Luxury Family Retreat w/Heated Pool by Lake Travis

The Rustic Oasis is a luxurious 5 bedrooms / 3.5 bath home on 3.5 privately gated acres. Perfect for friend meet-ups, family fun & corporate stays, this home has everything you'll need for a Lake Travis getaway. The beautifully manicured yard features a swimming pool, playscape, fire pit & hill country view. You'll delight in the outdoor pavilion with a propane grill, TV & fireplace. Just 10 minutes to Briarcliff Marina where you can launch your boat or rent one! Breweries, wineries, & restaurants nearby.

This property is dog friendly with a pet fee of $250 for one dog and an additional $100 for a second dog, up to two dogs. The cost to heat the pool during the winter from October to May is $250/night with a 2 nights minimum.

We love that we can share our home with you but please treat the home, belongings, and property with care. We reserve the right to remove guests without refund for violating these house rules, misuse of the space as a short-term lodging accommodation, or conduct that disturbs the general peace and comfort of other guests, managers, property caretakers, and homeowners.

1. Property has a septic system. Do not flush anything other than toilet paper. No feminine products or “flushable” wipes should be flushed at any time. Clogging the septic system could result in damage charges exceeding $1,000.

2. Pool: Guest understands that a pool is available on the property for their use. Guest assumes any and all liability from use of said pool. No glass of any kind is permitted in or near the pool. If broken glass is found in the pool, guests may be responsible for the cost to drain and clean the pool. Practice safety at all times.

3. Parents/Guardians must closely supervise their toddlers and children at all times.

4. We welcome well-behaved and well-trained pets under 50 lbs. Larger breeds may be permitted with prior approval from the host. Unfortunately, we cannot accommodate certain breeds known for aggressive behavior. An add'l fee of $250 for first pet and $100 for second pet (2 pets max) applies. Pets must be treated with flea & tick preventative and up-to-date on shots. Please inform us in advance if you are bringing more than one pet. Please pick up after your pet. We will charge $35 for picking up pet waste.

5. No Unregistered Guests. Please abide by occupancy limits. People other than those set forth above may not be on the property at any given time. Any person on the property is the sole responsibility of Guest. If there are more guests than disclosed at booking, Guest will be charged $50 per additional guest for each day of the reservation and all guests may be evicted without refund and a $250.00 service fee.

6. The property is privately owned; the owners or property manager are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners and their representatives are not responsible for the loss of personal belongings or valuables of the guest.

7 No illegal substances are to be used, sold, or distributed on the property.

8. No parties and/or loud music. Quiet hours are from 10pm-7am. Please respect the neighbors' privacy. Excessive noise may result in termination of your stay without refund and a $250.00 service fee.

9. Keep the property and all furnishings in good order. If any furniture is moved, please move it back to its original position upon checkout.

10. No Smoking. The security deposit will automatically become forfeited for smoking indoors and add'l remediation expenses may be imposed.

11. Only use appliances for their intended uses.

12. Parking: Max 7-8 vehicles inside gate. No street parking. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.

13. Housekeeping: Please keep the home tidy and remove all trash at checkout. There is no daily housekeeping service. Do not leave wet towels on the furniture.

14. Checkout is at 11AM. Late checkouts may be subject to a $100/hr fee without prior approval from host.

15. If any fines, damage, or liability are incurred because of guest’s use of the premise whether due to HOA violations or otherwise. Guest will be responsible for such payment.

16. We encourage Guest to purchase a travel insurance policy that will allow you to cancel for any reason.

RELEASE AND WAIVER OF LIABILITY AND INDEMNITY AGREEMENT

IN CONSIDERATION for being permitted to enter premises and property for vacation rental, the undersigned, for himself/herself, his/her personal representatives, guests, children, heirs, and next of kin, acknowledges, agrees, and represents that he/she has or will immediately upon entering, and will continuously thereafter, thoroughly inspect such areas and his/her continued presence constitutes an acknowledgment that he/she has inspected house, deck and entire property and he/she finds and accepts such areas as being safe and reasonably suited for the purposes of his/her use, and he/she further agrees and warrants that if, at any time, he/she feels anything to be unsafe, he/she and all guests will immediately leave the area and advise appropriate persons.

THE UNDERSIGNED hereby RELEASES, WAIVES, DISCHARGES AND COVENANTS NOT TO SUE Project T2L2 LLC, their members, managers, operators, officials, officers, directors, employees, owners and lessees of the premises, all for the purposes herein referred to as “releasees”, from all liability to the undersigned, guests, representatives, assigns, heirs and next of kin for any and all loss or damage, and any claim or demand thereof on account of INJURY to the person(s) or property or resulting in DEATH of the undersigned or guests, whether caused by negligence of the releasees or otherwise while in or upon the area.

