Spacious & Stylish Pool Home With Games Room On West Haven, Disney 11 miles!

This beautiful two-story pool home is situated on a large corner lot in the popular gated community of The Sanctuary at West Haven. It has 4 bedrooms (2 king suites), 3.5 bathrooms, two lounge areas and a large games room.

The west-facing pool deck is very private and is the perfect spot for soaking up the Florida sunshine after a long day at the theme parks. Enjoy relaxing in the private pool (pool heating is an additional fee). It has a screened lanai with a shaded dining area to seat 8, plus 4 sun loungers by the pool. There's also a pool safety fence for those with young children.

Sliding doors lead to the pool deck from the recently restyled living room with sofas, a 55" Smart TV, wooden floor throughout the ground floor and an open floor plan. There is a well-equipped newly remodeled kitchen with oven/hob, fridge freezer, dishwasher, microwave, coffee maker, dishes, utensils etc. There is also a breakfast bar with stools and a nook area with seating for four. Right next door is a stylish second dining area to seat 4.

There is a second lounge area at the front of the home with comfortable seating and a flat screen SMART TV (bring your own game console). This room is perfect for teens or kids and is a great gathering space to play board games or puzzles. The home contains cabinets of games, puzzles, toys and books for all ages.

The home features TWO large primary king bedrooms. The first features a private balcony, perfect for watching the sunset. It has a king bed, flat screen SMART TV and an en suite bathroom with a large tub, shower, twin sinks and 2 walk-in closets.

The second bedroom has a king bed, flat screen SMART TV and en suite bathroom with tub/shower.

There are two stylish twin bedrooms - including a fun superhero themed room! - and both rooms have SMART TVs.

There is a family bathroom with tub/shower. There is also a half bathroom on the first floor.

The upstairs laundry room is equipped with a washer, dryer, iron, and ironing board.

The garage has been converted into a games room complete with a pool table, foosball and seating. There are strollers in the garage that you are free to borrow during your stay. There is parking for two vehicles on the paved driveway (no street parking permitted).

The home has air conditioning throughout, free WiFi, ROKU Live TV (plus log in to your favorite streaming apps) and local calls. There is a travel cot/pack and play and a high chair for families with babies.

IMPORTANT BOOKING TERMS:
1. The max. occupancy of the home is 8 guests plus 1 baby (under 2 years). This limit MUST NOT be exceeded at ANY TIME and is strictly enforced due to the home insurance and fire regulations. Breaking this limit cancels the reservation, all guests must leave immediately, no refund of any remaining nights given.
2. Only Guests included on the reservation are authorized to be in the home. No external visits from friends or family are permitted, even if this is below the maximum occupancy, unless confirmed in advance with us.
3. Strictly no parties, events or gatherings. The Sheriff has powers to evict all guests from the home for breaking this rule, there will be no refund of any remaining nights.
4. The homeowner does not accept young adult/student groups under the average age of 25.
5. No smoking, vaping or cannabis on the property including the pool deck.
6. No EV charging from the home supply.
7. This is a quiet residential community. Please always keep noise at a considerate level, the HOA enforces quiet hours from 10pm - 7am.
8. No street parking permitted, the HOA does tow at the vehicle owner's liability.
9. We do not accept reservations that check-in on December 25th.

CANCELLATION POLICY:
The VRBO cancellation policy applies to all reservations with no exceptions. We strongly recommend that you take out trip insurance. We do not offer refunds for illness, weather, travel issues, bereavement etc, so please take out your own trip coverage.

SUPPLIES PROVIDED:
The home is self-catering. We provide an initial starter pack free of charge to help you on your first night that includes 2 rolls of toilet paper and 1 small soap per bathroom, 1 kitchen paper roll, 3 dishwasher tabs, 1 kitchen sponge, 3 kitchen trash bags and 1 laundry detergent tab. All provisions beyond this are the guest’s responsibility to bring with you/purchase locally. We do not supply additional/unlimited toilet paper, toiletries or cleaning products.

POOL HEAT:
The pool can be heated and is an additional $40 plus tax per day for the minimum of 3 consecutive nights, please book pool heat in advance. If you book after your arrival, the pool takes around 24 hours to get to temperature and there is a $25 call out to come and switch it on for you.

Pool heat is set to 87 degrees (this is not warm to the touch, it is set to keep the chill off the water and raise it from its natural temperature in the 60s). Temperatures cannot be set higher due to sanitary regulations.

We cannot be held responsible for failure of the pool heating equipment or issues caused by weather conditions. During the winter months when temperatures are in the 50s and below, this will affect the ability of the pool heaters to keep the pool to temperature.

Guests will still be charged for the pool heat, as the pool heater will be running, so it is down to the guest to decide if they then wish to cancel their remaining days of pool heat – we must be notified if they wish for us to switch it off. Refunds will be given on any unused days of pool heat. By booking pool heat the guests agree that no compensation will be given due to faulty pool heaters or bad/cold weather.

We suggest guests check the weather forecast for temperatures before their upcoming stay and then cancel pool heat accordingly if they feel it will be too cold.

GRILL HIRE
Due to insurance limitations, the home is not listed as having a grill. If you need a grill, please ask us for the details of a local company where you can book a grill online with them. If you do bring/hire a grill, we ask that it is used at the side of the home on the grass and not on the pool deck as the pool screens are a fire hazard.
