This wonderful 5 bedroom detached villa boasts a delightful landscaped garden, mainly laid to lawn, and is ideal for families with young children. The private swimming pool is fenced off for parental peace of mind.

On the ground floor, there is a large comfortable living room, a fully equipped open plan kitchen / dining room which is flooded with natural light. There are large patio doors from both the lounge and the dining area leading to the pleasant pergola and barbecue area.

If you want to enjoy a cold drink or watch the world go by then look no further. The garden offers a traditional Portuguese style brick barbecue and a pergola to provide shade while dining “al-fresco”. The ground floor also has a small cloak room and a good sized double bedroom with en-suite and shower.

On the mid split level, there are two bedrooms and a shared fully tiled bathroom with a bath. The main bedroom has a double bed and large outside terrace that faces the front of the villa. The second bedroom features twin single beds.

On the upper level, there are a further two bedrooms and another shared bathroom with walk in shower. The master double bedroom has private access to the pool area and overlooks the woods at the back of the villa. The second bedroom has three / four single beds and shares a large terrace with the master bedroom which provides excellent views onto the well maintained garden.

The villa is fully equipped to accommodate up to 12 people, including children, has fast Wi-Fi internet fibre and cable TV. It is air conditioned throughout to keep the villa cool in summer and also provides heating off season. There is an enclosed log burning fireplace in the living room which gives the villa a cosy feel in the winter months.

Villa Audiência 159 is ideally situated between Monte Gordo and Altura. Just close enough to all the local night life but just far enough away to avoid the summer crowds! The villa is located in the exclusive Audiência development, next to Praia Verde, in the unspoilt Eastern Algarve. This area is mainly made up of private villas and has direct access to the beach.

Towards the beach there is a nature reserve, which is a beautiful walk or bike ride into the town of Monte Gordo, and is a favourite of birdwatchers. The sports facilities in Vila Real Santo António are regularly used by training athletes throughout the year.

Athletics and Sport: Close to the villa is the IAAF accredited sports complex of Vila Real de S. António. The complex is equipped with modern facilities that attract top athletes to this region. There is an 8-lane 'polytan' track together with indoor training facilities and a gym with Olympic free weights. Jumping facilities and dedicated throwing facilities are also available, where many other sports are catered for. The Complex is one of the most highly regarded centres in Europe. It is a high performance training centre recognized by the Portuguese Olympic Committee as an Official Training Centre, and attracts a number of professional teams and national squads to the region for warm weather training
Monte Gordo is an established holiday resort with a flat blue flag beach, stretching over 20km. This is ideal for warm weather training sessions. There are over 12km of off road tracks that can be found in the pine forests that lie between Vila Real de Santo António and Monte Gordo

Ria Formosa Natural Reserve: The vast beaches and isles from Faro to Tavira form a natural barrier to the Ocean. Behind are the vast expanses of dunes and after those a labyrinth of lagoons and small sand isles, mud flats and canals. At low tide other salty habitats are uncovered, because the sea penetrates right up to land, forming marches and salt marshes.

With such physical diversity, it is not surprising that the Formosa Estuary attracts such a variety of life forms and provides a wintering ground for many migratory birds. It is one of the most important nature reserves in the network of wetlands that links Europe and sub-Saharan Africa and is very popular with wildlife watchers from all over the world.
