This home comfortably sleeps 2 guests in a luxurious queen size bed fitted with crisp linens and soft blankets for a great night’s sleep. The home’s guest bathroom includes a single vanity and shower/tub combo.

• This home does not offer laundry facilities.
• Street parking available only.
• This home is pet friendly. Cats are not permitted. A maximum of 2 dogs may be brought to this home. - Please note that there is an additional Pet Fee of $75 per pet that is not included in your final booking cost. To pay your Pet Fee, please contact the Customer Care Team after booking. Any unauthorized pets will be subject to an additional fee. Damage or extra cleaning charges attributable to pets shall be charged to you, together with a fine of $100 per day with a minimum of $500. All pets and animals must be fully vaccinated, non-aggressive, free of fleas and ticks, and fully house trained. Please do not allow your pets on the furniture.

The property is located within a short distance to downtown Austin, steps from surrounding restaurants, cafes, and landmarks. The area is diverse and holds the authenticity that Austin is so proud of. You’ll be within easy reach of Austin’s popular attractions like the Texas State Capitol, Congress Bridge Bats, and the Greetings from Austin Mural. Zilker Park, which houses the famous Barton Springs Pool, offers access to paddle board and kayak rentals, and central Lady Bird Lake and nature trails boast a two-mile loop perfect for exercise or a relaxing stroll. Be sure to visit the live music bars and clubs on 6th street, a part of Downtown Austin that earned the city the nickname of “Live Music Capitol of the World.”

HOUSE RULES:
• Must be 21+ to book.
• No events, parties, or group gatherings unless pre-approved.
• Vacation rental use only.
• Check-In/Check-Out: Early check-in requests within 24 hours of arrival. Late check-out requests by 10 AM the day before departure. Early check-in and late check-out may incur a fee up to $100.
• Occupancy: Follow city occupancy rules; children under 2 not counted. Over-occupancy incurs a $500 fine per extra person.
• Quiet Hours: 9 PM – 8 AM; noise under 60 dBA. $500 fine for noise violations.
• Property Inspection: Notify us of any issues immediately. We may inspect at any time for rule violations.
• Pets: Must be pre-approved. If pets are authorized, fees are collected after booking confirmation. Unauthorized pets incur extra fees and fines.
• Cleaning: Remove trash and load & run dishwasher upon check-out. Extra trash incurs a $150 fee.
• Utilities & Appliances: Normal utility usage included. Excessive use could incur additional fees. Use appliances as intended.
• Parking: Follow local parking rules. Fines for violations.
• Safety & Security: No illegal activities or hazardous materials. Properties may have surveillance.
• Maintenance: Report issues promptly. No refunds for mechanical failures.
• Payments & Deposits: Major credit card required. Security deposit may be used for damages.
• Lost & Found: $25 minimum shipping cost for lost items.
• Legal: Violation of rules may result in eviction without refund. By booking, you agree to all rules and regulations.
