this detail helps).

- Outdoor areas are maintained regularly; please report any maintenance concerns immediately
- Parking is available in the driveway for up to 4 vehicles. Has garage access.

Occupancy & Use

- Do not exceed the maximum occupancy listed.
- Only registered guests are permitted on the property.
- No parties, events, or gatherings without prior written approval.
- Unauthorized guests may result in immediate termination of the stay without refund, in accordance with platform policies.

Noise & Neighbors

- Quiet hours are **9:00 PM – 8:00 AM**.
- Please be respectful of neighbors at all times.
- If management, security, or authorities are called due to noise, unauthorized guests, or neighbor complaints, enforcement-related trip fees of $250+ may apply.

Parking & Vehicles

- Follow the parking instructions provided for the property.
- Do not exceed the maximum number of allowed vehicles without approval.
- Do not block driveways, sidewalks, fire lanes, or restricted areas.
- Parking-related complaints, citations, tows, or service calls may result in trip fees.

Pool & Spa (If Applicable)

- Do not touch, adjust, or modify pool or spa equipment.
- If a pool vacuum is present, do not remove, unplug, or turn it off.
- Service calls or damage caused by misuse will result in fees.
- No glass in or around pool or spa areas.

Smoking

- No smoking or vaping inside the home.
- If smoking is detected and ozone treatment is required, additional cleaning fees of $500+ may apply.

Maintenance

- Report maintenance issues as soon as possible.
- Service calls caused by guest misuse may result in fees.

Lost & Found

- Lost items are not guaranteed to be recovered.
- Shipping within the U.S. requires a $50 fee, which includes handling and shipping.
- Payment is required prior to shipment.

Trash

- Follow all trash and recycling instructions.
- Excessive trash or improper disposal may result in additional fees.

Safety

- Some properties use exterior security cameras and/or noise monitoring devices for safety and neighborhood compliance.
- Do not tamper with or disable monitoring devices.
