**BEDROOMS**
The first floor master suite includes a luxurious king bed with 600 thread count sheets. On the second floor there is another king bedroom and a second room with two full beds. On the lower level there is a bunk room with 2 sets of bunks. Additionally, there’s a bedroom with a twin bed and desk, plus a comfortable queen pull out sleeper in a separate area.

**BATHROOMS**
The first floor master has an over-sized full bathroom with dual sinks, walk-in closet and lots of sunlight. The 2nd floor and lower level each have a full bathroom. There is also a half bath on the main level. Amenities include brand name shampoo, conditioner, and body wash, plus Q-tips, cotton pads, floss picks, blow dryer, and iron/ironing board.

**KITCHEN, DINING and GREAT ROOM**
Enjoy panoramic views all around from this large central gathering area which includes a full-stocked kitchen with all baking and cooking essentials, large variety of coffee, including seasonal flavors, for pot or Keurig, and brand new appliances. Enjoy all the activities Maine has to offer with an assortment of complimentary organic snacks. Enjoy complimentary wine and relax by the gas fireplace and SMAR TV or enjoy a meal at the dining table.

**GAME ROOM**
The lower level game room is a fun addition and perfect for adults or kids to have their own space. It includes a large new air hockey table, professional karaoke machine, board games, Chess set, SMART TV, and full bathroom. There is also a yoga mat, foam roller, and massage ball for after a long day of skiing or hiking. Lastly, enjoy direct access to the back yard via the blue stone pathway for seamless entertainment.

**OFFICE**
There is a dedicated workspace with a door for privacy including fast WI-FI, and tasteful background for video calls.

**MUDROOM**
Come in after a long day on the slopes and spread out in the oversized heated mudroom with plentiful hooks and ski racks (to be added).

**OUTDOOR SPACE**
There are 4 outdoor spaces at Maine Mountain Lodge, including a grassy yard and 2 swings under the deck.

THE HOT TUB: Unwind in the brand new, crystal clear 7-person hot tub complete with convenient fresh towels and hooks.

THE DECK: Enjoy the oversized deck with panoramic mountain views and wonderful sunsets. Included 4-burner grill for home-cooking and rocking chairs for relaxation.

THE 3-SEASON PORCH: Enjoy the wall-to-wall window 3-season porch which featured a dining table for 8 and cozy lantern for evening hangouts. This can easily be transformed from a breezy screen porch to a warm sun room.

THE FIREPIT: Enjoy complimentary s'mores and a gorgeous view next to the stone firepit complete with 8 Adirondack chairs and cup holders.

**FOR KIDS**
There is a small crib with 3" new mattress and crib sheet. Also provided is a highchair, booster seat, BPA-free dishes/cups, washable pocket bibs, outlet protectors, white noise machine, and 2 baby gates.

**FOR DOGS**
There are 2 dog bowls, poop bags, a complimentary bag of treats, and 2 gates. - Please note that we permit a maximum of 2 dogs on this property, preferably aged 2 years and above. Also, there is a pet fee of $250 per dog. Below is a list of restricted breeds.

Guest access
Guests have full access to the entire home (except owner’s closet), driveway, deck, hot tub, and outdoor space. A keyless entry code will be sent 24 hours before your scheduled arrival.
Other things to note
✹ QUIET HOURS AND GENERAL RULES - Primary guest making the reservation must be 25 years or older and must be staying on the premises during the reservation. Quiet hours are 11 PM to 8 AM. No parties, fireworks, or weapons are allowed on the premises at any time. Smoking and vaping of any kind are prohibited on the premises. Illegal substances and activities are prohibited.

✹ RENTAL AGREEMENT - Upon booking, guests will be required to sign a property rental agreement acknowledging the house rules and upload a government-issued ID displaying a name that matches the rental agreement. No door codes will be given without this.

✹ PET POLICY - We allow a maximum of 2 house-trained, well-behaved dogs that are vaccinated and tick/flea-free for a flat fee of $200. Pets must be disclosed to us at the time of booking (there is a $500 fee if we find any undisclosed animals as well as a fee for any damages from the pet). Pets are not allowed on any furniture or the hot tub. Any pets left home alone must be in a crate. By booking, you accept responsibility for any damage, pest control, extra cleaning, or liability your dog(s) cause during the stay. We reserve the right to cancel a booking for animals that are not a good fit for the home.

✹ PARKING - Our driveway accommodates 6 cars comfortably. It is regularly plowed, sanded/salted and shoveled during winter; however, ice and snow cannot be avoided during Maine winters. Walk carefully!

✹ ROAD CONDITIONS - Like most parts of rural Maine, driving can be treacherous in winter conditions. Drive slowly and be careful!

✹ TRAVEL INSURANCE - Unexpected circumstances happen, so we highly recommend purchasing travelers’ insurance. We cannot be held accountable for events out of our control.

✹ VIDEO SURVEILLANCE - There are 2 exterior cameras (1 camera at the front of the house and 1 camera on the back of the house) monitoring and recording the house for security. They are on 24/7, but only record video and audio when there are movements (motion-activated). Videos may be stored for 1-365 days for security or house rules breach review. There is no surveillance inside of the home where guests will stay.
