Spectacular Ocean View, top floor corner, great views tall ceilings, private condominium, located on the beach and in the heart of charming Playa del Carmen, Mexico at Xaman-Ha Resort in Playacar Phase 1.

The one bedroom condominium is fully furnished with air-conditioning. The bedroom has a king-sized bed with furniture providing ample drawer space for a comfortable stay. The kitchen is fully stocked and has a range top, microwave, and refrigerator. The glass-topped dining room table comfortably seats 4 people or simply hop onto a couple of bar-stools at the kitchen bar to grab a quick snack or drink. The living room opens to the terrace overlooking the beautiful Caribbean Sea and manicured tropical landscaped grounds of Xaman-Ha’s courtyard, pool/sundeck, and beverage and snack bar located under the grand palapa. So enjoy your morning coffee, meal or your favorite refreshment at any of these spectacular locations.

There is also a washer/dryer for your convenience and televisions with satellite/cable in both the bedroom and living room. The sofa will open into a double sized bed if needed. Free WIFI/Internet is available on the balcony, pool and the lobby (common areas)

Located in Phase 1, a 24 hour secured gated community, the condo is on the white sand beach next to the emerald and turquoise waters of the Caribbean Ocean…making it the perfect tropical paradise escaped. You are just a few short steps from the ocean with swimming, snorkeling, sunbathing, parasailing, jet skis, sail-boats or leisurely walks along the beach. Or enjoy watching the breathtaking sunrises from behind the nearby island of Cozumel, and enjoy the moonlit and starlit evening sky as it reflects and glistens off the waters of the Caribbean.

The famed 5th Avenue in the charming village of Playa Del Carmen is less than a 5 minute walk from your front door and welcomes you to an endless choice of restaurants and shops of native Mexico as well as international flair. This place was exactly what was pictured and described. We enjoyed an entire week here with no issues at all. The condo had the most breathtaking views, was close enough to town but not too close, and everyone we encountered on the property was extremely friendly. We’ll be back!

Great condo and location

Any issues were resolved quickly. We felt extremely safe (I forgot my purse at the pool area, realized it 3 hours later and it was still there!) the view is fabulous everything needed is in walking distance. All around great trip!

Clean and convenient condo with pool and ocean view

We very much enjoyed our stay at Xamanha condos. Our taxi driver was confused trying to find the place so I think directions should emphasize to give the name of condominiums in addition to geographical location. Beautiful ocean view and quick walk to restaurants and shops. Clean and comfortable!

Great Condo, everything I needed

Awesome location, condo had all the amenities I needed. Super clean and comfy. Instructions were clear, and Sol was easy to reach and answer any questions. Just the relaxing get away that I needed.

Great location!

The condo was great for my husband and I this April, 2018! We would stay again for sure. Location can't be beat, gated community made us feel very safe and 5th Avenue felt safe as well. Plenty of great restaurants and stores within a short walk and the owner's hospitality couldn't have been better. Awesome all around!

Perfect Couple Retreat

We enjoyed our stay tremendously in this light and bright high ceiling condo with an amazing third floor view of the Caribbean. The unit was very clean and was furnished with everything we could ask for to make our stay comfortable. The bedroom is oversized and private with a tropical view. The furnishings were newer, clean and comfortable. There is a relaxing lounge chair on the balcony which is perfect for morning coffee to watch the sunrise. We would definitely stay here again and highly recommend.

Perfect getaway

The property looked just like the pictures. Very clean, walking distance to 5th Ave but far enough away to not have the noise of the nightlife. We had the pleasure of meeting the owners, who were VERY sweet and helpful. They gave us recommendations on places to go. Overall we had a great experience here and we will definitely be back! Thanks again!!

1 week stay

This was one of the best places we have stayed in! Everything was exactly as described and so clean. The property is very quiet and in a quiet neighborhood. Just a quick walk to everything on 5th ave. Beach and pool access were amazing, plenty of lounge chairs and umbrellas available. We rented a car for a few days on our stay and a parking spot was available. WiFi worked fine for the short amount of work that we needed it for. The AC was efficient and worked quickly however it wasn’t always needed with the ocean breeze that came through the patio door. The view is outstanding! We would definitely stay here again. Communication with the host was also great and fast to respond.

Excellent location!!

Excellent location in Playa del Carmen, you can walk to the Quinta Avenida (5th Ave) where there are tons of restaurants, shops, the ferry, etc., and no cars! The owner of this condo is fantastic, he was very accessible and checked on us to see if we needed anything; he was super nice and wonderful to work with. The condo was clean and had everything we needed, including very good wifi, great AC and fans, and a beautiful view of the ocean from the balcony. The Xaman-ha complex is clean, located right on the beach, and has a great pool area.

