The unit features a fully equipped kitchen with sleek quartz countertops and full-sized appliances, making it ideal for preparing meals or entertaining guests. The primary bathroom is a luxurious retreat, featuring a rainfall showerhead, dual sinks, and a spacious closet for your belongings.

This thoughtfully designed unit can accommodate up to four guests, thanks to a cleverly concealed queen-sized Murphy bed that folds out behind the couch, providing additional sleeping space without compromising the open layout. As per the new building regulations, all visitors and renters are required to wear a bracelet throughout their stay. This policy is implemented for safety and compliance purposes.

Other things to note:
Construction related to the condominium's Gourmet Center is currently taking place and may generate noise. Work hours are Monday–Friday from 9:00 a.m. to 6:00 p.m., and Saturday from 9:00 a.m. to 1:00 p.m. There is no construction on Sundays or holidays. We appreciate your understanding as the building completes these exciting long-term improvements.

-This owner cannot accept pets in their suite. Thank you for your understanding.

-The Avida Building closes its pool deck every Wednesday from 8 am until 3 pm for weekly deep cleaning and maintenance. During this time, only the hammock area and multipurpose room on the roof deck are available.

-Smoking Prohibited: Please note that the State of Jalisco now has a law against smoking in close proximity to others, which also applies to vaping and electronic cigarettes. This home, including all parts of the building, terraces, and balconies, is a non-smoking area. The state and HOA will impose fines for any violations. Thank you for your understanding.

We would like to inform you that, in order to maintain the cleanliness standards and proper functioning of our common areas, a fee will be implemented for the use of the grill in the recreational areas.

Starting from March 22, 2025, a 300 pesos fee will be charged for the use of the grill. This fee will be used to cover the costs associated with the cleaning and maintenance of the equipment after each use, as sometimes users do not meet the necessary cleaning standards to ensure the grill is in proper condition for the next use.

Why is this fee being implemented?

Proper cleaning: Although many guests try to clean the grill after use, the necessary cleaning standards to ensure it is in good condition are not always met. This results in additional work for our cleaning team, who must dedicate time and resources to make sure the grill is fully cleaned and ready for the next user.
Important Details:

The 300 pesos fee will be charged each time the grill is used.
This charge will be applied directly to the owner or tenant using the grill.
The cleaning team will perform a thorough check of the grill after each use to ensure it is maintained in proper condition.
We appreciate your understanding and cooperation with this new measure. The goal is to provide a better experience for all owners and tenants while keeping our facilities in optimal condition for everyone to enjoy.

***Important Information for Our Guests***
We want to provide you with the best possible experience during your stay, and we sincerely appreciate your attention to a few important details:
We kindly ask you to take special care when using the property's linens and towels, avoiding contact with makeup, hair dye, sunscreen, or other substances that may cause difficult-to-remove stains. This helps us keep everything in excellent condition for you and for future guests. If any irreversible stains are found, additional charges may apply after your stay.
Additionally, if you notice any damage or issues in the unit during your stay, we would greatly appreciate it if you report them as soon as possible. This allows us to address them promptly and ensure your experience is as comfortable and enjoyable as possible.

** Please note that any refunds issued for any reason shall be minus the credit card or payment processing fees, since we are not able to recoup this amount from our end! **
Important : From June 1st to 15th, 2026, the rooftop pool and jacuzzi will be closed for maintenance. We apologize for any inconvenience this may cause. Additionally, there may be some noise and workers in the area carrying out the improvements.

Please note that all common areas within the condominium, including pools, jacuzzis, hallways, recreational spaces, and other shared facilities, are subject to the building's rules and regulations.

Guests are expected to behave respectfully and appropriately in all shared areas. Any conduct that violates community regulations, including inappropriate behavior in common spaces, may result in penalties imposed directly by the condominium administration and/or security staff.

Please be aware that the installation, operation, monitoring, and use of surveillance cameras in common areas are managed exclusively by the condominium administration. The host has no control over, access to, or responsibility for the building's security systems, recordings, or monitoring practices.

The host is not responsible for fines, warnings, enforcement actions, or any measures taken by the condominium administration or security personnel regarding violations of community rules or matters related to the use of common areas.
