Welcome to Promontory 15, by Mountain Vacation Lodging. This condo is a 3-Bedroom + Den that is in very close proximity to base of the Steamboat Ski Resort. In both Summer and Winter, trails, activities, restaurants, shops, even groceries are a short walk from your front door. The condo itself has seen recent updates, yet this condo has affordable prices. With 3 Queen beds and 4 Twin beds, it also has a bedding setup that works well for most groups. With quality finishes in the kitchen and bathrooms, comfortable furniture and beds, a heated pool & hot tub right out front, and a very convenient location, Promontory 15 is a great home base for your adventures in Steamboat Springs. For more details, please read on!
The Property & The Layout: You enter on the main, upper level. It is a ground level entry from the parking lot - no stairs to climb. When you enter, there is a nice bench where you can relax and remove your ski boots, and a mirror so you can check your appearance as you head out. The entry also has a coat closet and a large storage room that is ideal for your bikes, golf clubs, skis, or snowboards. As you proceed past the entry, you'll find the bunk bedroom and it's adjacent bathroom, which was renovated in 2024. Next you'll find the very large. open concept kitchen, living, and dining room area. The kitchen is nicely renovated and fully equipped, including all the standard stuff plus extras such as a crock-pot. Whether you're out skiing all day, hiking in the backcountry, fishing or tubing the river, it's always nice to come home to a hot that's been simmering safely all day. The kitchen also has a bar with seating for 4 so that you can serve up appetizers or set up your laptop and keep your chef company. Above the bar are double sided glass cabinets which make setting the dining table very convenient. A few steps down to the living and dining room area means that the room has extra high ceilings and a nice, spacious feel. There is plenty of comfy, quality furniture for relaxing after a day of adventure, and enough seating to gather your whole group together in one place. The entertainment center features slate tile around the gas fireplace and decorative shelving around the HDTV, which swivels to give you the perfect angle whether in the living area, dining area, or kitchen. The living and dining room each have sliding glass doors to the covered deck, where you'll be able to take in lovely views of the Yampa Valley as well as the privacy and shade of mature evergreen trees.
Next lets head downstairs to the lower level of the condo, where you'll find 2 bedrooms, the den, 2 more bathrooms, and a laundry room. The two bedrooms each feature a Queen bed, a TV, a large closet, and direct access to the patio and grassy lawn area. The den functions as a 4th bedroom and second living area. The den is a private space with a door, with no closets or windows, so it's not a bedroom. However, it does have 1 Queen bed, 1 Futon, and an HDTV, so this bonus space adds a lot to the condo. This room is pitch black when you turn out the lights, and so quiet - it's an ideal place for anyone who likes to sleep in on their vacation. Just like the upstairs bathroom, both of the two bathrooms on the lower level have been renovated. Also like the upstairs bathroom, they are both accessible from the hallway, rather than being inside the bedrooms. This provides good flexibility for larger groups - anyone can use any bathroom without disturbing people in the bedrooms. The laundry room is also on the lower level, and with a full size washer and dryer, you can pack lightly for easy travels.
The layout of this condo will help you stay cooler all summer! Most rental properties in Steamboat don't have AC. Don't worry, at 7000 feet of elevation, nights and mornings are cool to brisk. Ssummer days don't get really hot until the afternoon, and even then, it's not nearly as hot as places like Texas, Arizona, or Denver. Locals here live without AC. We just open the windows in the evening, to let the cool air in, then close them in the morning, when it starts to warm up outside. We draw the shades on south facing windows, and our homes stay pretty comfortable without AC. That system works pretty well at any property around here. However, this condo has a few additional advantages, to keep you cool. Most importantly, this is a multi-level condo that is built into a hill. Because the condo is built into the hill, the lower level stays nice and cool, even if summer days happen to get extra hot. On the upper level, Bedroom 3, the bunk room, is on the front of the condo. On the back side of the condo, there is an elevated, covered deck spanning the entire width of the living and dining room. For a nice cross-breeze, open the sliding glass doors on either side of the fireplace as well as the bunk bedroom windows. The cross breeze will help cool the place down quickly when the evening air cools down. Finally, this home faces east and west so you don't get very much heating from the sun during the day. It also has good amount of shade on the west side, thanks to the covered deck and mature evergreen trees. Of course, if you do get warm, you can always take a dip in the pool, or ride the gondola up a couple thousand feet for a hike or some drinks in the higher elevation's cooler temps.
The Location: The location is one of the best things about this condo. From your front door, it's a short, easy walk of about 200 meters to the edge of the "Stampede" ski trail, which is a beginner level trail. The Stampede trail is so gentle that you can walk up or down it. Both Gondolas and the Christie Peak Express are right below, you, when you put on your skis or snowboard. Also right below you, you'll find shops, restaurants, the ice rink, the ski school, the ticket office, and the Steamboat Square stage, home to many free concerts and other events. All of this , right out your door. There's also a heated walkway called "the promenade" which wraps around the base area, which makes walking around the base area easy and pleasant. In the Summer, the area comes alive in an even better way. Not only do the ski trails transform into hiking and biking trails, but there are many other attractions and activities to enjoy. The ski area's snow melts into Burgess Creek, which flows right through the base area, and the volume of water is controlled. Along its banks you'll find grassy lawns, sandy beaches, adirondack chair, and picnic tables. This area is full of activity, with kids splashing and playing in the pristine creek and parents relaxing and enjoying the scenery. You can hike or mountain bike into the national forest right from the condo and base area, or hop on the Gondola for a downhill hike, bike ride, or ride up then back down after a sunset dinner or happy hour. The base area is host to free concerts, art shows, brew fests, movie nights, race events, hot air balloon glows, nighttime drone and firework displays, and a nice selection of restaurants and shops. All of this a nice pleasant downhill stroll from your condo!
Of course there is a lot more to Steamboat and Northwest Colorado than the resort base. Getting around is so easy, and when you stay here, you don't even need a car. Take advantage of Steamboat's free year round bus service. It picks up and drops off a short walk of about 200 meters from your door, at the intersection of Ski Trail Lane and Apres Ski Way. The free city bus goes right to the Gondola Transit Center, at the base of the ski resort, and from there, onward to and from the big supermarkets and then the many shops, restaurants, parks and attractions of downtown Steamboat. That said, if you are heading to the Yampa RIver, or downtown, it's all downhill. Just take the sidewalk from the bus stop down another 200 meters and follow the paved path along Burgess Creek. This trail, or the Mt. Werner trail, both lead to the Yampa River Core Trail, which folllows the Yampa River through and past parks, the botanical gardens, and downtown Steamboat. This includes ball fields, the ice rink, skate parks, bmx parks, riverside restaurants, and the many epic mountain biking trails of Emerald Mountain. You can go for a downhill jog or bike ride, and if you get tired, have a meal or some drinks, then ride the bus back home.