Amazing location!!!

I had stayed at the Xaman-Ha condos before so off the top I already knew this was a great location. It is close to everything you could possibly want. It's about a 5 minute walk to the ferry dock to cross over to Cozumel. The condo is right on the beach so the view is amazing. This condo was perfect for the relaxation we needed. Communication with the owners was great too. I only had 1 question for them and they answered right away! I would definitely book this condo again.

This place was very clean. The air conditioners worked great and the views were just amazing. The pool was very nice and the beach was so close, i thought about aleeping on the beach one night. Ha The staff were all so great and friendly. One night, my wife and i were sitting next to the pool, star gazing and their security came to check to see if we belonged on site. That made us feel super safe. The location of the condo made it great, you are only mins away from food, shopping. Most definitely going to book this unit again in the near future. Awesome condo

Check in was a breeze. Sol took care of everything including us arriving a day early, sending A taxi to ferry dock ( we were arriving from Cozumel) to get us and luggage to complex, supplying us with restaurant suggestions, and even arranged for us to see the 2BR CONDO owned by John. The condo was clean, cool, well stocked and spacious. The view was amazing! The washer/dryer was certainly a plus after staying in Cozumel the week before. Kitchen had everything you needed plus some things I didn’t expect. We were so close to anything we wanted. 5th avenue had changed so much and being within walking distance we could explore easily. We are most definitely booking again for next year before we leave. Actually, we liked it so much that when we left for Tulum for a week we booked this condo for another 6 days before we go home this year! Robin, at swim up bar, was great and very personable. .

Great location. Not as well managed

View of the ocean amd nice on property staff are the best things about this place along with the proximity to restaurants etc. The address in the listing was not usable amd could t be mapped. It confused my taxi driver. The host wasn’t reachable for 2 hours while we were trying to get the confusing directions explained. Once at the property check in was good to be fair. The internet information was wildly inaccurate in the listing amd the host didn’t understand the actual set up of it. I Tun my business remotely and I tener is critical so this didn’t work for me at all. Left early to stay in a hotel. If you’re going to party and shop amd be on the beach this is a better place for you. If you are a digital nomad or business owner maybe not.

Don’t waste your money on an all-inclusive resort...

...Stay here instead. You have a top-tier concierge in Sol. Her friendly greeting was just what we needed. She spoke great English with me, while still being able to speak Spanish with my GF. She was ultra sweet and super helpful. The condo was roomy and had everything we needed. Storage was great and the washer and dryer were a big help with the towels. I was also able to watch all my US sports on the TV or via the Internet. The bed was comfy, the ceiling fans were perfect and the kitchen had everything we needed to create our own 5-star, candle lit balcony dinners. The pool area and bar were comfortable and spacious. (Although most of our days were spent 20 additional feet onto the sandy beach.) As far as location goes, we were close to every shop, store, vendor and thing you could imagine. All within walking distance. We even walked to the grocery store one day. Yay us! It was the perfect (and fast) 8 days. Thanks again! Michael & Claudia Detroit, Michigan USA

Un beau séjour

It was a beautiful place to stay

There was nothing we needed. Everything was perfect except the sofa it was very uncomfortable I must say. Maybe a pen or pencil to write with. Also took me forever to figure our the stove.

Lovely experience

We thoroughly enjoyed our experience and would stay again. Agreed with other folks that finding the property at the beginning of our trip was difficult as it’s not easy to find on Google/Apple maps. I suggest telling your taxi driver you’re staying at “Xaman - Ha Condominio” in “Playacar Fase Uno” and they should know where to take you. Once we successfully arrived, the place was clean and as pictured. Positively beautiful views and very enjoyable property. We spent most of our time at the pool as the beach was pretty full of sargrosso (early July) but we still took a dip in it everyday! Robin, who manages the poolside bar, was delightful and the drinks/food is so affordable if you don’t want to bring your own down to the pool. Xaman - Ha offers an excellent location to nearby restaurants and bars in the very active neighborhood.

Beautiful and relaxing

The apartment was perfect. Amazing view. We loved the fact that the complex is quiet - families and more mature adults. We loved sitting and reading on the balcony with the occasional dip in the lovely pool (sometimes the sea). The apartment is well equipped - more than sufficient for eating in and the washer/dryer was very useful. The bed is extremely comfortable. The manager responded quickly to the queries and provided very helpful replies. Very highly recommended!