THE UNDERSIGNED hereby AGREES TO INDEMNIFY AND SAVE AND HOLD HARMLESS the releasees and each of them from any loss, liability, damage, or cost they may occur due to their presence in or upon the area and whether caused by the negligence of the releasees, natural risky conditions or otherwise.

THE UNDERSIGNED hereby ASSUMES FULL RESPONSIBILITY FOR RISK OF BODILY INJURY, DEATH OR PROPERTY DAMAGE due to the negligence of the releasees, or otherwise while in or upon area.

THE UNDERSIGNED hereby certifies that he/she and guests (they) have adequate insurance to cover any injury or damage that may be caused or suffered while in or upon area, or else agrees to bear the costs of such damage or injury. The undersigned further that he/she/they have no medical conditions which would interfere with use of swimming, canoeing, rafting, climbing stairs, etc. or else assume and bear the costs of all risks that may be created, directly or indirectly, by any such condition and expressly acknowledges such physical activities are dangerous and involve the risk of serious injury and/or death and/or property damage. The undersigned further expressly agrees that the foregoing release, waiver and indemnity agreement is intended to be as broad and inclusive as is permitted by law and that if any provision is held invalid, it is agreed that the balance shall, notwithstanding, continue in full legal force and effect.

Any dispute, controversy or claim arising out of or related to this Agreement or the interpretation of this Agreement shall be settled by arbitration in accordance to the rules of the American Arbitration Association, except to the extent modified below.

THE UNDERSIGNED HAS READ, UNDERSTANDS THE RISKS, AND VOLUNTARILY SIGNS THE RELEASE AND WAIVER OF LIABILITY AND INDEMNITY AGREEMENT, and further agrees that no oral representations, statements, or inducements apart from the foregoing written agreement have been made.

This home is the ultimate combination of luxury, comfort, and hill country charm. Please note this home is not suitable for parties, events, or bachelor parties.

OUTDOOR LIFESTYLE
Your group will fall in love with this privately gated backyard oasis complete with a playscape, outdoor living, dining, and large pool. Entertain your group with BBQs under the large shaded pavilion with a propane grill, and ample seating for sharing meals in the shade.

After a sun filled day on the lake, gather your group to rendezvous for a swim and experience unparalleled leisure as you relax poolside while enjoying the beautiful hill country view. The rustic outdoor living area has a Texas stone fireplace for cozy nights by the fire over a glass of wine. A large TV sits just above the fireplace. The backyard feels like a sanctuary as it backs into cliffs of the Pedernales River (no river access). Lush foliage from the trees and tall fencing on either side offer a private escape. Whether you’re looking to gather or retreat, you’ll find respite here.

BUGS AND WILDLIFE
Our place is located in a hot and humid environment immersed with noisy wildlife. Depending on the time of the year and weather conditions, guests may encounter mosquitoes, bees, gnats, moths, wasps, hornets, horse flies, lovebugs, ants, spiders, beetles, American cockroaches, ladybugs, stink bugs, centipedes, millipedes, scorpions, etc. While we do utilize regular pest control, we are unable to offer any guarantee against or refunds for the occasional noisy bugs that may make it inside. We do our best to prevent infestations and guests can help by keeping doors closed and disposing of trash and storing food in a responsible manner.

COMFORTABLE & SPACIOUS INTERIOR
The decor is bright and cheery with a touch of rusticity – truly Texas Hill Country. The eat-in kitchen is fully equipped with electric stove, double oven and everything you'll need to comfortably prepare meals. For formal group dinners, gather your group around the extra large dining table for a good meal and good conversation. The bright and cozy family living area has a plush leather sectional to gather around with access to streaming apps. Large windows in the living room feature a view of the pool, bringing the outside in.

The upstairs playroom features more fun for everyone with a TV, shuffleboard, and pool table. A queen murphy bed is also located in the playroom for 2 additional guests.

The home is two levels. The lower level features 2 bedrooms, a half bathroom, living room, dining room, and kitchen.

Bedroom 1: King bed with full ensuite bathroom, soaker tub, a double vanity and shower.
Bedroom 2: Queen bed and desk

Upstairs has a safety gate to block stair access for kids, three bedrooms, playroom and two bathrooms:
Bedroom 3: “M” room with king bed and hill country view
Bedroom 4: Queen bed with in-room TV and desk
Bedroom 5: Queen bed with crib and desk
Playroom: Queen murphy bed

All 3.5 bathrooms are well-stocked with plush towels and toiletries.

Additional amenities include a washer/dryer, complimentary Wi-Fi, and a Pack ‘n Play. This property is dog friendly with a pet fee of $250 for one dog and an additional $100 for a second dog, up to two dogs. The cost to heat the pool during the winter is $250/night with a 2 nights minimum. Free parking is available for seven vehicles in the driveway. The storage area and casita are not for guest use.
