Welcome to Stone's Throw Retreat, a designer-decorated home in the heart of Massanutten, located just across the street from Painter's Pond. Indulge in the brand new hot tub, cedar barrel sauna, fire table area, outdoor TV, and dining for 10. Inside, you'll love the vaulted ceiling with exposed beams, a lovely sunroom, and the decked out game room. With 6 bedrooms, the home sleeps 16 comfortably. Managed by Chris at New School Hosting. The house is literally a "stone's throw" from Painter's Pond, just across the street, and also backs up to a golf course behind the house. We are about a 3 minute drive to the slopes, pool, and dining at Massanutten, and about 7 minutes to the indoor/outdoor Waterpark. The Swift Run Gap entrance to Shenandoah National Park is 20 minutes away with some of the best hiking on the east coast. JMU and everything else in Harrisonburg is 25 minutes away, and there are several breweries, wineries, and restaurants within 20-25 minutes of the house.

Upper level:

- Deck featuring 7 person hot tub, 4 person barrel sauna, outdoor TV, comfortable seating around propane firepit, outdoor dining for 10, and a gas grill (propane provided)
- Living room with ample seating and working gas fireplace
- Dining area with space for 10 at the main table. Additional seating available right next to the table at the bar with 6 more seats
- Fully renovated kitchen with stainless appliances and coffee bar (drip coffee and k-cups provided)
- BR1: Primary bedroom with king bed, deck access, and ensuite bathroom
- BR2: Queen bedroom with deck access and dedicated workspace
- BR3: Queen bedroom
- Hallway full bath

Lower level:

- Additional living room with big screen smart TV, sectional couch, pool table, and arcade games (Big Buck Hunter and Golden Tee Golf)
- BR4: Queen bedroom with ensuite bathroom and deck access
- BR5: Queen bedroom
- BR6: Bunk room with 2 sets of twin-over-full beds, air hockey table, and infinity game table with tons of digital board games
- Shared full bath

Other things to note:

- Stone's Throw Retreat is pet friendly! We allow up to 4 pets with a $100 pet fee (total, not per pet or per night). One of the tables in the living room actually doubles as a dog crate too!
- Massanutten offers hiking, skiing, snowboarding, tubing, swimming, dining, spa, ropes course / zip line, golfing, go carts, mini golf, and much more.
- There is ample parking for up to 8-10 cars
- Wifi is fast with a strong signal throughout the house and deck.
- Four of the six bedrooms, plus both living rooms, feature a smart TV where you can access all the main streaming services.
- We provide a fully stocked coffee bar with multiple coffee drip and Keurig options
- Guests can enjoy community pool access in the summer season for a $6 per person fee.
- Linens and towels provided
- Pack n play, high chair, kid dishes/utensils, and baby monitor provided
- We do require a separate rental agreement, which we will send a link to e-sign after you book. There are no additional fees beyond those listed here.

WELCOME TO MASSANUTTEN!

This home is in a private residential neighborhood and is part of the Massanutten Property Owners Association (MPOA), governed by its rules and regulations. There are rental homes in all MPOA neighborhoods, but people also live here. Your nearby neighbors may be full-time residents, including families with children, retirees, second-home owners and other guests
enjoying their retreat.

NOISE
• Quiet hours: 10:00 PM - 7:00 AM.
• Keep noise indoors during these hours.
• No excessive noise at any time, as judged by MPOA or its assigned agents.

PARKING
• Keep all tires off the road.
• Don't block fire hydrants or park in front of another property without written approval
from your host.
• Park only in designated areas or overflow lot (4007 Peak Dr., Massanutten, VA 22840)
• No buses, campers, or RVs to be parked at homes or on roads. Overflow lot is
available with written approval from your host.

OUTDOOR FIRES
• High wildfire risk area!
• No open fires.
• No unattended fires.
• No firepit use during quiet hours (10:00 PM - 7:00 AM).
• Firepits and grills may be restricted during local emergency
conditions, check MassanuttenVillage(dot)com or electronic sign at
entrance for updates.

ALCOHOL
No open containers on roads or in common areas.

PETS
• Leash always required when outside.
• Clean up after your pets.

TRASH
• Do not place garbage/trash outside, including screened-in porches, decks or
carports. Trash attracts wildlife, which could endanger you and damage the property.
• Dumpsters are located at 4003 Peak Dr., Massanutten, VA 22840

WEATHER
No refunds due to bad weather

Tips for a Happy Hot Tub
- Be sure to unclip the hot tub cover before removing it.
- Please do not put anything besides people in the hot tub (like mulch or toys).
- If the water level doesn’t cover the jets, you can use the hose to add water. Please disconnect the hose when done, especially in cold weather when it could freeze.
- Always put the cover on the hot tub when not in use - this keeps the hot tub warm & filled with water. Using the plastic clips helps keep it from blowing off.
- For safety reasons, please don’t add chemicals to the hot tub yourself. If the water looks murky or has a smell, let us know, and we'll have our hot tub expert come by to treat it.
- Do not drain the hot tub.
- There's no need to turn off the hot tub. It may run the jets on low periodically to circulate water through the filter—that’s totally normal.
- Use plastic drinkware around the hot tub.
