Enjoy a peaceful stay in our recently renovated Rochester Hills colonial situated in quite cul-de-sac with a gated private backyard with new *SPORT COURT* with pickle ball, hockey, pro basketball net. More fun activities include bikes, hammocks, fire pit & frisbee golf. Everything is brand new! Great for families with kids. Bright open kitchen and large living areas with stylish comfortable furniture. Four bedrooms and 2.5 baths.

Close to paint creek trail, downtown Rochester and nearby parks.

*NEW* pickle and basketball sport court added in the backyard and updated sunroom! Outdoor fire pit , chairs and patio with Tregar grill.

Brand new Tesla and Universal vehicle and car electric charger on the outside of the house.

No access is given to the basement or the garage for any reason, if for some reason those doors are left unlocked do not enter and contact us please.

Everything brand new! 3,100 square feet. Smart Philips lights throughout the house creates the perfect ambience for any occasion. Built it Sonos speakers through the inside and outside so you never miss a beat.

Guest access: Main level, upstairs and backyard.

Other things to note:
When we come to MI we use this as our main stay space so it is top of the line and continue to update it for us and others to enjoy when we are not there. The whole house is yours during your stay. We spare to expense when it comes to fun and comfort. You cannot find better accommodations, quality and amenities for this price anywhere in the area for this price! It's truly a steal and you will be blown away by how awesome it is.

There is no hot tub anymore on the property, it was removed 06/2024

Please do not hang or slam dunk on the basketball rim, we have cameras and damage to the court and basketball setup would be incredibly costly to fix.

The kitchen has a disposal on the main level.

Please note for security reasons only we have exterior cameras only and entrance doorbell cameras. We do not snoop or care to watch unless theres a dispute about guest count, unregistered guests, parties, damage or other issues related.

The cameras are located around the entire perimeter of the house & all are ON:
1. 2 on front driveway, and other side of the driveway
2. Side & front doorbell
3. The backyard corner, pickle court, outdoor fire pit & around the perimeter of the outside covering all access points to house.

All guests must be registered first and last names on your VRBO reservations. Evidence of additional guest ( even if not over night ) will be subject to $150 per person fee.

No parties or unregistered guests in the home day or night. Please communicate any requests. Evidence of such will follow our guest fees of $150 per person per day/night.

Please use minimal toilet paper and flush incrementally while going to the bathroom. Please do not flush anything other than toilet paper such as feminine products. If the toilet and plumbing because of the amount of toilet paper used clogs and backs up, a minimum $400 will be assessed.

Pease put the trash outside by the street Monday night Trash must be inside trash bags.

If trash bags are not used and loose trash is thrown in, theres a $75 cleaning charge for the trash cans. Bring trash cans back up the driveway.

No candles to be bought or used in the home or a $250 fee will be charged, its the fastest way to get a dangerous fire.

Fireplace: To use the fire place you must first open the flute , use the gas valve on the left with they key and a lighter to slowly turn gas on and light the fire. When finished make sure to turn gas off (all the way to the right ) and shut the flute. If gas or flute are found on/open a $200 minimum fee.

Place the grill and chair covers back on any furniture used outside, if not we have to pay our cleaning crew an additional $25 per cover and that fee will be applied.

Please bring chairs off the grass if used and brought there for the grass cutting company or $50 will be applied.

No pets. If evidence of a pet a $500 minimum fee will be applied. If droppings found outside that is an additional $100 fee.

Do not change settings on the Nest or thermostat for air conditioning or heat for the schedule. Heat and air should hover around 70-72, the schedule hovers between 72-74. We understand from other guests rooms at night can get more hot/cold. The purpose of this is to not have it running when someone isn't home or overuse on the heat/AC. If you have reasonable use understand you may need to run it at 68 through a hot summer night or 74 on a cold winter day. Please contact if you have any questions or concerns/needs here.

Please park on the driveway - NOT on the grass. If a sprinkler head is found broken it is a $150 fee.

Light switches are magnetic please make sure kids do not remove them or play with them. Press once to turn on, twice for warm light and hold to dim. A $75 fee will be requested for any switch that cannot be found.

When using upstairs kids bathroom please make sure to keep the bath water level under the silver drain valve. We have a lot of issues with water leaking and no on can seem to fix the leak. Sorry for the inconvenience.


Upon departure load and start the dishwasher of all used items and empty refrigerator items. Make sure all sport backyard items are in their proper places in the sunroom / outdoor bins and furniture cushions are stowed away.

Do not wash white towels unless you wash with only whites, use bleach and use the "whites" setting on the washer.

Do not move outdoor grills from their place go origin.

Put all outdoor sporting equipment/bikes etc. back inside sunroom after each use.

Please be careful not to bump stove and turn gas on. This has happened twice upon departure and gas has filled the house. If the cleaners detect a gas leak after your stay you will be charged $250.

For winters, we can help you arrange curated trusted snow plowers for the drive way. We do not cover that fee and it can range from $50-75 per plow. We do not add that fee on to each reservation as it is a need by need basis and again do not cover that fee for guests unless they need it to arrive to the house from a major snowfall. We provide several shovels and often salt but cannot guarantee if a guest doesn't mention its low before the next rental. Please make us aware if any shovels are broke or salt is needed.

More than anything please respect this space as your own. We are a traveling family and still very much still reside here.
