Welcome to our spacious and modern Tech Terrace retreat! Perfect for families or groups, our home boasts comfort and convenience in every corner.



As you enter, you'll be greeted by a vibrant living room featuring plenty of cozy furniture to ensure everyone has a spot to relax. Wind down after a day of exploring with our smart TV, offering endless streaming entertainment options or curl up on the couch with a good book. Need to catch up on work? No problem! We've set up a dedicated workspace and quick wi-fi to help keep you productive during your stay.



Hungry? Our kitchen is fully equipped and ready for your culinary adventures. With modern appliances and ample counter space, cooking up a delicious meal is a breeze. Plus, we've stocked the cabinets with essentials to make meal prep even easier. Enjoy your meals at our dining table or head out to the back patio to dine al fresco.



When it's time to retire for the night, you'll find three comfortable bedrooms awaiting you. The master bedroom features a luxurious King bed for a restful night's sleep, while the other two bedrooms offer comfortable Queen beds, accommodating your family or group of friends with ease. Need extra sleeping space? The couch in the laundry room has a convenient fold-out bed that sleeps an additional guest.



Freshen up in one of our two bathrooms, both equipped with tub/shower combos for your convenience. And don't worry about packing extra clothes – our laundry room is equipped with everything you need to keep your wardrobe fresh and clean throughout your stay.



Enjoy your morning coffee or evening drinks on the patio under the pergola, overlooking the spacious and beautifully landscaped backyard. Covered parking is available for 2 cars, providing convenience and peace of mind.



Located in Tech Terrace, you're close to everything you need. Take a stroll to nearby parks for relaxation or head to the local shops and coffee spots for a taste of the neighborhood. Texas Tech University campus is also just a short drive away, making our home an ideal choice for visiting students, alumni, or anyone attending events on campus.



Whether you're here for a weekend getaway, a family vacation, or a business trip, our home offers the perfect blend of comfort, convenience, and charm. Book your stay with us and experience the best of Lubbock living. You must be in good standing to book with us and have positive rental history and reviews. We do not rent to local Lubbock residents. Please note, a rental agreement is required to book our property.



Early Check-In & Late Check-Out (Subject to Availability) Early check-in and late check-out MAY be available for an additional fee of $20.00 per hour, for up to 2 hours. Early check-in: Payment must be submitted before 12:00 PM on the day of arrival. Late check-out: Payment must be submitted no later than 10:00 PM on the evening before departure.



**Please do not have mail sent to this property as we do not have the mailbox keys. If you are needing something delivered from USPS, you will need to contact the local post office to make pickup arrangements.**



Parties and events are strictly prohibited at this property. If there is any violation to this policy, a fee of $500 will be charged immediately.



This property is not pet friendly so please plan of leaving your furry friends at home. There will not be any exceptions to this policy as the owner has terrible pet allergies and a fee of $250 will be automatically applied if you are caught in violation of this. If you have a service animal, proof of registration is required BEFORE you book.



We supply freshly laundered linens, bedding, and towels for all of our guests. We also supply paper towels, toilet paper, laundry detergent, dish soap, and hand soap for a short 2-3 day stay. Long-term stays will need to replenish latter items at their own expense.



Although often there will be a variety of condiments, such as coffee, etc., we cannot guarantee what will be available.

Guest Access:

All areas of the house are available to guests with the exception of the locked cleaning closet and shed in the back yard.



The Neighborhood:

This property is located in the Tech Terrace subdivision in north Lubbock. Close to grocery stores, shopping, and dining.



Getting Around:

Lubbock is a large city in terms of land size, so a vehicle is recommended for your stay. If you don't have a vehicle, you can get away with using either Uber or Lyft rideshare services.



Other Things to Note:

Parties are strictly prohibited and any violation of this rule will result in an immediate $500 fee.



This property is not pet friendly so please plan on making other arrangements for your pets. There will not be any exceptions made to this rule and any violations will be charged an immediate $250 fee. Service animals will be required to show proof of registration BEFORE booking.



Host-Initiated Cancellation Policy

While we make every effort to honor all confirmed reservations, there may be rare instances where cancellation is necessary due to unforeseen circumstances.



In the event that we must cancel your reservation, the following terms apply:



Full Refund: Guests will receive a 100% refund of any payments made toward the reservation.

No Additional Liability: Our responsibility is limited strictly to the refund of monies paid. We are not liable for any additional costs incurred by the guest as a result of the cancellation, including but not limited to alternative accommodations, transportation, or other travel-related expenses.

Best Efforts to Assist: In the event of a cancellation, we will make reasonable efforts to offer alternative accommodations within our property network, if available, but we cannot guarantee availability or rates.

Force Majeure Clause: We reserve the right to cancel the reservation due to events beyond our control, including but not limited to property damage, utility failures, natural disasters, or changes in local regulations that affect short-term rentals.

Sale of Property: In the event the property is sold prior to your scheduled stay and the new owner does not wish to honor existing bookings, we reserve the right to cancel your reservation. A full refund of any payments made will be issued, but we are not liable for securing alternative accommodations or covering additional expenses.

Removal from Rental Market: We reserve the right to cancel reservations if the property is permanently or temporarily removed from the short-term rental market for any reason. Should this occur, a full refund will be issued, and no further compensation or liability will be assumed.

By confirming your reservation, you acknowledge and accept these terms.



Check-in information, including the keypad code, will be sent before your check-in date. We reserve the right to decline any alteration request. Any credit card fees charged when booking will not be refunded if a trip is cancelled.



House Rules:

- No pets!

- No house parties. Unauthorized parties will result in an immediate $500 fine plus damages.

- No smoking inside the property.

- No excessive volume that would disturb the neighbors.

- Clean up after yourself. This includes all dishes and food items.

- If you break something, message us and let us know immediately.



Interaction with Guests:

Our interaction with guests is very minimal. The front door has a keypad so that you may let yourselves in and out. Please only use the keypad lock to lock the door. Do not lock the bottom lock on the front door. Should you need anything during your stay, please message us and we will be happy to assist.
