Ocean views abound at comfortable at Ocean Villa 1306. This well-appointed beachfront condo in the heart of it all sleeps eight thanks to a King size bed in the master bedroom, 2 queen size beds with brand-new pillow-top mattress in the 2nd bedroom and a brand-new queen sleeper sofa in the spacious living room. Save money for your adventures by preparing meals in the well-stocked kitchen. Enjoy the numerous amenities like indoor and outdoor pools, a hot tub, a steam room, an exercise room with a sauna plus more! Ocean Villa 1306 promises a festive escape for the entire family.

IMPORTANT NOTE: Ocean Villa is a non-smoking property. The Community Association prohibits smoking property-wide including in any common areas. Failure to observe property rules may result in fines or eviction without refund.

Built in 2006, Ocean Villa is a 23 story high rise building with 125 units. There are 21 floors of condominium units, 6 units per floor, with parking garage decks on the first two floors. All units are beach front 2 bedroom/2 bathroom, with large oversized balconies overlooking the beautiful Gulf of Mexico. Each individual unit has approximately 1,200 square feet of interior floor space.

Ocean Villa also has a three-story parking garage across the street from the main building. There is a pedestrian skywalk bridge connecting the 3rd floor parking garage deck to the 3rd floor of the main building.

Fun trip

This place is exactly as advertised. It’s clean, and right on the beach. We had everything we needed. Great location! Will definitely stay here again.

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was very satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: Thank you for a great week! Condo is amazing with plenty of storage space. Beds were a little firm for me but overall ok. For the sake of whoever has to sleep on the sofa bed, PLEASE replace that thing soon! It was Horrible! Any other recommendation would be for Ocean Villa to invest in a few ice machines!! And to crack down on the contractors smoking weed! Good God, that was bad!!

Perfect!!

We had an amazing time at our stay with Oceanvilla. The condo is perfect and is better in person than what the pictures show. I loved that it was such a short walk to the beach but still convenient to any where you would want to go to. I've heard of other resorts having to wait a long time for the elevator but we never had this problem at Oceanvilla. I am someone who likes to cook so the only thing I would suggest is more cooking utensils such as a measuring cup, spatula, bigger frying pan but even without those items I would absolutely stay here again!!

Nice but lacking cooking necessities and blankets

Nice Condo however it has minimal cooking pots and pans and cooking utensils. No large Bowls and only 1 blanket. The front bedroom bathtub didn't drain (reporting to management). The condo was clean and a great view. If you're coming to this condo, bring you own cooking pans, cooking utensils, and blankets. We had to buy items at Walmart to cook with in this condo. Bring yours from Home. I flew in for the weekend so we were at the mercy of the condos items.

Everything was perfect! I will add though that I had no idea that there was an office on the 3rd floor. So when I needed a parking pass for a second vehicle because my gf left my daughter and I in Florida and went back to Indiana, I walked 2 miles down to AR headquarters and was told there were no more passes that could be sold. I had no idea where I was gonna park my elderly mothers car when she got there. I got lucky and stumbled on to "The Lobby" on the 3rd floor which was actually a property office and was able to buy a $20 pass after a lengthy walk and a few extra Grey hairs.

Inconvenience

The parking deck is under construction so good luck with parking and unloading. In this unit the glass door to the balcony wouldn't open. Pool access n beach access is available but you gotta put codes in everywhere n walk all the way to the street and back down to get the beach. So many rules...I even saw a sign that read "no visitors" keep searching, you can find a better place. I'll never be back to ocean Villa.

Unpleasant trip experience

Host do not respond to Pre & Post trip concerns. Unable to reach anyone in the trip instructions. The TV in the living room did not work and we were delayed 2hrs waiting for someone to fix the TV issue and no one responded until the next day. There were several pieces of hair in the master bedroom headboard and in both sheets.

