Come enjoy resort living within one of the newest areas of The Villages. Our new fully furnished Arlington courtyard villa is located a few blocks from the Dabney Recreation Center. Dabney has an adult pool, Pickleball, Tennis, Bocce, Corn Toss, and Shuffleboard. Franklin Recreation Center is also nearby offering a family pool and indoor games along with a putting course and pitch and putt course. Sawgrass Grove is a short golf cart ride away, and has nightly entertainment, restaurants, and an indoor market. Southern Oaks championship golf course is also located at Sawgrass.

HOME FEATURES:
Open concept 3 bedroom 2 bathroom home in the village of Dabney. The Living Room has a 75” TV, couch with 2 recliners and 2 additional swivel rockers. The Kitchen features stainless steel appliances, a gas range with built-in griddle top, and is fully stocked. There is also a Weber gas grill available. The Master bedroom has a king sized bed with night stands, a dresser, and a TV. The 2nd bedroom has a queen sized bed with a night stand and a dresser and the 3rd bedroom has a queen sized cabinet bed. There is also a screened Lanai with patio furniture. A laundry room with washer and dryer is also available. 2 bicycles are also included.

GOLF CART:
A Yamaha 4 seat golf cart is available for your use with a signed waver. Only adult renters will be allowed to drive the golf cart.

SUPPLIES PROVIDED:
All linens and bath towels are provided along with basic starter supplies of toilet paper, trash bags, hand and dish soap, and dishwasher detergent. Garbage service is on Monday and Thursday.

No smoking or vaping and no pets are allowed on the premises.

PAYMENT:
50% of total rent plus a $500 damage deposit and $150 non-refundable cleaning fee is due within 7 days of booking. The remaining balance is due 30 days prior to check in. The security deposit less any damages will be refunded within 14 days of departure after a property inspection has been completed.

CANCELLATION POLICY:
Full refund before 90 days of date of arrival
50% refund before 45 days of date of arrival
No refund within 30 days of date of arrival
Note: If you must cancel within 90 days of arrival and the Landlord is successful in leasing to another tenant you will receive a full refund less $250 non-refundable administrative fee.

The Villages is an active Senior Community for residents 55yrs+.
Young visitors are allowed for limited time periods.
Family activities are provided.
