This area is a pedestrian paradise, with a charming, village-like atmosphere packed with unique boutiques, vintage finds, and trendy fashion outlets. With easy access to major highways and public transportation, commuting around the rest of the city is a breeze. Whether you're catching a concert downtown, enjoying a night out in the Gulch, or shopping to your heart’s content on Broadway, everything you need is within easy reach. A dynamic culinary scene ranges from finger-lickin' barbecue joints that will work up your appetite at the mere scent of hickory smoke, to trendy farm-to-table bistros where Southern comfort meets innovation.



The home’s interior offers a delightful blend of contemporary furnishings and trendy décor, infusing that Nashville-chic vibe into every room. At the end of long days out and about, sink into the plush sofa and armchair in the living room while you stream all your favorite entertainment on the mounted smart TV. A dedicated workspace offers a private area for checking those pesky emails or taking an important phone call. The efficient, well-stocked kitchen includes all things necessary to prepare meals in the convenience at home, with stainless steel appliances, stone countertops, and ample cabinetry. Gather everyone together for formal meals at the table or host an electric game night to get those competitive juices flowing.



This home comfortably sleeps 4 guests between a luxurious queen size bed and a full size sleeper sofa, both fitted with fresh linens for a great night’s sleep. The full guest bathroom includes a single vanity and shower/tub combo.



THINGS TO NOTE:

• Communal/tap to pay laundry facilities on site at a cost of $2.50/load.

• Lot and street parking available for 2 vehicles on a first come, first served basis.

• This home is pet friendly. A maximum of 1 dog may be brought to this home. Please note that there is an additional Pet Fee of $75 that is not included in your final booking cost. To pay your Pet Fee, please contact the Customer Care Team after booking.

• This home is equipped with 1 external security camera, located outside of the front door and actively monitoring the sidewalk/exterior entrance area.



This home is located in southern Nashville, a desirable location with major attractions within minutes of the property. If you’re in town to catch a game or concert, the Bridgestone Arena is a short drive away, plus the Bicentennial State Park, Germantown, and Capitol Building are all easily accessible. HOUSE RULES:

• No events, parties, or group gatherings unless pre-approved.

• We're delighted to accommodate small events if they adhere to our house rules, overnight guests do not exceed the maximum occupancy, and you and your party are respectful of all local noise ordinances, neighbors and community rules.

• Should we find that the group is being disrespectful to the property or neighbors in any way, we reserve the right to take action, including charging additional fees and eviction if necessary.

• Vacation rental use only.

• Early check-in requests within 24 hours of arrival.

• Late check-out requests by 10 AM the day before departure.

• Early check-in and late check-out may incur a fee up to $100.

• Follow city occupancy rules; children under 2 not counted.

• Over-occupancy incurs a $500 fine per extra person.

• Quiet Hours: 9 PM – 8 AM; noise under 60 dBA. $500 fine for noise violations.

• Property Inspection: Notify us of any issues immediately. We may inspect at any time for rule violations.

• Pets: Must be pre-approved. If pets are authorized, fees are collected after booking confirmation. Unauthorized pets incur extra fees and fines.

• Cleaning: Remove trash and load & run dishwasher upon check-out. Extra trash incurs a $150 fee.

• Utilities & Appliances: Normal utility usage included. Excessive use could incur additional fees. Use appliances as intended.

• Parking: Follow local parking rules. Fines for violations.

• Safety & Security: No illegal activities or hazardous materials. Properties may have surveillance.

• Maintenance: Report issues promptly. No refunds for mechanical failures.

• Payments & Deposits: Major credit card required. Security deposit may be used for damages.

• Lost & Found: $25 minimum shipping cost for lost items.

• Legal: Violation of rules may result in eviction without refund. By booking, you agree to all rules and regulations.
