Optimal pool water temperatures above 80° are achieved June through September.

Hot Tub heating is included with all stays.

Pool heating is available for an additional fee ranging between $65 to $200 per night depending on the month and length of stay; please inquire for more details.

When the pool is heated, the water temperature is maintained between 80° to 85°, which is a comfortable swimming temperature similar to the water temperature in summer months. It is not a hot tub temperature. With no heat, the water temperature ranges between 50° and 70° during winter and spring months. Heating is always recommended if you plan to swim October thru May.

Guests will have full access to all areas of the house and walled in area of the estate.

Guests will not have access to the primary suite fireplace or the outdoor fireplace. During the summer months, the family room fireplace may not be available for use.

RENTAL POLICIES

- The person booking must be staying at the property throughout the reservation period. If you are booking for someone else or you are a travel agent, please contact the host.

- Guests requesting to book must have a minimum of 3 positive reviews from other hosts and an overall rating of 4.75+.

- The maximum occupancy of the house is 14 guests and may not exceed this limit at any time.

- No Parties & No Events: the home is bookable for vacations only and only for the guests counted on the reservation.

- Guests may bring up to 4 vehicles on the property. Motorcycles are no longer allowed on the property. Trailers, RVs, etc are also not permitted without express consent from the host.

- Smoking is not permitted indoors or outside near doors and windows. Indoor smoking violations will result in a minimum $1,000 charge for smoke odor remediation. Smoking outdoors is allowed within reasonable limits. Guests acknowledge that complaints from neighbors regarding the persistent smell of tobacco and/or marijuana may result in outdoor smoking privileges being revoked. When smoking outdoors, all debris must be disposed of in trash bags before dumping in trash bins. Any debris left on the property will result in a $100 cleanup fee.

- Pets are not permitted on the property. This policy does not include service animals. Please note that there are potential dangers around the property that may place animals at risk, including coyotes, javelinas, snakes and scorpions.

- Guests may not dunk or hang on basketball hoops as the poles cannot sustain extra weight. Guests are also not permitted to alter the height of the hoop. Damage to basketball backboards, hoops, or poles will result in damage fees.

- Guests are not permitted to operate any of the pool's equipment except for what is available in the pool's app, which controls hot tub operations. This includes removing the vacuum from the pool or changing valve settings without consent from host. A minimum $1,000 charge will be incurred for violating this policy and damaging pool equipment or proper functioning.

- No Lifeguard On Duty: Guests acknowledge that there is no pool barrier to prevent children or adults from entering or falling into the pool. There is no lifeguard on duty and pool / spa is to be used at your own risk. All children under the age of 18 must be supervised by an adult 21 years of age or older. Children should be equipped with floatation devices to prevent drowning.

- Guests are not allowed to dive into the pool and must adhere to all rules posted outside the pool.

- Pool, Hot Tub, and Steam Room are to be used responsibly and at your own risk.

- Guests acknowledge that there are security cameras around the exterior perimeter of the property.

-During your stay, the property may be visited by maintenance staff (landscaper, pool cleaner, etc.) who visit the property on a scheduled basis to perform their respective duties. These technicians will never enter the interior of the house. If interior maintenance is required, you will be notified by the property manager first.

- The property is surrounded by open desert. Guests must respect, be cautious of, and remain at distance of any wildlife that enters the exterior grounds. This may include, but is not limited to coyotes, javelinas, snakes, lizards, scorpions, spiders, birds, and rabbits. While it is uncommon to see most of these during the day or when a human is sensed, please note that rattlesnakes, gila monster lizards, scorpions, black widow spiders, and brown recluse spiders are all venomous and may cause injury or death. Coyotes and javelinas pose risks to both humans and pets. Maintain distance and contact your host immediately if coyotes, javelinas, snakes, gila monsters, or scorpions are seen on the property.

NOTICE: Using this property for following purposes is prohibited:

1. Any nonresidential use
2. Parties or Special Events
3. Operation of any type of business
4. Operating any type of group home
5. Performing any acts against federal, state, or local laws
6. Adult-oriented businesses, including (but not limited to) performing, photography, and filming of any kind
