Awesome property!

Our family of 10 booked this property for the weekend. It had everything we needed. Great layout, clean, comfy beds. Etc. Great place for the kids, Lots of games and cute bunk room upstairs! The host was so friendly and accommodating. We would definitely stay here again!

Great stay at the Whitewater

The property was beautiful! There was lots of space indoor and outdoor. The large dining table was great for meals and games. Kitchen was well stocked. We had a great time with friends just hanging out and floating the river. We will definitely return in the future.

Perfect for the occasion

Great communication with owner and manager. Beautiful even in the bitter cold on the river. They allow small group gatherings and it was perfect for my father’s Celebration of Life. Was able to have our family over for dinner and a gathering for out of town guest. Thank you.

4th of july

White water cabin was the perfect stay for our friend group. We are a group of 4 families age range 50 to 8 years old. There’s 4 king size beds downstairs each room has their own toilet and share a shower with the connecting bedroom. A big game room up stairs with 3 queen beds and 3 twins size beds over them and its own bathroom with toilet and bathtub/shower. The cabin had everything you need to use to cook with. The cabin had the perfect view of the water. Would definitely recommend this cabin to anyone that is looking for the perfect place to stay at on the caddo river. And I give 10 plus stars to the host Byron, he answered all of my questions and made sure we had everything we needed.

Thanksgiving trip

The house was perfect for our Thanksgiving trip with our family. We had 8 adults and the rest were kids/teens. The sleeping/bedroom arrangements of this house worked out perfectly. The house was very clean and had ample amount of supplies/towels for our guests of 15 to use. The view was amazing to add in with the perfect weather we had while there. We plan to be back during warmer months to actually go into the river and enjoy that a little more!

Family trip

We thoroughly enjoyed our stay, the house was perfect for the size of our family, and was very clean and accommodating. We did have an issue with the wasp nest and they were out the same day to spray for us. The house is located on a quaint little river, which we enjoyed afternoons cooling off. Plenty of access to lots of hiking trails and national parks. He will be back. !!

If you are wondering if you should stay here ... DO IT!

A beautiful property with wonderful views and lovely homeowners! The home is just as pictured … the beds are so comfy, the river runs right behind the home and is so peaceful - simply put, it is just beautiful! We had a family gathering of 30 people and stayed in two properties located right by each other. Lisa helped me with questions I had before and after booking, right up to our actual arrival. There were a number of activities available for us to do during our stay from cornhole on the patio during the rain, to a guided fishing trip at Lake Ouachita and river rafting with the whole gang - of course the kid’s favorite activity was just staying at the river! This home allowed us to host breakfast, lunch, and dinners comfortably each night and had all the necessary kitchen supplies. We had an amazing time and hope that we will have the opportunity to return in the future. Thank you for sharing your home with us, Lisa!

Perfection!

I have stayed at several of The Hangout Properties and each one is unique! Our last stay was at the Whitewater which has a beachy feel and is my favorite kitchen out of all the properties. It has a great table as well for large family dinners. You are literally right on the river and the views are amazing. The owners have done an impeccable job on each of the cabins and every single need is met! Just pack your bag, grab some groceries and you are in for a special treat! My absolute favorite cabin is the Farmhouse - the screened in porch with garage door to kitchen is so cool. And I cannot leave a review without mentioning the Modern. This cabin has my favorite layout with gorgeous views. We rent with Lisa and Lance about twice a year and they keep their cabins in excellent condition and it is just an overall great experience...that is why we keep coming back!!!

We had a blast staying here with all our family for my granddaughters surprise engagement!! She was up on the top deck and we were all hiding on the bottom, it was such a cool addition!! Wonderful place for an awesome family gathering.

Beautiful property!

The property is even more beautiful than the pictures. Very thoughtfully laid out. Plenty of room for our big family of 18. We really enjoyed having the 4 master bedrooms downstairs. The beds were super comfortable and the home was very clean and actually ready an hour before check in time of 4:00. The kids loved having the game room upstairs with their own private space. The bunk room was great for the couples as well as the kids. The outdoor decks were such a fun place to hang out and watch the kayaks and tubes float by. The bottom deck always had a nice breeze and we found ourselves out there a lot. The house is literally right on the river. It is a little steep walking down to the water but the river was low enough that we were able to set up our tent and lounge chairs across the river on a gravel bar and enjoy the water. Communication with the owner was awesome! She was very responsive, friendly and wanted to make our stay as enjoyable as possible. I can’t say enough nice things about this property. We will definitely be back.

Great Location but Needs Attention

The home is in a fun location right on the Caddo River and provide lots of indoor and outdoor spaces for a large group to spread out. This new home has so much potential, but so many things were done either cheaply or are not getting the attention needed, that we were quickly dissapointed that we did not choose one of the other homes in the area. The owner communicated an issue with the cleaning staff before we arrived. We were fine with waiting until the property was ready for us, but when we arrived the home was not thorougly cleaned. Dirty counters, food in the sink, unmade beds, dirty floors, dirty dishes and flatware that had been put away. Thankfully the bathrooms were spotlessly cleaned, otherwise we would not have been able to tolerate the property. We chose this property over the others because we loved the look of the outdoor seating. The neat hanging chairs from the property images were both broken. The wooden swings were not hung correctly, so they were no fun to use. Everything outside was filthy and not super comfortable. The bedrooms were sparse with just a platform bed and bench. No where to put clothes and only one hanger per person in the house for hanging something up. Not a big fan of having to live out of my suitcase, open on the floor, for an entire week. We definitely brought home the big ants that were in the house! One of the biggest annoyances in the house is a lack of hooks and places to hang things. It would be such a minor expense to add hooks on the back of doors and stock hangers in the closets, and would make life so much easier for visitors. Overall, this property seems cheaply put together and is poorly maintained. We did notice that this home is currently for sale, so maybe that has something to do with the issues we had. We enjoyed our time in the area, but would definitely choose a different property for our next stay.

BEAUTIFUL RIVER VIEW

This cabin was bigger than what I expected!!! :) Great porch/sitting area to have some drinks and soak up some sun. This home will have you feeling like you're in a beach house away from every responsibility. Enough parking space for 6 cars! LOVE IT!

Family gathering for loved one's burial. Excellent stay!

Beautiful, such peace on the Caddo! Clean, amply supplied for all our needs and beyond! Lots of space for our large group! Our hope is to make this an annual event to come back. Relax, Refresh in the amazing surroundings! Having firewood for the pit and games a plus also. Communication was spot on, fast and friendly! Thank You Lisa and Lance.

Amazing!

We loved everything about this house and location. Beautiful views. Spacious house even with so many people. The gated community was nice and everyone was friendly. You are overlooking the river. Plenty outdoor activities.