The home was a short walk to the slopes. It was also was between two (free) shuttle stops so getting around was very easy.Communication with the management team was fantastic. I had some questions and they were very quick to help us out and make sure our stay was perfect.

Good location. A bit of a walk to Stampede trail… had to figure out best way to access it. The informational binder in the condo did not have info about where to place trash or recycling but we figured it out on our own. Condo had everything we needed & we’re glad to have leftover spices from previous guests.We were really pleased with the bedroom layout & types of beds for our party of 3 adults & 3 kids plus having 3 bathrooms was key!

This home is a very short walk to the Stampede trail, as noted in the property's description. Based on this guest's feedback, we believe they were walking all the way down the road to the base area, rather than walking to the Stampede trail and riding down. If guests are unsure of access or need recommendations, we encourage them to reach out to us during their stay for assistance.

Perfect condo for 2x small families
Very nice spacious condo with all the expected amenities of a short term rental. Check-in and check-out process was a breeze - mgmt was easy to get ahold of but truthfully once checked in we really didn't need anything. Walking distance to the gondola. Hot tub and heated pool were in great condition and so nice to come back to after a day on the slopes. Great sledding options nearby for the little ones too.

Fun ski weekend with friends
Great experience. The property is close to the base with a short walk to the slopes, and a 10 minute walk to the base. Plenty of spaces to sleep and the property is designed well.

