On-Site Features: Alii Villas is a well-maintained oceanfront complex nestled amidst lush gardens and swaying coastal palms. Spend your days lounging by the pool, firing up the BBQ, or simply soaking in the stunning ocean views.

Exploration Made Easy: From this central location, exploring the island is a breeze. Venture north along Alii Drive to discover the vibrant dining and shopping scene of Kailua-Kona, or head south to Magic Sands Beach Park and Kahalu'u Beach Park for snorkeling adventures. For a day of sun-soaked relaxation, Hapuna Beach State Park's white sands are just a short drive away.

Beautiful Ocean View Exceeded Expectations

Stunning Views Awesome Location

We enjoyed our 40th wedding anniversary at this awesome condo. The views were beautiful, the sunsets were stunning the location was exceptional. We were able to take in some shows, went on some tours and enjoyed the whole Kona Coast. This trip was just what we needed, we did enjoyed every bit of our trip.

Very pleasant stay

The stay was fantastic! There were few small issues and one big issue with reservation but all got resolved to full satisfaction! The communication was quick, prompt and always to the point. The rental was very clean and very well supplied. Would love to come again one day...

Spring Break vaca

While we do look for places with a capacity of 12 family members, the Alli Village was very nice. Everyone had lovely condo facility. the pool was wonderful, and the location was great. We only wish the big island had more convenient and less expensive sandy beaches to enjoy. This place was very nice and staff accommodating for questions asked. Thank you.

We had a wonderful vacation staying at this location. It's perfectly centered to everywhere you wanted to go. It's close to shops, markets, beaches, and restaurants. I wouldn't walk it in the heat though. The condo itself is a bit dated but I love the comfort feeling of the place. My kids loved it and want to come back. The view from back is amazing. The sounds of the ocean and breeze at night is the best. We really enjoyed staying here.

Great location

Great location, nice size condo for what we needed. They could use some upgrades for sure. Carpet is filthy, we had to call the cleaners back due to master bath wasn’t clean and had a clog. You can see through master sliding Japanese doors. Found out the hard way. Great views from balcony. Great location to restaurants and things to do. Concierge service was fantastic!!!

Although the location was nice the unit was dated and worn.

Washer/dryer didn’t work, bathroom closet doors were off the track and lying on the wall, dirt kept falling from the the bathroom fan, carpets were dirty and worn, overall not a great place to stay.

Nice getaway spot

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was more than satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: This unit is a great value given the location and the view. The unit was clean and well stocked. We loved the lanai and ate out there every night. Ceiling fans throughout so we never even used the air conditioning. We were initially missing a chopping board but a call to KCV produced a brand new one post haste.

Exceptional

This was our third stay in this particular complex. In 2016 we came with very good friends on our very first trip anywhere. In 2018 other family and friends came at the same time as us and we all stayed here. And now for 2023! There is a comfort in having some familiarity with your surroundings when travelling out of your own country. This location was our comfort! Why change what works so well? and thank you to the condo owners who allow others to us them!

Good value

We have stayed at Alii Villas before. We rented this unit because of the cost and location. I gave it five star reviews because, for the price, it was well worth it. I didn’t expect the unit to be new, with new beds and furnishings. The place was clean, welcoming and had a nice view. The kitchen was clean, had good dishes and cooking utensils. There was a problem with the WiFi. Kona Concierge was great, had the crew over as soon as possible.. it took some work, but the guys were great! Nice, knowledgeable, and fun to chat with. The pool area and barbecue area are quite nice and well kept. So, to sum up, we felt we got what we paid for, plus, met some very nice people.

We stayed here for 5 weeks. I have mixed feelings about this unit. While we loved the complex and the location, the unit was in great need of upgrading. I would like to commend Kona Coast Vacations however for addressing a couple issues that arose during our stay. They exceeded my expectations both in responsiveness and overall customer service. The unit had a wonderful view, perhaps even better than described. But it was rather dirty. The bedding smelled and I had to spend my first day washing it. The bathrooms had mold and shower scum. The bathroom fixtures were old and in need of replacement. The bathroom floors had dirt caked along the edges and one of the bathrooms had a lot of pealing pant. One of the beds was broken so that the mattress didn't sit properly on the frame causing it to be lower on one side. I rated this as a 4 because of the location, the view, the proximity to town and the wonderful complex filled with wonderful people who made our stay enjoyable, and Kona Coast Vacations for being the best property management I've ever dealt with. But I wouldn't chose to stay in this particular unit again, there are others that in better condition.

Lovely condo in a quiet neighborhood

Our family stayed at Ali’I Villas recently and enjoyed our stay. The condo offers beautiful views of the ocean and the west coast. Located about a mile from the main shopping district, this residence is a perfect starting point for many activities around the Big Island.

Great Place and Good Price

The lanai was nice and a great view. Nice pool. Good location for access to Ali street shops and restaurants. Would definitely stay again.

Great location

Property is right in the water and a great location for being in the Kona area close to downtown. We didn’t have a car for the first 3 days but were able to walk to downtown and beaches all within a mile or so. Place has everything you need to cook and clean.

Good spot, needs updates.

This condo is in a good location, has two separate sleeping areas, and has a nice lanai, but it does need a little bit og TLC. Its nice and clean, and its great that they have some snorkel and beach stuff for your use, but it looses a star because the carpet is old and at least needs a good deep clean and the towels are a bit dingy and need to be replaced. They could also stand to invest in a few other updates like counters etc. If not for these aesthetic issues, it would have been perfect. When something did go wrong (one of the shower knobs came off and we couldnt shut the water off) management had a handyman there within an hour to fix it. Was very happy with that. So with just a few updates I'd give it 5 stars.

I do not recommend this place at all

- only 1 bed room has privacy. The second bedroom is not a bedroom. They have just put the sliding divider door! - this is very old property and very old furniture. The couch is not comfortable for sitting at all as well as all mattresses are so bad that made us wake up every night in the middle of the night with back pain. We were not able to rest well at all. - they only give you 2 portable air conditioning which are not enough to cool down the condo! We were told that if we need another A.C. Then they will put another one. I requested another A.C but no one ever got back to me or helped us. - the sofa with the pull out couch was so old and broken with terrible mattress so sleep in! - the wash basin in one bathroom has open gutter so it smelled awful! - the beach chairs and beach umbrellas were broken so we were not able to use it at all! - I would not come back here even if they offer me free stay!

Ali'i Villas

Ali'i Villas is a great complex, beautiful landscaping, oceanside, and very central. We would stay in this complex again but, definitely in a different unit. The unit we were in, was in dire need of repair, cleaning, and updating. Mold and dirt on the shower track, paint peeling off the walls and bathroom cabinets - in sheets. Furniture and bedding definitely require updating and replacing. The springs on the bed creaked when one sat on the bed and the mattress in bedroom 2 poor. This unit was advertised for 4-6 people but there are only 2 chairs for indoor eating. ?? The location of this unit is great with partial ocean view. However, it was extremely disappointing to find the poor condition it was in for the cost of the rental. This unit requires major attention. Kona Coast staff were great in responding to our complaints of dirty floor mats and dirty tile floors.
