True to the area, this stunning waterfront home blends Italian design with modern luxury. Featuring lush gardens, fresh lemon and olive trees, and canal views from all floors, the home provides a venetian resort-like stay in the city.

Enjoy a spacious rooftop deck, four well-appointed bedrooms, a chef’s kitchen, a formal dining room, an office and extras like a barbeque, fire pit, gym and EV charging.

The Space

Fully upgraded and packed with modern amenities, guests are in for a rare treat.

With its original architecture preserved, the home is an ode to the Venetian inspiration that Abbott Kinney intended for the area a century ago. From lush flowers adorning the balconies to fresh lemon and olive trees, the home - designed meticulously by Max Amisole (My Way Design) - rivals any chic Italian resort.

On the first floor, you’ll find:

•A spacious living room with doors that swing open to offer a stunning canal view. Enjoy a plush sectional, original fireplace, 65-inch Smart TV and cozy blankets
• An expansive walk-out patio with outdoor seating and a barbeque grill. Enjoy lush, manicured gardens that surround the property and attract the occasional friendly duck family
• A formal dining room with six-person seating and dimmable lighting - perfect for entertaining
• A fully-equipped kitchen with a floating center island and top-of-the-line Viking appliances. Enjoy a wide variety of cookware and utensils, Nespresso and drip coffee machines, two wine fridges and other kitchen essentials
• A den that serves as a fourth bedroom or an office. Enjoy a king-sized daybed with a plush memory foam mattress and a dedicated desk area
• A charming half-bathroom between the den and the rest of the main floor

On the second floor, you’ll find:

• An oversized primary suite with a luxurious canopy-style king bed, seating area, large walk-in closet, and a spacious ensuite bathroom complete with a dual vanity, extra-large shower and spacious tub. Enjoy wireless bedside phone chargers, a 60-inch TV, an original fireplace and three Venetian doors that reveal gorgeous canal views
• Two more bright and spacious bedrooms (a king and a queen) with ensuite bathrooms, built-in closets, 50-inch TVs and private venetian-style terraces adorned with red bougainvillea and geranium

On the third floor, you’ll find:

Guest Access

Enjoy private, uninterrupted access to the entire home. Please note the home shares a courtyard (and fountain) with an adjoining property, and guests are expected to stay on their side of the divider.

About the Area

Wake up on the canals, and wind through the footpaths. Inspired by the rich history of Italy’s Venice Canals, magnate Abbot Kinney created this maze of canals, quaint pedestrian bridges and lushly landscaped footpaths in 1905.
The below policies are in place to safeguard the experience of our guests and neighbors, and to protect the property.

1. Max Occupancy: The property shall not be used by more than the number of adults and children listed in your reservation (up to an approved maximum of 10). [$200 fee for violation]

2. Min Age: Renter must be at least 21 years of age. Guests under the minimum age must be accompanied by a parent or legal guardian. Proof of age may be required.

3. Quiet Hours: Noise audible outside the property is prohibited between 10pm to 7am (as per the Los Angeles Noise Ordinance). The property is monitored for excess noise during this time. [After a first warning is given, a second noise alert will result in a fee of $300. A third noise alert will result in a $1000 fee and termination of your stay]

4. No Smoking: No smoking is permitted inside the property or in the pool/spa area. [$1000 fee for smoking in these areas]

5. Pets: Number and type of pets (including emotional support animals) must be authorized by Verve and your pet fee paid before your reservation begins (as above). [$400 fee (per pet) for unauthorized pets]

6. Parties, events and commercial photography: Prohibited unless authorized by the host before your reservation begins. [$1000 fee for unauthorized parties or events and termination of your stay]

7. Candles and cooking elements: Charcoal grills, candles (or any other cooking/heat/flame element) brought onsite are prohibited due to fire risk. [$300 fee for violation]

8. Early Check-In and Late Check-Out: Please vacate the property on time so that our cleaners can prepare for the next guests within a tight time window. Early check-in or late check-out may be available for a fee if authorized at least 24 hours in advance (as above). [$300 fee for unauthorized late check-out for the first hour (past the 15-min grace period), after which the full daily rate will be charged and/or guests will be removed from the property]

9. Damage: Renter is liable for any damage to the property or its contents that they may cause. This includes the replacement cost of permanently stained sheets or towels, and a $50 fee for replacement of a lost gate remote.

10. Excess Cleaning: Should the property be left in an unusually poor condition, an additional cleaning fee of up to $500 (or the actual cost of cleaning services) will apply.

12. Good Neighbor Policy: Guests shall not engage in illegal or disruptive activity, and will abide by all applicable parking restrictions and limitations.

Security Cameras and Noise Monitors
Outdoor cameras (located at the front, back and sides of the house) are for guest safety and record only video, not sound. Indoor cameras (pool area, living room and garage) are all non-functional and covered.

A Minuit device inside the home monitors noise levels, temperature and motion to prevent safety issues and excess noise. Noise is only monitored through decibel levels (to notify guests and the host if it gets too loud), and not sound.
