Unlike many rentals that charge extra for every guest after the first six, our base rate includes up to 12 guests at no additional cost. We believe in providing a premium experience for large families and groups without the `sticker shock.`

For very large groups (up to 15 guests), a modest per-person fee applies to the 13th, 14th, and 15th guests. This allows us to provide the extra linens, towels, and the increased maintenance required for our luxury amenities—including our brand-new 7-person hot tub—ensuring every guest enjoys a 5-star experience from the moment they arrive!

​HOUSE RULES & POLICIES
​1. Booking & Registration
​Age: Primary guest must be 25+.
​HOA Registration: A mandatory pre-registration link will be sent post-booking. Access is denied until this is completed.
​Last-Minute Fees: Bookings within 48 hours of arrival incur a $100 community rush fee.
​Times: Check-in 4:00 PM; Check-out 10:00 AM.
​2. Guest & Visitor Policy
​Registration: Only guests listed on the HOA form are permitted.
​Visitors: Max of 2 visitors allowed with 24-hour host notice. Parties are strictly prohibited.
​Passes: Nine (9) guest passes provided. A $100 fee applies for any lost/unreturned passes.
​3. Property Standards
​No Pets: Strictly pet-free/allergy-friendly home.
​No Smoking: No smoking/vaping inside or within 50ft of the home.
​Trash: All trash must be taken to the community disposal site. Do not leave trash outside. A $50 fee applies for trash left at the property.
​4. Safety & Liability
​Inspection: Report any issues within 1 hour of arrival.
​Compliance: Guests are responsible for all HOA fines or noise penalties.

​OTHER THINGS TO NOTE
​1. Hot Tub Rules & Usage
​Recovery: 12-hour reheat period required after heavy use.
​Attire: Proper swimwear only (no cotton/street clothes).
​Hours: 10:00 AM – 10:00 PM.
​Care: No outside chemicals or scents. A digital waiver is required prior to arrival.
​2. Nature & Wildlife Disclosure
​Insects: Wooded settings may have ants/spiders despite professional pest control. No refunds for nature encounters.
​Wildlife: Deer/raccoons are present. Store food securely and use repellent.
​3. Winter Weather & Snow
​<3` Snow: Guests clear decks/walkways (shovel/salt provided).
​4`+ Snow: Professional plowing for driveway/deck. Guests must move vehicles to allow for thorough plowing.
​4. Safety & Surveillance
​Cameras: Exterior Ring cameras (video/audio) monitor entry points, driveway, and backyard. No cameras inside.
​Noise: `Minut` decibel monitors (living & entertainment rooms) ensure neighborhood peace. They do not record audio.
​5. The HostCo Store
Request early check-in or late check-out via our digital shop, The HostCo. Link sent in your welcome message!
6. Peace of Mind & Security: To ensure our home and luxury amenities (like the brand-new hot tub!) remain in top condition for every guest, a $500 refundable security deposit is required for all stays. This is processed as a temporary hold and is fully released within 14 days of departure, provided no damages occur.

​Visit Us Elsewhere: We also host a property in Ocean City, MD. Reach out if you`re heading to the beach!
House Rules & Policies
​1. Booking & Registration Requirements
​Age Requirement: Primary guest must be at least 25 years of age to book and stay.
​Mandatory Pre-Registration: A pre-registration form is required by the HOA/Community for access. A link will be sent post-booking. Note: Your reservation is not finalized, and gate access will not be granted, until this form is completed.
​Last-Minute Bookings: Bookings made within 48 hours of arrival incur a $100 community rush-registration fee.
​Check-in/out: Check-in is at 4:00 PM; Check-out is at 10:00 AM.

​2. Guest & Visitor Policy
​Registered Guests Only: Only the individuals listed on the pre-registration form are permitted on the property.
​Visitors: A maximum of two (2) visitors are allowed during the stay. The Host must be notified 24 hours in advance to authorize gate access. Unannounced visitors or parties are strictly prohibited and will result in immediate termination of the stay.
​Amenity Passes: Failure to return all nine (9) guest passes will result in a replacement fee of $100.

​3. Property Standards & Care:
​*Allergy-Friendly/No Pets: This is a strictly pet-free, allergy-friendly home. No pets are permitted.
​*Smoke-Free Environment: No smoking/vaping inside the home or within 50 feet of the property.
​*Trash Disposal: All trash must be disposed of at the designated community trash site. Never leave trash outside the unit. Trash left behind will result in a $50 removal fee.
*​Amenities: Community amenities (pools, etc.) vary by season/weather. Guests are responsible for any individual admission fees or purchases made on-site.