Disappointed with Overall Condition of Condo

Probably one of the worst cared for condos we've stayed in at Ocean Villa. Needs painted throughout condo. It looks like its been heavily rented and partied in. It needs some furnishings replaced, bathrooms were below average. Kitchen has minimal cooking utensils and appliances are old. This condo was nosey on the balcony since it was located on the end. Not decorated very well throughout. The stove oven does not work very well at all. Cooking pizza in it was awful! I think the heating element in the bottom is going out. The living room furniture was stained and well used. No games, cards or books like most other condos we stayed in. None of the TVs worked when we arrived and there weren't any original remotes. We were so frustrated upon our arrival having to deal with this!!! Some positive things to note... i will say the beds were mostly comfortable and had comfy quilts and pillows, (you do need a step stool to get on the masterbed) its super high! The balcony although noisy, had nice quality outdoor furniture and the ocean view was fantastic!!! We had to call twice for help with the condo. Once for the additional pool band, that did not get delivered. Second time for pool band again and maintenance on the disposal. The maintenance guy was great! However, he was unaware of pool bands but he did make sure we got another one since it was not relayed twice. Overall, i would never rent this condo again. It was overpriced and not worth the 1800 we paid.

Great location, beachfront view

Rating Details: The property manager was adequately helpful. The vacation rental was very clean. I was very happy with the location. I was satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: Overall very nice. Everything you need for a nice stay. Only negative was no communication for check in. Had to call multiple times to actually get the code for check in on check in day. Would stay again though

Ocean Villa Review

Disappointed with the checkin process; it’s all electronic and if you ask for an hour or so of early entry, you are politely denied...even though the unit is available. Regarding check-out; We were actually shut out of the unit an hour prior to our check out time. Unit needs a cleaning, particularly the air intake for the AC and the floor baseboard trim is sorely in need of paint. I would not recommend this unit for anyone, given the huge number of condos available in the area. Also would highly recommend staying away from any property managed by Royal American. They seem willing to assist, but their actions fail to follow through with their marketing . I would not consider renting from any property managed by them in the future.

Great location lacks a lot

The location was great ! However there was sand on the floors still. .. we had ants in the bathroom .. the kitchen lacks so much you can’t cook a meal on the condo.. the cable would t work the first night ..the beds are hard and the sheets feel like sand paper .. lay the fridge barely cools .. half our drinks had to go to the freezer to cool off. We only stayed three nights. If we had booked for longer I would have requested to change rooms

Fantastic Beach

Beautiful water and great walkway to the beach. Fantastic water pressure in the showers. Overall great condo. Pools were nice and clean. If the condo was cleaned better, I would give the property 5 stars. Woodworking, doors, and walls need wiped down. Beautiful granite counters, but they had not been cleaned well. I had to clean surface prior to moving in.

On arrival, we noticed the cover over the sofa bed had brown stuff all over it. There was no blankets for the sofa bed and the floor had sand all over it.

Ocean View #1306 Our stay was more than we expected.

Afterr reading the reviews I wasn't sure it would have all the necessities we would expect to be there. Pleased with everything. Clean and loved the huge balcony. Parking was very convenient. Would definitely stay again !!

This is a great condo!! Beautiful scenery, comfortable condo!

We had a great time at this condo! Very comfortable. The parking was really nice, especially getting out into traffic, we always took the side road that the parking garage was on and it got us where we wanted to be quicker. The washer and dryer was a plus. All in all great location, the scenery was perfect!! I would definitely recommend this condo.

View was great

The best part was the view. The room was somewhat clean. The kitchen sink and main bathroom tub did not drain. Tub was very dirty and slick. Only one small skillet to cook with. You need to bring all kitchen items (paper towels, salt,pepper,dishwaher liquid etc) only a few towels and wash cloths , had to wash a few times. Would had been nice to had beach chairs with the condo instead had to rent at $30 a day. Couch was not comfortable and TV would lose signal. We would stay again at Ocean Villa, maybe not this unit.