Family week on the slope
Great snow! And a wonderful time catching up with all the extended family. We arrived from 5 different states with virtually no cliches. Condo was the perfect size for our group. Hot tub right across the way in front of the condo. All amenities right there. Could not have asked for a better week.

Spring Break Ski Trip
The property was very nice and very conveniently located. It's a bit dated but clean and roomy with loss of closets The kitchen cabinets that hold the dishes were too high for me at 5' 1". Also, the walk to gondola square is down a muddy incline, difficult for younger kids tomanage, esp with skis, so we ended up driving every day. Otherwise it was great.

While the home offers plenty of room and comfort, please note that some features, like higher kitchen cabinets, may be less accessible for those on the shorter side. Additionally, the walk to Gondola Square involves a natural incline that may be challenging in wet or muddy conditions, specifically for young children carrying gear, Some guests, like this one, find it easier to drive during those times.

Great Location
Stayed here for a spring break ski trip with the family. Plenty of room for everyone. The slopes were a short walk down the road to get on the slopes, not a ski in / ski out, but very close. The condo had everything we needed.
The hot tub and pool were awesome. The hot tub is right in front of the condo across the parking lot. We soaked in the hot tub while the kids played in the pool. Would book this condo again without hesitation.

Nice place, worked well
12 fit well, walk to slopes was reasonable. Would not recommend for small kids carrying their equipment, a bit far. Nice perk was that it was a short walk to town. Owners were very friendly. Would strongly recommend having owner help buying ski tickets. Look out for the young moose that hangs out by the slopes!

Luckily there is a bus stop for the free city bus about 250 yard from the home. This bus will take you to the ski area base and also almost anywhere else in town. Glad the lift ticket discounts we offer were utilized!

Great condo
The condo was perfect as it had four bedrooms with eight beds, great for a guys trip especially. The appliances and wiring are a bit dated but everything worked (too many kitchen appliances are on a single circuit). More detailed instructions on how to walk to the slopes and bus stops would be nice. We discovered that walking to the slopes, while fairly close, was a bit treacherous on the icy road, especially going downhill. We found that the best bus stop was #118 on Apres Ski Way behind the condos. Departure instructions would have been good as well. All said it was a good visit and a comfortable condo.

This property offers an affordable and comfortable opportunity to be close to the slopes. The arrival instructions for this home include specific details on the easiest way to get to the slopes. It's about a 200 foot walk down Ski Trail Lane, then through a flat parking lot for roughly another 100 feet; then you're at the trail, and you can ski right down to the gondola.
The bus stop this guest is referring to is down the stairs from the parking lot, and is a great way to get around Steamboat, but you don't need to use the bus to get to the base area.
All guests are provided a 1-800 number, and they're encouraged to call us if they have any questions or concerns during their stay.

Convenient and pleasant
The condo was conveniently located close to the ski area as well as town. There were places to walk to for a beer or a burger, as well as a cute little liquor store/coffee shop. The condo was large enough for the 7 of us and allowed everyone their own space. Having 3 bathrooms was great! When we encountered issues with the washing machine and cable, the response was prompt and maintenance man was fantastic. We enjoyed having a full kitchen as we cooked most of our meals that week and packed sandwiches for our day hikes. The pool and hot tub were a welcome treat after long days on the trails. We were pleasantly surprised to have shampoo, conditioner, body wash, and various household cleaners on hand. All in all, the place was great and we'd stay again.

Great Rental
Great rental for our group. 4 bedrooms. a bit dated but totally fine. Excellent living space for the number of bedrooms. Kitchen a little small but works fine.
Beds good but honestly needs new pillows. Once you get to the slopes the first time, its easy. Not bad at all going downhill to slopes. A little bit of a workout coming back but you get used to it. Bus stop about same distance away. Great storage space for skies/boots and clothes. 3 full baths were great too. lots of leftover spices, and condiments. Small pool and hot tub just across the parking lot. Good value. Would stay again. Communication with prop mgr was excellent. Didn't have any issues/problems.

Close to the slopes
This property was the right size for our group but needs some serious updating. If I were renting this property I would start by updating the beds and bedding. The beds were “camp” style with uncomfortable mattresses and thrift store quality bedding. Next I would update some of the kitchenware. Scratched non-stick pans are not helpful and should be thrown out. It felt like nothing had been updated since the 1970’s.
The storage for skis was nice as was the hotub. We met some other nice condo owners while relaxing in the hot tub.
With a small amount of money this property could be easily improved.