​4. Safety & Liability
​1-Hour Inspection: Guests must inspect the home upon arrival and report any cleanliness or maintenance issues via the Airbnb app within 1 hour. Issues reported after checkout will not be eligible for compensation.
*​Re-Entry & Lost Items: Conduct a final sweep for belongings before checkout. We cannot grant unscheduled re-entry once the reservation has ended. Shipping for lost items is available for the cost of postage plus a $25 handling fee.
*​Compliance: Guests agree to follow all HOA and Community rules. Guests are financially responsible for any noise complaints, fines, or penalties incurred during their stay.

Other Things to Note:
1. ​Community Access: We are located in a secure, gated community. Keypad entry and gate access are only granted after HOA registration approval. Please ensure your pre-registration form is submitted immediately after booking to avoid access delays.
2. ​Amenities & Admissions: Access to community amenities (pools, etc.) is subject to seasonal hours and weather conditions. Please note that guests are responsible for individual admission fees or on-site purchases.
3. ​Guest Passes: You will be provided with nine (9) guest passes for your stay. Please keep these secure; a $100 replacement fee applies for any lost or unreturned passes.
4. ​Trash Policy: To maintain our community standards and prevent pests, all trash must be taken to the designated community disposal site. Do not store trash outside the home. A $50 fee will be applied for any trash left on the porch or at the curb.
5. ​The HostCo Store: Want to request an early check-in or late check-out? Visit our digital guest shop, The HostCo. The link will be sent to you in your welcome message!
​6. Financial Responsibility: Guests are responsible for any fines or penalties issued by the HOA or community security due to noise violations or rule-breaking during their stay.
7. Hot Tub Rules & Usage:
​Recovery Time: Our 7-person tub reheats at 1 degree per hour. Please allow for a 12-hour recovery period after late-night use to ensure it reaches optimal temperature for the next day.
​Strict Attire Policy: To maintain water clarity, proper swimwear is required (no cotton or street clothes).
​Quiet Hours: Use is permitted 10:00 AM - 10:00 PM to respect our tranquil Hideout community.
Maintenance: A professional service maintains the tub weekly. Please do not add any outside chemicals or scents to the water.
​Waiver: A digital safety waiver must be signed via our guest portal prior to arrival.

The house was clean. The driveway was extremely icy upon arrival. We didn’t get to use many of the facilities due to weather/timing but we did go to the sports complex and that was very nice.

Family Weekend

I spent the weekend with my sisters and their kids, brother and parents. The house provided enough space to accommodate us and give the kids their own “hangout” area! Memories were made and fun was had by all.

This house is beautiful and is a great location with the hideout. There was plenty of room for the whole family. The only issue we really had was not being able to play pool because out of the two sticks that were provided, one was broken and they didn’t have tips on them. Other than that we enjoyed the air hockey, cooking meals together (plenty of pots and pans were provided)and just relaxing watching movies. The rain showers were a nice added touch, and loved the way the towels were rolled. I would recommend this house to other guests.

The condition of the home was far from pristine! Furniture including beds was subpar with insufficient comfortable seating for our group of 11!Much of the furniture was broken and unsafe!Shower doors did not close properly causing there to be water on the floor! Overall the condition of the house was not clean with spider webs and lady bugs too many to count!

We regret to inform you that our recent guest, Ms. Lorraine Sawyer, and her family left our home in a state of disarray. This unexpected outcome was particularly surprising given the level of communication we maintained with Ms. Sawyer before her arrival. We ensured all her questions were answered promptly and provided reassurance throughout the booking process. Despite the open channels of communication before arrival, it is puzzling that Ms. Sawyer did not reach out to us during her stay if any issues arose. We pride ourselves on being available to address guest concerns at any time, including holidays. The lack of communication during their stay is concerning, especially considering the frequency of Ms. Sawyer's inquiries prior to her visit. Upon inspection after their departure, we found our home in a state that did not align with our standards or expectations: • Non-compliance with Checkout Instructions: None of the provided checkout instructions were followed. • Property Damage: o Curtain rods torn from walls. o Window blinds damaged beyond repair. o Furniture displaced and rugs relocated. • Missing Items: Several housekeeping items, including place cards with cleaning instructions, were missing. • Structural Damage: Fluorescent lights were removed from under the kitchen island, and hand towel holders were loosened. Our dedicated cleaning team follows strict protocols to ensure the home is pristine for each guest. They provide before and after photos, which confirmed the unacceptable condition in which the home was left. These photos are time-stamped to provide clear evidence of the state of the property before and after each stay. Given the extensive damage and lack of communication, we are left to consider the possibility that Ms. Sawyer may have booked our home for others. This experience was extremely disappointing and does not reflect the 5-star experience we strive to deliver. We advise other hosts to exercise caution when considering Ms. Sawyer as a potential guest. Our aim is always to resolve issues quickly and maintain the highest standards of hospitality, which we could have achieved had we been notified during their stay.
