This one bedroom, one bathroom hideaway sleeps up to six and features a comfy queen bed in the master bedroom, fun, built-in bunks in the hallway plus a queen sleeper sofa in the spacious living room. Best of all, a large fully renovated kitchen with quartz countertops enables you to save money for fun by preparing your own meals.

The Boardwalk Beach Resort Condominium remains popular with beach lovers thanks to its huge private beach the area's largest and family-friendliest amenities. When you're not body surfing in the waves or speeding along on a waverunner, you can splash with the kids in the "Splash Zone" relax in the beachfront pool and hot tubs, grab a cool, tropical drink at the beachfront bar and grill and finish the day with an ice cream or pizza from the Corner Market!

Great location

Elevators were fast, but it was so nice being able to easily and quickly take the stairs to get to the beach/pool. Loved everything about the place, and the restaurant was great. Hope to be back soon

My stay was perfect the weather was perfect and everything in the condo was perfect. Exactly how it was described and accurate pictures. I was planning to leave before Helene came to town anyway, but it was wonderful!!

Great getaway

My husband and I had a great time. Very well pleased with amenities and condo. However, the bed was somewhat uncomfortable. Also very impressed with the top notch security. We will definitely be back again.

As expected

Everything worked as expected. A little confusion on checking in at the building next door but overall the layout n amenities were what we needed!

Blood on pillows, pills under couch

The condo was cute and perfect for a weekend away at the beach but….There were blood spots on the pillows, a blue pain pill under the couch, the counter tops were sticky in places. Seems like a cleaning service issue.

The property was clean, well maintained, and safe. The extensive rules and notices were very off putting. Towels on the balcony result in two notices taped to our door in 30 minutes. Not having the date on the parking pass resulted in a notice on my windshield with a threat to tow. Very strict in pool area. No floats or drinks. Armbands had to be visible at all times. No music. Shut down totally at 10 pm. Beautiful beach and resort but excessive rules. Made me feel like I paid to be bossed around.

Family Vacation

Overall this is a decent place to stay. It has the basics of everything you need. It was clean upon arrival. There were a few minor issues that weren’t worth contacting the owner over during our stay, such as certain outlets in the kitchen did not work. The fan in the bathroom did not work. The light over one of the bunk beds did not work. The couch was pretty dingy and worn. There were minimum dishes. I have 2 kids 4 years old and under and all the dishes were glass/ceramic so some plastic cups/plates for them would have been nice. The only broom available to sweep with everyday was very worn and small. It was a major inconvenience that they closed the little splash pad area the last 2 days of our stay but I understand that’s out of the condo owner’s control. Probably would not book this unit again.

Unclean , promises not fulfilled

The room was nasty. The toilet wouldn’t flush. We ask for help 3 days and ignored. We were notified 12 hours before check in that balcony was not accessible and pool closed. We were promised beach chairs and drinks. Not!! We were so disappointed. I will not use this again. Also they charged an additional 77.00$ for ?? I’ve not heard a response yet and I’m about to file a claim. I took pictures and videos of the room. The furniture was stinking and nasty. The whole vacation was a nightmare!! Refund my money please!!

Rating Details: The property manager was adequately helpful. The vacation rental was clean. I was happy with the location. I was satisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: This unit must have not been occupied in a while. There was no coffee maker but they did send one up the same day. The microwave did not work and was reported. I was told maintenance would be up the next day but they never showed and was never fixed. Very inconveinent. I emailed management and they never replied back after that. Couch and love seat had dirty spots all over. Toilet made sounds continuously but I didn't report that since my other issue wasn't taken care of. Also, Too many rules at The Boardwalk now, we won't go back.

Not a satisfied vacation.

Rating Details: The property manager was adequately helpful. The vacation rental was clean. I was happy with the location. I was satisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: the first time when we opened the door we felt a strange smell in the room...the sofas were very old and stained...we didn't want to sit on them...sleeping on the sofa was a pain, the mattress was very thin and all the iron just pressed against the was very hard and it hurts... and every time you lie down on the sofa bed, you constantly hit the iron frame that is not covered by a mattress... and the sofa smelled so bad that I covered it with towels, because I couldn't sleep because of the smell... there were no normal blankets to cover myself, there were so warm, made of polyester, which had to be washed before use... I was counting the days until my vacation would end because it was so hard to sleep there.... and the chair with pillows smelled so bad that we moved it far away so as not to hear the smell...there were not enough dishes in the kitchen, we had to constantly wash...pots and pans were so old and scratched that I didn't want to cook anything in them...the kitchen board is so old that it's scary to cut something on it...everything was old and cheap...there were no kitchen scissors in the kitchen...the kitchen cabinets themselves are new and clean, refrigerator, microwave, oven ,dishwasher, all in very good condition

Boardwalk Resort Room 206 Family Vacation

Overall, I recommend this vacation rental. Reviewer Comments: We stay at Boardwalk twice every year. This was our first stay with Emerald Coast. I appreciated the early check in. Overall though the unit was not the best. The microwave did not work. That was frustrating as we bought mainly easy food that could only be microwaved. It took two days for someone to even look at it and it was still not fixed when we left. We wasted a lot of money on frozen food. The closet doors were broke. Most all the kitchen outlets do not work. Only one outlet worked in the bedroom. We would stay again at Boardwalk but probably will find a different company to book with. We always had a great experience with Royal American and I’m sad it changed ownership.

Amenities Weren’t available

Room was clean and as described. My issue is with the condominium complex. A major reason we booked at this specific conplex was for the ammenities. We have a two year old daughter so we were looking forward to using the kiddie splash area. Sadly when we arrived it was closed down and we weren’t notified of this when we booked or before we arrived. One of the two hot tubs on the grounds was also closed during the entire duration of our stay. On the last of our stay the entire pool deck was closed for maintenance. I called to ask as to why and they said it was closed for 24 hours due to an accident, which I understand is no ones fault, but still no excuse as to why the kiddie splash are was closed the entire trip with no advanced warning. The receptionist advised me she would have the manager call me. Never did hear back from anyone. Overall the condo itself was nice, but would not recommend booking here if you’re looking to utilize all of the ammenities offered when you book .

We enjoyed our stay very much. The condo was just as advertised, very clean and comfortable and perfect for the two of us. Location is fabulous and condo building is well maintained. Pool and beach areas are wonderful. Will definitely plan to return!

Wonderful Beach View and location

Renting, checking in and out was super easy. The condo was adequate but the bed wasn’t very comfortable and the couches and drapes need cleaning. Loved the location. Lots of restaurants, shopping and activities all around.

Not what we expected

The main reason for the negative review is that the property was filthy and the bed linens stunk. Considering the Covid pandemic and the “extra” cleaning it was far from that. We had to sweep the floors upon arriving as there was excessive amounts of sand and hair which is a clear indication of how much cleaning was not done before our arrival. Also the smell when we first opens the door was horrific. Check in time is 6 pm which is entirely too late and the cleaning fee charged is pointless considering the unit was not clean. Check out the vent in the bathroom, prob has never been cleaned. Doors are filthy as well as fixtures and lights switches. Needs some TLC. We unimpressed with the property overall... looks very run down.