Thank you for your feedback. Your review didn't mention how the living room, dining room, and kitchen have all been recently updated. The owners have plans to continue improvements this spring, including many of the items you mentioned, following the ski season. Certainly the bedspreads and kitchenware could have been replaced sooner, but it was the owner's hope that the low prices offered this ski season would make the property a good value! Please check back with us for your next visit. The owners plan to keep the prices affordable even with the continued updates!

a little disappointed
The picture make the property appear much bigger. the pool was a big disappointment because it was so small and they removed all the furniture. you had to sign up for a time but if you wanted to sit you needed to bring over your own chairs, Our patio chairs were filthy. The place was not cleaned very well and there were used tissues stuck in one of the beds, gross. There was an accident with the sliding door, which they told me about the day before but there was glass in the carpet where my mom was staying. overall - I didn't expect it to be wonderful because of the price but clean I always expect. On the good side - they kitchen was small but stocked well with good knives and equipment. They had a fan which saved us on this hot weekend.

We are always thankful for guests reviews as they help us to always improve and to clarify home nuances for future guests. The pool at this complex is smaller than other complexes but luckily this complex has very few units that share the pool. Many of the larger complexes do have larger pools but also have 4-5x times the number of guests that all would be sharing those pools. We all wish that COVID wasn't around but unfortunately it is. All complexes are taking the necessary precautions to protect guests. For this property, they don't have the on call staff to clean the furniture fully in between each guests use so the HOA figured it'd be safer for guests to bring their own chairs. Luckily none of the units are very far from the pool. We always encourage guests to reach out during their stay so that we can remedy things while they are there. If a guest has a complaint about cleanliness, we'll send a housekeeper over right away to take care of it. But if we aren't alerted to an issue, we have no way of knowing so once again encourage guests to please reach out during their stay, instead of only alerting us after they've come and gone.

Ok condo, great communication from owners/management company
We had a nice stay in this unit, there were problems in the unit that were not great for our experience. However, the owner/management company were excellent in talking with us about the issues with many back-and-forth professional and mature conversations. This speaks volumes more than a unit with no issues. We are confident the unit will be better in the future and recommend booking this unit because having an honest company representing owners who care is, unfortunately, tough to find. The location is great, walkable to the base, easy bus to town and a wonderful unit for group of folks to spend time together.

This guest reported a few minor issues that could have been easily resolved had he contacted us during his stay rather than after his departure. We provide all guests with a 1-800 number that's monitored 24/7, as well as an email and message option, should they need anything during their stay. We're glad we were able to ease this guest's concerns and work with the owner to improve the home for future guests.

Beautiful location!
The property is perfectly located! It's a short walk to the Gondola. It's a short walk or drive to a few shops and restaurants. It has an amazing view; you can sit on the couch, read a book, watch the snow fall, and enjoy the fire in the fireplace! There is a great storage area for all winter gear. The entire living area is perfect for gathering your group to eat and play games. The hot tub is a great feature especially while it is snowing. The beds were super comfy! We really enjoyed the area.

Great family rental!
We loved this place. It was a bit smaller than it looked in the pictures, area wise, but plenty of sleeping spots for everyone. Very clean, and an insane amount of little shampoo and lotion bottles! 😄 Overall, very pleasant little spot.

Great location. Needs updating terribly. Very worn and dated.
A lot of things were closed in Steamboat. Wish we would’ve known. Condo is in desperate need of updating and new floors. No screens on bedroom doors and it was Hot!!!!

We're not sure which businesses this guest is referring to when they say a lot of things were closed. This guest stayed over the holiday weekend, and most things in Steamboat were open. Guests are always welcome to call us if they need recommendations on things to do.
We're always appreciative of specific feedback and recommendations, and have passed along the suggestion for new floors and screens on the bedroom doors to the owner.

Great Location for 1st trip to the Boat
Worked really well for our short family vacation to Steamboat. Easy to get to. Plenty of space. Kids enjoyed the heated pool. Nice view of the valley off the deck.
