Welcome to My Villa 133, a stunning 3-story vacation rental in the heart of St. Augustine, Florida. Perfectly located near the San Sebastián River and a short drive or brisk walk to historic downtown and Lincolnville, this beautifully designed home is ideal for large groups, bridal parties, long-term stays, or anyone visiting for local events, beach getaways, or family celebrations.

Built in 2008, the home offers the charm of St. Augustine with modern comfort and craftsmanship—featuring vaulted ceilings with exposed beams, rich travertine and marble floors, American Clay walls, bright and open living spaces, and multiple indoor and outdoor areas to gather, relax, and entertain.

With 4 spacious bedrooms and 3.5 bathrooms, the home comfortably sleeps up to 8 guests. Three bedrooms are located on the first floor, including the main suite with a walk-in closet, private vanity area, walk-in shower, and jacuzzi tub. A shared full bath with a stand-up shower connects two additional bedrooms. Also on this level: a convenient laundry area and a fully equipped kitchenette—perfect for early morning coffee or late-night snacks.

The second floor is the heart of the home, designed for entertaining. Here you'll find a fully stocked kitchen with a large island, open-concept dining area, and cozy living room that opens to two balconies—one overlooking the private courtyard and the other ideal for catching a breeze. A charming bar sits between the kitchen and living area, ready for happy hour or special toasts. This level also features a convenient half bathroom.

On the third floor, you'll find a private bedroom suite with its own half bath and a peaceful balcony overlooking the nearby boatyard and sparkling San Sebastián River—an ideal spot for morning coffee or evening sunsets.

The villa does have long stairwells and high balconies, so any children must be supervised at all times.

Outdoor Living at Its Best

Step outside to your private, walled garden courtyard with Florida palms and colorful seasonal blooms. Paved walkways lead through the space, which includes a built-in BBQ grill, fire pit, and cozy seating area ideal for enjoying warm Florida evenings. The first-floor porch includes comfortable seating and a handicap-accessible ramp, making it easy for all guests to enjoy.

Getting around St. Augustine is easy!
Many top attractions, shops, and restaurants are just a short walk or drive away. St. George Street, known for its historic charm, unique boutiques, and local eateries, is less than a mile from the home. You’ll also be close to the San Sebastián Winery, Ice Plant Bar, Lincolnville’s local coffee shops and soul food spots, and iconic landmarks like the Castillo de San Marcos, Lightner Museum, and Flagler College. Whether you’re exploring historic sites, shopping for local goods, or dining at some of the city’s best restaurants, you’re right in the heart of it all.

You can also hop on the Old Town Trolley for a guided tour with easy access to major sites. Rideshare services like Uber and Lyft are readily available as well.

The home includes 4 private parking spaces located directly in front of the property for your convenience. Additional parking on side street.

Guest Policy for My Villa 133

To ensure a comfortable and enjoyable stay for all guests, we kindly ask that you review and follow our guest policies:

Occupancy:
Maximum occupancy is 8 guests. Only registered guests are permitted on the property unless prior approval is given.

Check-In / Check-Out:
• Check-in: 12:00 PM
• Check-out: 3:00 PM
Early check-in or late check-out may be available upon request and approval—please reach out in advance to confirm availability.

Parties & Events:

We welcome group stays and small gatherings. If you're planning a party, event, or having additional visitors, prior approval is required. Unapproved events or guests are not permitted to maintain the comfort of our neighborhood and the integrity of the home.

Noise:

Quiet hours are from 10:00 PM to 8:00 AM. This is a peaceful residential area, and we ask all guests to be considerate.

Pets:

We love animals, but pets are not permitted at this time. Thank you for understanding.

Smoking:

Smoking is not allowed inside the home nor anywhere on the property. This includes vaping.

Accessibility:

The home includes a handicap-accessible ramp and first-floor bedroom accommodations for added convenience.

Damage & Cleanliness:

Please treat the home with care. Guests will be responsible for any damages, missing items, or excessive cleaning needed after departure.

Safety:

For your security, please lock the first floor front and rear doors when leaving the property. The home is equipped with smoke detectors, a fire extinguisher, and other basic safety features.

As stated above, children must be supervised by an adult at all times. The home has long stairways, hard floors, and high balconies. Guests must provide the ages of any children in advance.
