Welcome to your seaside escape on the Balboa Peninsula! This inviting 1,000 sq. ft., one-story beach duplex offers the perfect blend of relaxation and adventure, just a short stroll from the ocean. Designed for easy, laid-back living, the home features a spacious front patio with ample seating for al fresco dining and a barbecue for coastal cookouts.

Inside, the open-plan great room combines comfort and convenience, with a wall-mounted flatscreen TV, cozy seating, and direct patio access to create seamless indoor-outdoor living. The adjoining modern kitchen, complete with all essential appliances and amenities, is perfectly positioned next to a dining table that seats four—ideal for meals, snacks, or game nights.

The two spacious bedrooms provide restful havens: a king bedroom and a twin-over-full bunk room, each with a private bathroom featuring a walk-in shower and vanity. Both bedrooms are stocked with premium linens, ensuring comfort after a day on the sand or exploring Newport Beach.

Air-Conditioning
This home does not have air conditioning. Box fans are provided for your comfort, and if additional cooling is needed, a portable AC unit can be rented from a local vendor for $399.

Parking Details
-There is 1 designated parking spot included with this unit that will fit smaller to mid size SUV's. Public street parking on Balboa Blvd is available on a first-come, first-serve basis and street sweeping/paid parking signs and rules must be followed. Please do not attempt to park in any of the garage spaces or block the alley.
- No Parking in the Alley Parking is a very serious violation in Newport Beach for Vacation Rentals. You will receive a parking Ticket ($87+) a ($1,000) City Fine, and Tower 17 Properties will be forced to Evict.

High Chair & Pack 'n Play
High chair and Pack 'n Play are available by request only. Please request at least 48 hours prior to your stay, subject to availability.

Our home is located in an active beach community. As is common in these areas, noise from construction, municipal services, beachgoers, vehicle and air traffic, adjacent homes, and nearby commercial or residential spaces may occur. Noise outside of our control will not constitute a refund or rental cancellation.

Quiet Hours Notice
Per City of Newport Beach “Good Neighbor Policy” Quiet Hours are Strictly Enforced between the hours of 10:00 PM to 7:00 AM. No patio noise is permitted between these hours. Please see house rules for more city noise requirements.

Pet Policy
This property accepts one (1) pet with a fee of $399 plus tax and applicable fees. All pets must be disclosed at the time of booking. Certain breeds may not be permitted at the discretion of the property manager. Pets must not be left unattended. If a pet becomes a nuisance, including excessive barking, or poses a threat to other residents or guests, you may be required to remove the pet or your reservation may be canceled without refund. All potty accidents must be reported to the property manager immediately. Additional charges may apply to cover any repairs or damages caused by pets.

Balboa Peninsula duplex

Location is good and bad. It’s walking distance to the fun zone and balboa pier however facing balboa blvd it is very loud with car traffic. During summer months you have to keep the windows open so it’s loud inside the unit. The carport parking spot in the back is pretty much for a motorcycle, it’s hard for a sedan to fit. The place was clean but definitely needs some painting updates on the doors etc. The master bedroom bed is comfortable but the box spring is the squeakiest bed I have ever slept on. They stock the place with towels and some toiletries but they do not give you enough trash bags for a week long stay. Overall it was a nice stay but for the price I wouldn’t go back.

Vacation Stay

Overall I would say the location is very nice and close to the pier which was convenient . The house was located on the main roadway which I didn’t like and the parking listed says SUVs can fit and that was not accurate. The only car capable of parking in the spot provided has to be a compact/ small vehicle. The cleanliness wasn’t the greatest either but not horrible. Also wasn’t a huge fan of the check in process and getting charged additional money for my dogs to come. When I booked the place it says pet friendly and then after we pay and are already at the residence we are told we have to pay an additional 500 for each dog. That upset me and the price was ultimately dropped to a lower price, however this should be told prior to booking the place. Overall we didn’t have a horrible experience but I probably wouldn’t stay here again for the price we paid.
