Beautiful house! Better than expected from pictures. Three full floors plus basement space was more than enough and the outside area was so relaxing! It was great to be able to use the outdoor grill and eat poolside! Conveniently located to university of Richmond with lots of stores nearby for groceries and last minute needs. Would definitely stay again!

The house is beautiful, clean and spacious. Beds were very comfortable and all amenities in the house worked well. The pool was beautiful and well maintained. The grass in the yard and flower beds needed to be mowed and maintained which detracted from the yard and there were no chairs around the pool. The cooktop is a convection system. A note about how to use it rather than saying to call the property manager with questions would have been helpful as you don’t have time to wait for a response when you’re trying to cook dinner. Thankfully Chat GPT told us in order for the burners to work the pan must be on the stove. Initial conversations with the property manager were frustrating. She reacted very aggressively to questions asked about the security deposit and previous reviews about beeping alarms in the house throughout the night in recent weeks and rather than answer the questions civilly. She suggested I cancel my reservation rather than just answer my question politely. Once it came time to check in the quality of communication with her improved. The HVAC failed the day of our check in. She worked well with VRBO to allow a 1 night credit as it could not be fixed until the following day. She found help to get the property cleaned faster so we could check in on time the next day. Overall the stay and property was very good.

Initially there was some hiccups as I arrived and was unable to check in due to property manager not having cleaned the house or checked to see home was rented. Manager handled this with no problem as was very communicative. However, after accessing the house several rooms were locked despite more bedrooms being advertised as available. After questioning about the locked rooms, which I never received a response about, I go back to see that the listing was changed to less rooms available as previously advertised. Seems to be a bit of false advertising which was problematic as 8 adults cannot sleep in the 3 bedrooms where 5 bedrooms was promised. Otherwise, there was a constant loud beeping every 30 seconds throughout the house that made it impossible to sleep, which could never be resolved. House was beautiful, though.

Property was well-equipped and spacious but the experience with the property manager/housecleaner was so hellacious, I can't in good conscience recommend this property. Her rudeness and unprofessionalism made our stay really unpleasant. The problems started from the beginning. I had requested an early check in as I was traveling with elderly parents. On the day, she allowed me to access the property early at 12:00 pm, which I appreciated. However, upon arrival, the code to the door didn't work. When I called her, she very rudely told me I was doing it wrong and try again in 5 minutes. Still didn't work. Turns out she hadn't activated the code. No apology. Then at 9:00 pm that night, an alarm started going off. We tried everything we could to turn it off and eventually sent her a message at 9:45 pm - no response. By 9:00 am the following morning (almost 12 hours later after a sleepless night with an ongoing alarm), I texted her directly. She told me she had been busy the previous night so didn't receive my message until midnight but didn't respond. Nor did she respond the following morning, despite knowing that we were battling with an ongoing alarm. Again, no apology. I asked her how to turn it off - response was "I don't know." She gave me a code and told me to push "random buttons." We eventually managed to turn the alarm off with the code but it continued to go off throughout our stay. I could go on but there is limited space. Property manager is a disaster - avoid
